THEY WILL CLAIM IT WAS PERFECT BEFORE YOU MOVED IN!
IF THEY GOT YOU FOR YOUR DEPOSIT, TAKE THEM TO SMALL CLAIMS COURT AND SUE FOR DOUBLE YOUR DEPOSIT.
TELL SOMEONE!!! THEY NEED TO BE HELD ACCOUNTABLE BY MORE THAN ONE PERSON.

Recently moved out of one of their mobile home parks called Hazelhurst. We were there for almost 3 years.
37 days ago on February 6th, I gave our keys back to our manager Lori Griffin. She said that from the date I gave her the keys, she had 30 days to process my move-out and deposit return. It’s been 37 days.
Since the 28th, she has completely failed to maintain any communication with me about the status of our deposit return. (13 days!)
She was our manager for that property and has now even blocked my number because apparently I was trying to contact her too much. Since she blocked me, clearly she has seen all my messages, calls, and voicemails and is avoiding responding to me. She does this with other tenants of that park too, especially if they say anything about seeking legal advice about her actions.
We left the house cleaner and in BETTER condition than we found it, I have photos and videos to prove it. Besides NORMAL wear and tear, the place looks and smells better than we found it.
Our manager when we moved in was not Lori, but the manager at the time didn’t let us even walk through the property to see it before she pressured us to pay the deposit first. We literally had to put down a deposit to even be allowed to walk in the first time and see the damages from the previous tenant. The ONLY reason we agreed to this is because our previous lease was up and we were running out of time. But the place on Hamilton Ave was disgusting.
(For example, when we got our keys in 2022 and walked in for the first time, there was dry poop crusted in both of the toilet bowls, and with no water in the toilet lines, stinky methane was pumping through the trailer for god knows how long before we got the keys.
There were also dozens of animal pee stains throughout the carpet that we shampooed out ourselves.
All kitchen appliances were caked in grease because the fan over the stove never worked to draw anything out of the house, it was too caked in grease itself to pull any air out.
There was trash ALL over the yard and multiple garbage receptacles left in the garden, still full of trash from past tenant. I have saved maintenance requests to reflect this.)
When we moved out, the place looked and smelled great. I took many videos and photos before I walked out that final time, in case someone tried to claim otherwise. I will include a couple photos.
All this being said, I’ve tried to contact Lori and Sundance multiple times about my deposit return, with no response from Lori in the last two weeks. No response from the company itself yet either.
Maybe a google review will finally get someone’s attention.
I would not recommend living in this place to anyone; the park is literally full of trash, the neighborhood is beyond dangerous with theft and break-ins everywhere, and the manager is VERY UNPROFESSIONAL AND RUDE, and apparently doesn’t like to give $1000 deposits back.

Unfortunately i am going to have to follow up for legal advice due to this company. I lived in one of their properties for 3 years left with no issues. 8 months later they are trying to charge us with "labor for turn" $509.11 and "maintenance labor for clean out" 200.00. In the state of ohio the deposit covers labor for maintenance IF there is anything wrong with the property. After providing a $2,000 deposit before move in which i knew i would not receive back because they never do for whatever reasons they make up. However to take $2,000 and then proceed to try and charge me more money is absurd and will be further lookes into. Always remember people to cover your own butts , take pictures before and after move ins and outs also if able to have a lawyer look into your lease before move in. Have a good day.

This is going to be a very fair review. This is for Harbor Ridge in the Maineville, OH location. Pictures/videos are us moving out because moving in it definitely didn't look like this.
PROS: Location is great. You have the lake to run/walk, public pool which actually goes to 8 feet which was awesome, close to the highway, safe area, close to shopping and restaurants. I was in the 2 bed 2 bath apartment and the only connection to the neighbors were the garages for us. We didn't live in the townhome's where you had someone next to you. Good size apartment. Overall great neighbors.
CONS: Management isn't the best. Friendly? Yes. Can they do their job? Ehh 50/50. I didn't have issues with them not responding like some say. It was delayed but still a response. The floors in that place are so unlevel it is unreal. We had new carpets put in before we moved in but the floor was slanted to much in certain areas, especially the kitchen. The amount of centipedes, good god! Finally after treating the outside and inside of the home every 2 weeks, we were able to kill them off. So freaking gross though! Blinds break so easily because they are cheap. We tried our best not to touch them at all. Insulation is terrible in there. The sliding door to the patio closed 98% so when it snowed pretty bad last year, yes there was snow in our home. It didn't matter how high we had heat, you couldn't get it above 67 degrees when it was extreme weathers outside. Summer, if its SUPER hot, you cannot get the AC down below 73/74 degrees in the afternoons. That's with a new furnace too. We had 1 neighbor that made life a living hell with blasting music all through the night. At one point, rattling our windows (just to give a reference for the sub woofers they were using). I know management cannot do anything about that, though, once I reached out to them something was done. HOA is trash. Also hard to get maintenance done. Took at least 2-4 days for problem to be fixed, which was surprising with garbage disposal broken and leaking pretty bad. Put a bowl under there and had to dump in the toilet for a couple days. There was so much calcium build up on the faucets, we changed every single one and shower head because it made me sick to touch (you're welcome to whoever got our place). Took us 2 months to move in because they kept saying it was ready and then changed the dates until we flipped out at one point. We cleaned the s*** out of that apartment, if only it looked like that when we moved in.
All in all, nothing is cheap anymore. You get what you pay for. Started at $975 a month, after a year $1,150 a month and then 9 months later $1,350 for a couple months until we finally were able to move out due to trying to find a home. We did do month to month for a year so that's why they changed our price again after 9 months.
Would I recommend? If you have no choice, yes. If you have options, look elsewhere. I know prices are what people pay attention to right now due to inflation. Hope this helped.

