Stumbled upon Valentine as I happened to be interested in a home they are representing. Emily has gone above and beyond being helpful with answering all my questions/requests. She is extremely patient and accommodating. Nothing but good experiences setting up the lease, so I am optimistic the rest will follow suit.

As a tenant, using a Property Management company can go a little of both ways. Even with a few blips along 3 years, Kim, Karen and the staff made the experience pretty good. The house was very nice and the area was pretty nice. We made friends with many neighbors and had some nice holidays. Happy New Years to staff.

I can't say enough great things about this company. They have been fantastic to work with. From viewing the property to the application process, approval, leasing and move in, everything was so well organized and easy. The staff is wonderful and so sweet and Emily is the absolute best. Always answers your calls and texts and has the answer and if not, she'll get it for you. The property is great and the maintenance has been minor but the maintenance team has also been wonderful. We've been here two months and so far are very happy. Highly recommend VPM! Thank you all for helping us find a new home. ❤️?

Random Audit

Was reading through website and apparently ValentinePropertyManagement believes it is legal to ask potential tenants if they have ever been arrested. Isn't that illegal?

From their website:

"Basically what this means is this:
....
It now falls upon the landlord to determine if an applicant would pose a demonstrable risk to resident safety and/or property. Relying solely on a tenant background check is no longer an option. A landlord should now consider how long ago the crime occurred, the situation surrounding the arrest or conviction, whether the crime will in some way inhibit the person’s ability to be a good tenant and whether the person has received a form of treatment or some sort of rehabilitation. What you can ask for though, is evidence of treatment in the form of a certificate or history from a previous landlord or letters of support from friends or coworkers."

We've used Valentine Property Management for 6 years so far on an out of state property of ours. Truly appreciate them and they're a great property Management team! I deal mostly with Karen Whall but the entire team is great!
I like that things go smoothly, rarely hear from them but when I do there's a plan and they handle it for us!

Don’t rent from a property managed by Valentine. We got charged for carpet cleaning which already got professionally cleaned with a receipt sent to the company. At the very least if you plan on renting from them, DO NOT go out on your own and professionally clean the carpets when you move out. Based off of another review here it seems to be a trend that they’ll just charge you for it regardless of whether you do it or not.

Reply: They did a perfectly adequate job. There were no stains prior to the carpet cleaning so that’s just false. I saw them clean it. It’s just a money grab they can make because what are you going to do about it? They have your money. I’d also like to see Todd post a receipt of the carpet cleaner they hired if the one I hired did such an inadequate job.

After having worked with Valentine Management for going on 3 years, I couldn't be more satisfied as a tenant. It has been a very easy and painless relationship on our part.

We have had issues with "maintenance". Both times we put in requests were after hours or on a weekend, and we received calls back almost immediately, once by one of the owners personally. The maintenance issues in question were simply minor fixes and were replaced with brand new items within hours.

Rent did go up between the last tenant and us, however, comparable to our neighborhood, we have one of the lowest payments per square foot that we know of. We are fully aware that the market heavily dictates prices, and with demand at an extreme high, Valentine has chosen to remain competitive with rates and have not raised our rent.

We have had 3 silly HOA violations, leaving a grill out, etc. and have not once had any threatening or chastising rebuke from Valentine, but simply an FYI reminder.

My only feedback would be that I wish we had the ability to spruce up the place a little bit, maybe Valentine will sell to us some day!
