I absolutely love living in my duplex managed by Walter's and Company! Having been here for almost a year and a half, I can confidently say that my experience has been 5-Stars. From a smooth and efficient initial lease signing process to a fair and straightforward renewal, everything has been handled professionally. Maintenance was over today for regular service on the heater and they have to be the best maintenance team out of any place I've rented from. They are not only respectful and thoughtful, but also incredibly attentive to details. They are knowledgeable about the property and are usually very quick. The communication from everyone at Walter's and Company is prompt and clear. I truly appreciate them for making my home feel like home!

If I could give zero stars, I would. When we moved into our house, we were assured by Walters and Company that it had been professionally cleaned by the previous tenants, as required by the lease. However, upon arrival, the house was in complete disarray, with tampon wrappers in the bathroom, a broken toilet lid, a malfunctioning dishwasher, and more. Despite our complaints, Walters and Company refused to address the issue, forcing us to hire our own cleaners at additional expense and delaying our move-in. See photos for the condition of the house at our move in.

To make matters worse, when we moved out, they deducted $700 from our security deposit for charges such as changing lightbulbs and unclogging the tub—costs that seemed excessive and unjustified. In all my previous experiences renting in various states, I have always received my full security deposit back. The financial stress and inconvenience of dealing with Walters and Company have been overwhelming. If you can avoid renting from them, we strongly recommend doing so. It's simply not worth the hassle.

When I lived at their property at 1329 N Grant St it was the most awful experience of my entire life. There was bed bugs, meth heads, mold and human feces outside of the building. My dog Louie would wheeze and cough because of all the toxins he was breathing in. It made me feel sick too. I did what any rational person would do. I left. I no longer feel sickly now that I’m in my new place. Walter’s & Company came after me for breaking my lease. I refuse to pay. They’ve since sold the debt to a collection agency and they filed a lawsuit against me. All for leaving an extremely unsafe apartment where I feared for my dogs life and mine. The least I can do is give a very honest review of this terrible company. Why isn’t 0 stars available? They don’t even deserve 1 star.

I've been a tenant for 14 months and had no issues with this management company.
The maintenance team has been especially attentive, cleaning AC and air vents. Service requests have been handled quickly. They replaced my entire window when I complained about a whistling sound from a narrow gap.

My regular service tech, Michael, is knowledgeable, efficient, and very respectful in his communication. I feel encouraged to submit a request whenever needed and have been very happy with the results/service.

In my 11 years of renting, I have never come across such a horrible property management team. They will rip you off as a tenant in every which way possible.
If you are a tenant looking to rent, please do not go through Walters and Company. I don’t care how nice the property is, please avoid at all costs. I ignored the reviews tenants left and I regret it deeply! Save yourself the headaches, money, and time by avoiding this company!!!!
Where do I begin, these are the main things I decided was worth sharing, but trust me there is plenty more!!!!
They make you pay for all the maintenances(even wear and tear that shouldn’t be covered at the expense of the tenant)! Be sure to read the lease agreement thoroughly! Once I requested for two light bulbs inside the house to be replaced since they were already burnt out before I moved in, and they sent me the bill of $278!!!! That included a check on the upstairs sink that was draining slowly. The maintenance guy literally checked it for 2 seconds and said everything looks fine! Then later in his notes he put that he unclogged it and it’s draining fine. It was still draining slowly after he left! What a scam and lazy work!
I decided to take matters into my own hands and it turns out it was because the drain plunger was old and would get stuck. I had to pull the drain plunger out and not use that sink anymore to avoid the drain plunger from falling back and getting stuck again. They are very unethical, they will rip you off in anyway they can. The previous tenant came to the property to warn us about this company and boy was he right!! It’s no wonder why Walters and Company has one star reviews from tenants and five stars from landlords/property owners.

I directly followed their “move out” list and completed EVERYTHING on the list. That didn’t stop them from charging over $600 for a carpet cleaning, which I paid $400 for a professional carpet cleaning prior to moving out. I provided photos and video of the place before turning in the keys to prove that the place was left in excellent condition. I left the place in better shape then when I first moved in!!!! I also paid for a professional cleaning($350) which is also required before vacating. That didn’t stop them from recharging for the same services and it was even more because they go through their own company to complete the services, which I highly doubt they completed. The previous tenant told me that they charged him for a ton of things, and when he inspected the property while chatting with me(warning me), turns out, they actually never completed what they charged him for.
They stated there was a stain in the living room and that is why they charged me over $600. Thankfully I took photos and recorded video of the property before vacating, proof that the place was left spotless. NO STAINS! They must of used old photos from the previous tenants and made it out to look like it was recent photos. I sent the manager photos and videos showing proof that all the lights were working, the carpet cleaning receipt, the professional $350 deep cleaning, completed everything on the list, and yet they still charged a total of $1350 for 2 patio light bulbs that were apparently burnt out, even though I showed photos of them on and working, the charge for the carpet cleaning, furnace filter replacement, removal of two nails from the wall(which were the same nails that were there since before I moved in and I clearly wrote it on their move in checklist). You can literally show them upfront solid proof, yet they will disregard everything you provide and still over charge!
The manager is a young( early 20’s), rude, snooty girl who has no professional skills! It’s almost impossible to get ahold of her. I won’t mention her name, but I’m sure she’ll be reading this and knowing exactly what I’m talking about. They will try to lie and cover up after their unethical behavior. They will hire any bimbo off the street! Stay away!!! If you decide to rent with them, you’ll see for yourself and best of luck!

Savannah helped set us up very quick with our new condominium and made the whole process easy! The unit was freshly renovated and move-in ready. Candace was also very helpful when I picked up keys and allowed for a pleasant transaction.
