Our experience with this management company involved unclear lease terms, poor communication, and constant shifting of responsibility. I could write pages, but here are just a few key examples:

1. Serious Privacy Violation

They once sent an email to all tenants without using BCC, exposing names, addresses, and email addresses. A tenant replied to complain (CC’ing everyone), but the company never responded or apologized.

2. Misleading Lease Renewal and Early Termination

Our first year went smoothly. But when it came time to renew, they only offered a 1-year lease — no Month-to-Month option, which should have been offered under California law.
(I’ll be submitting a complaint to the DRE. To RWC: Any form of retaliation will be documented and reported.)

Our original lease included an addendum that allowed either party to terminate the lease with 60 days’ notice — added because our child plays violin and the landlord (who lives next door) had concerns about sound.

We assumed that clause still applied in the second year, but they later claimed it was only valid for year one — something never disclosed when we signed the renewal.

We gave a move-out notice on Feb 10, expected to pay through April 10, and said we’d move out in early March and help show the unit. They insisted we had to pay through April 30, and later “compromised” to April 18 — while not letting us stay in the unit at all during March or April.

They warned us that if we moved out in March, we’d owe rent through May 31. So we were forced to pack up everything and move out in February 25, under intense stress and time pressure.

We even offered to pay until a new tenant moved in and asked them to list the property right away — but they refused, unless we first committed to paying through August if it didn’t rent. We no longer trusted them to act in good faith, since they kept pushing the “2-month rent penalty” option. In the end, we compromised and agreed to move out in February 25 and pay through April 18.

Even then, they delayed listing the property — it didn’t go online until two weeks after we had already moved out, despite the home being very clean and needing no repairs.

A new tenant moved in during March, yet we received no refund for the overlapping rent. They insisted the two-month charge was a “penalty,” not rent — even though nowhere in the contract does it state that the penalty is two full months of rent.

They told us all of these decisions were made by the landlord, but the landlord lives next door and told us she was never even informed. That kind of misinformation damaged our relationship with her — someone we had become friends with.

3. If You’re a Landlord — Don’t Be Fooled

Don’t assume that a company that’s harsh on tenants will help your bottom line. Our landlord complained multiple times that they failed to communicate with her. But she said their contract made it difficult to terminate their service. Examples:

Before we moved in, they said a bathroom had no hot water and sent a plumber. It turned out the upstairs unit just took longer to heat water. The landlord had to pay the service fee — for nothing.

When the dishwasher broke, I sent a detailed video and explanation showing it was a main board issue. But they sent a technician multiple times (but didn't fix it). The landlord later said that had she been told early, she would’ve simply replaced it. Instead, she had to pay for unnecessary technician visits plus the replacement, all due to poor communication.

We also heard the landlord mention several issues with the company during the previous tenant’s stay — so we know our experience wasn’t unique.

In short: Whether you're a tenant or a landlord, be very careful. If you value clear communication, fairness, and mutual respect, I strongly recommend looking elsewhere.

I worked with RWC while finding a property to rent. My family and I moved from out of state and were overwhelmed with the transition of renting in CA. RWC made our transition much easier, going out of their way to accommodate our schedule to view a property. They were respectful, honest, friendly, timely in their communications, and delightful to work with. They took great care of us and I remain very grateful for their help.

As a property owner, I have been extremely pleased with RWC management! From listing the property to finding and vetting prospective tenants to managing the property for months, the experience has been seamless. The office staff, especially Nikki, has been very attentive and follows up regularly.
The owners Raymond and Jon are very personable and dedicated to taking care of our property.

This is the worst managing co. I have experienced you will regret being involved with them. They let ongoing problems get worst and forced me and my children to move out. They took no responsibility to solve the problems in this complex is rundown. Better out there keep searching.

My husband and I applied for a property that they were managing. When calling to follow up I would be told someone would get back to me but it never happened. We have credit scores that are not low and made more than the minimum monthly requirement. Our credit was never ran and we never received a response. Beware of this company, especially if you're a person of color. We have filled a Fair Housing complaint.
