it does not matter how well you personally clean your apartment or home with Royal Palm you MUST hire a professional cleaner and submit receipts or you will be charged an exorbitant fee for them to (maybe) hire a cleaner after the fact. Better yet might as well save yourself the time and not clean at all so the cleaners they hire have something to do to earn what you’re charged.

The website clearly states : Move out inspections will be completed within 48 hours of us receiving keys. You can find this completed inspection afterward on your resident portal.

I never received this inspection and requesting it has gotten me nowhere. My response was : The assessment is for internal use only and will not be shared.

That to me seems more like you’ve got something to hide? Will be continuing my complaint with the BBB.

First things first I want to start off with how amazing LeAnne and Miguel are! Me and my husband have been renting an apartment with Royal Palm for a little over a year now. Recently one of the issues we had was our air unit in the living room went out a couple months ago which was no fun. Had some trouble figuring out with maintence when it could get fixed cause i get things happen and sometimes these things need to be ordered. I called and spoke with her yesterday about my concern and less then 24 hours later she was on it and I now have a new beautiful working one! She was super fast and efficient with getting the process expedited and taken care of in more than a timely manner. I thought for sure it would be a couple extra days before i heard something. Also there have been a few times I've called and gotten Miguel instead of her, he is just as efficient as she is and he's always so nice and professional when i call! He even contacted us to make sure the property and everything was good after Hurricane Milton. Royal Palm, do not ever let these two go! Idk if this comment can get them some kind of reward or raise but I sure hope it does. LeAnne and Miguel are the best of the best of this company. Any needs or issues you have that need taken care of, talk to these 2 and you'll be in good hands!

Save yourself time filtering through other subpar firms, and just go straight to Royal Palm. Strongly recommend them.

Ashley is "one tough cookie" as she puts it. She puts forth exceptional performance in managing our property. She is genuinely a people person and gives us peace of mind. Moved us into an unfinished apartment. Ramp is broken and they don’t do the “lawn care” they say is included. Also the landlord which we aren’t allowed to talk to under the lease, has a lot right next door in the same property filled with trash that they say they can’t do anything about… - replying to what you said, I said unfinished because the ramp was never done. Also the lawn care which you say is included hasn’t been done in months

I was having some issues with the company until some guy named Diego changed my view by providing a good experience with them by showing remarkable problem solving skills. Ask for him folks, he's one of the good ones.
