In my 11 years of renting, I have never come across such a horrible property management team. They will rip you off as a tenant in every which way possible.
If you are a tenant looking to rent, please do not go through Walters and Company. I don’t care how nice the property is, please avoid at all costs. I ignored the reviews tenants left and I regret it deeply! Save yourself the headaches, money, and time by avoiding this company!!!!
Where do I begin, these are the main things I decided was worth sharing, but trust me there is plenty more!!!!
They make you pay for all the maintenances(even wear and tear that shouldn’t be covered at the expense of the tenant)! Be sure to read the lease agreement thoroughly! Once I requested for two light bulbs inside the house to be replaced since they were already burnt out before I moved in, and they sent me the bill of $278!!!! That included a check on the upstairs sink that was draining slowly. The maintenance guy literally checked it for 2 seconds and said everything looks fine! Then later in his notes he put that he unclogged it and it’s draining fine. It was still draining slowly after he left! What a scam and lazy work!
I decided to take matters into my own hands and it turns out it was because the drain plunger was old and would get stuck. I had to pull the drain plunger out and not use that sink anymore to avoid the drain plunger from falling back and getting stuck again. They are very unethical, they will rip you off in anyway they can. The previous tenant came to the property to warn us about this company and boy was he right!! It’s no wonder why Walters and Company has one star reviews from tenants and five stars from landlords/property owners.
I directly followed their “move out” list and completed EVERYTHING on the list. That didn’t stop them from charging over $600 for a carpet cleaning, which I paid $400 for a professional carpet cleaning prior to moving out. I provided photos and video of the place before turning in the keys to prove that the place was left in excellent condition. I left the place in better shape then when I first moved in!!!! I also paid for a professional cleaning($350) which is also required before vacating. That didn’t stop them from recharging for the same services and it was even more because they go through their own company to complete the services, which I highly doubt they completed. The previous tenant told me that they charged him for a ton of things, and when he inspected the property while chatting with me(warning me), turns out, they actually never completed what they charged him for.
They stated there was a stain in the living room and that is why they charged me over $600. Thankfully I took photos and recorded video of the property before vacating, proof that the place was left spotless. NO STAINS! They must of used old photos from the previous tenants and made it out to look like it was recent photos. I sent the manager photos and videos showing proof that all the lights were working, the carpet cleaning receipt, the professional $350 deep cleaning, completed everything on the list, and yet they still charged a total of $1350 for 2 patio light bulbs that were apparently burnt out, even though I showed photos of them on and working, the charge for the carpet cleaning, furnace filter replacement, removal of two nails from the wall(which were the same nails that were there since before I moved in and I clearly wrote it on their move in checklist). You can literally show them upfront solid proof, yet they will disregard everything you provide and still over charge!
The manager is a young( early 20’s), rude, snooty girl who has no professional skills! It’s almost impossible to get ahold of her. I won’t mention her name, but I’m sure she’ll be reading this and knowing exactly what I’m talking about. They will try to lie and cover up after their unethical behavior. They will hire any bimbo off the street! Stay away!!! If you decide to rent with them, you’ll see for yourself and best of luck!
