I have had minor issues with my apartment but they have come right away to fix my issues and they have been very nice to me. I keep to myself and i pay my rent on time. My apartment is very small, but in good condition. I can't afford much else so i take care of what i have. I made a few cosmetic changes to the countertop because the last tenant must have been a smoker and burned the counter; nothing a little renter-friendly peel and stick can't fix. I could use updated appliances but they work for the most part.
My only issues is the upkeep of the appearance of the property. The building could use some fresh paint and the porch needes fixed and the building sprayed down. They need a super in the building to mop and vacuum.This is a beautiful historic neighborhood the building should look better. Sone of my neighbors are very loud during the day but they keep to themselves and it's quiet at night. This is not the best apartment i have lived in but its liveable and i don't have bedbuds or rodents. Thank God I don't have any nightmare property stories.

I payed 25$ for application . I was approved for the place. Then the “unit was put on hold and disappeared”. Refuses refund stay away , don’t donate. Claims we couldn’t coordinate a showing but they didn’t want to go to the property . Scheduled on a Monday but didn’t reach back out to me until Monday night . All pictures provided. Seems like a scam

I have been renting from valley properties for 2 years, the whole team have been amazing. When I need anything fixed they are here to do so, there worker's are Polite and they clean up after themselves.

We were very hard up for an Apt after being pleasantly pushed out of my in-laws. They, with help, got us in within a couple weeks. However, we've paid rent 5 weeks in a row and are still getting kicked out on our booties.

Horrible management company took me to court every two weeks when given money they never added it to my account made up bogus charges they turn around and went behind a stay order issued by the judge after I complained about my heat not working in 5 degree weather for days then when one of their employees show up the day I was leaving tried to by my 2500 couch for 50.00 then yes there is more then it was agreed that my belongings can stay in apartment while I get a truck but trying to get someone to reach me at the apartment was impossible then they took my belongings never disposed of them this is the most crooked company ever they have mice issues and they don't care about anything but money I would definitely not recommend them the reputation they have is definitely earned

My experience with Valley properties has been fair. I don't have roaches or anything else like these other reviews say. My building is nice and taken care of. Whenever I did need something from them they were quick to respond and handle the matter. Gabrielle the manager has always handled everything like a pro. That being said, still a fan of Mao but Valleys been alright to me.

DO NOT RENT FROM THEM!!! I paid my rent in time and My place was condemned by the city for rodents and my bedroom floor was caving in! They ended up stealing my furniture and changing the locks. They took my security deposit and locked me out of the online system. Good luck suing them because all of the lawyers here are friends with the management so it’s considered a conflict. Again DO NOT RENT FROM THEM THEY ARE THIEVES!! Stay away

Bunch of slum lords. I rented a downstairs apartment from them in a quiet town and they let some crackhead trash from Baltimore move in above me (don't believe me, look up the guy who just got arrested for robbing the Laundromat in Mercersburg who was high on meth). I understand there will always be noise from upstairs neighbors but not from midnight all through the early hours of the morning. My kids were afraid to come stay with me because at 3 am you'd think someone upstairs was about to fall through the floor. Then another day I'm outside sitting on my back porch and they dumped their nasty mop bucket on me. The backyard was tore up from people who previously resided there but the neighbors always harassed me and said it was my fault. In the end I was the one who had to move out because VP didn't care about my issues. Somehow they always ended up siding with the trash upstairs when all I did was come home from work and try to mind my own business and get a normal night of sleep. Also I was supposed to have trash included in my rent and there were 2 trash cans per unit, however the neighbors also took it upon themselves to stuff both to the top and I could never get rid of my trash. Don't even know why I was paying for something that was "included" if it wasn't included. I would recommend a big fat NO of deciding to rent from these people. If you're desperate, go for it, but they will take advantage of you. -10 stars. Absolute horse $h1+ this place is.
