Don’t ever rent a property if this company is the property management company!!! They are the worse!!! The ceiling in my bathroom started leaking on December 11th, today is February 27th, 2025. The leak is worse, now leaking in my living room, I have pictures and videos they don’t care to fix it and sent me a email reminder about rent. Just waiting for my new apartment to be ready so I can move. They would never live like this!!! They don’t care cause it’s not them!!! Talking to attorneys to see about sueing them and owner, will be at housing court find out all the information I need

Working with RPM Valor has been a terrible and unprofessional experience from the onset. For a service company, their customer service is simply unacceptable. If there were negative stars I would continue to rate downward. Lack of Communication was likely the worst part and that was when directly asked questions or needing timely responses let alone any voluntary updates. They held on to our rental funds and failed to disburse them until a complaint was lodged with the state, we almost had to file a grand theft police report just to get email responses from our requests. These folks are simply unemployable from a service industry standpoint.

Real Property Management took on managing our home. It was communicated that our goal was to sell the home after renting it for a year. The upfront process through placing a tenant was great! It was after the tenant was placed that we realized the property management portion was not good.

- A walk thru with the client did not happen so a shared baseline for the home's condition were not created with the tenant.
- The property manager would not respond unless I cc'd another staff member on the email. This became an issue when the HOA issued a warning for our yard. It took 5+ week to get a hold of Valor. It was an admin in the office who handled the issue for because the manager was non-responsive.
- Valor agreed to approach the tenants to see if they would like to but the home about 6 months before the lease ended. The property manager never did that. I learned 3 months before the lease ended that they had bought another home.
- It was not communicated to us that the tenants were mostly vacated in the Summer... 3 months prior to their lease ending. The house was able to be listed and show buyers in the Summer. But we didn't know even though the agreed plan was to sell it. Now we are listing in November/December and just hoping someone is looking.
- After the tenant's lease was up, a walk through with the tenant never happened. Carpet cleaning happened on a Thursday and the windows were left open till Monday when our realtor came to check on the state of the house.
- I have called and emailed with no confirmation or response of what is going on or why windows were left opened for 4 days during the Fall in NE Ohio.

Needless to say, the property management portion of the process was a frustrating and anxious experience. I would not recommend this company for property management.

I can't say enough good things about this property management company.

For the investor, they do the extra little things to make sure that your investment is both protected and profitable. They handle the complication so you can enjoy the accumulation!

For the renters, they actually care. Like I mean, generally care about you and your situation. I have first-hand knowledge of the heart this teams has for people. If they can help you, they will --even at their own detriment at times.

And last but not least, it is a Service-Disabled Veteran Owned Small Business. The owner retired as a Colonel! So, you know that he keeps everything in order!

Real Property Management Valor is a crucial part of that team, I can't stress enough the value that Ralph and team provides. Its actually because I've found such a great team that I will continue to invest in the area. Two properties in, more to come and I hope that RPM Valor will manage them all.