I have lived in Riverbluffs Mobile Home Park in South Lebanon, Ohio for 10 years. Lot rent has increase like 100% in that time and the parks is not investing anything into it. The roads are horrible, the lighting sucks, and cops are here regularly. Now we are being forced into internet!!!
You don’t get responses from the park manager and they are very rarely in the office. Seen the power company marking up the yards and roads as if work is going to be done, which I would assume means power outages and no heads up!!! Oh, by the way, this is the 3rd manager in 10 years.
If you are looking for peace and a decent community this is not it!!! Parking sucks as well unless you have a corner lot.

I never had an issue until property manager switch Julie Cunningham is very unprofessional. Apartments have fees, Brooke Swanson was great easier to work with! Maintenance is good ! ResMan is the worst and over price fees with con-service for water trash and sewer based on the use of what everyone uses! Beware

I was in a pinch looking for rent when I contacted the Mallard Glen location and spoke with April G where I was informed there would be a unit ready for move in for "early October" (This was in September) and I excitedly paid for the application fee, however there was a typo in the email for my roommate. When I tried to call to correct the typo, no answer. When I emailed, no answer. They had completely ghosted me, leaving me terrified of becoming homeless as I was unsure of leasing with my current landlords. I had to dispute the charges and had a back and forth with my bank about it. I've tried on at least 5 different occasions to reach someone and never heard back.

I have been owed a refund for a security deposit for over 30 days. It was stated on the refund invoice that all refunds would be issued in 30 days. I reached out to local management with not response. Once local management replied she stated she was unable to assist/it was not her problem and would not provide corporate contact information.

I lived in one of the complexes in West Carrollton, OH for 5 years. I had some complaints while living there but overall it was an ok experience. There have been a lot of changes in managers over the years. And the biggest reason I am giving a 1 star is because the move out process is horrific and I think everyone needs to know about it.
1. It’s been an awful lengthy process trying to get our deposit back (when they have told me I would get it). I have been moved out for 4 months now and they are still not providing me with answers. Over 7 times I’ve had to contact the manager where I either never get a reply or have to send multiple messages in order to get one, where an answer still is not provided as to why I have not received my deposit back. They originally gave an excuse for months that “we are waiting to hear back from our new water and trash company”. So they refused to give me a refund until they had the information on charges for the whole complex about their trash and water bill. They claimed they would let me know when it was all finalized and they could complete our move out. Well, they never did. I had to send multiple messages again and their response was that they completed our move out and that I should expect our deposit refund directly into our bank account or mailed to our new forwarding address. That has never occurred, and no deposit has been received and it has been nearly a month since they told me that. When contacting the manager again she said our account is closed and we would have to contact the corporate office about this. I have now attempted to contact the corporate office twice with no return call. All-in-all, don’t expect a deposit back from the West Carrollton location even when you’ve been told you will get it…
2. The lease you sign each year, read closely what it talks about when it comes to moving out. We let them know about 42 days in advance when we would be moving (and we only knew that far in advance because we were buying property from someone we knew), but the manager told us since we didn’t inform them 60 days in advance, that we would have to pay rent all the way through our lease being done the following month even though we would no longer be living there. Read the fine print y’all, because this is how they can get you. Now that is on us, since it is there policy… but I think it’s a ridiculous one because some people do not know when exactly they will be able to move, and it’s usually not going to be 60 days in advance. Some people only know within a month! So I think they need to change that to 30 day notice.
