Literally the WORST property management company I have dealt with in 40 years of renting! Recommended you rent with another company unless you are looking for CONSTANT stress your entire tenancy! On top of it all, they keep money from your deposit for bogus charges!

I just received my deposit refund from these clowns. It was 320$. I had the house professionally cleaned before I left and left the home in better shape then when I moved in. I’ve had numerous issues from water leaking from ceiling to bugs getting into my home from neighbors. Radiant never solved these issues. There 24/7 “response” team was never any help. They sent in the building owners to do clean up and it was always a third rate job. I read a review that said any positive review is a paid shill or fake review, I second that notion. These people are terrible. It’s a trickle down effect. I only hope any prospective residents or property owners choose to look elsewhere and can sympathize with all the people who’ve had actual bad encounters with these people.

I used to live in one of Radiant AM properties. Apartment was nice but community experience was terrible due to the horrible neighbors.

However the reason for my review is that after 45 days, I haven't received my security deposit back, even after following my lease agreement to the T.

Radiant is unresponsive and irresponsible, after sending them some emails and them responding/insisting that my check was in the mail, which is still there after 3 weeks lol, they have started ghosting me and not replying to my emails.

Hopefully I can get this resolved and change my review in the future, but I'd really like to get a solution.

Radiant took over for Terrier Properties for a temporary time period while the owners of the property opened their own management company. Terrier responded to some of my requests, but my requests concerning my flooring (large holes, etc causing safety issues) and smoke detector were not addressed. Radiant not only followed through, but also performed a request by me of changing the direction of the bathroom door opening. (Something they definitely were able to respond with a no.) Terrier turned things over without much of any information, including our leases.

When I slipped on the staircase up to my apartment, it was right at the transition to our new management company Urban Core Properties. I phoned the new management company and was informed it was to be addressed, but I did not know "when" this was going to occur. Radiant sent me an email noting she had seen the request and since it was a safety issue, it was being addressed as an emergency. The workman was out the next and we now have safety strips on all our stairs, including those outside. Excellent!

While I'm sure this will get an equally unhelpful, snarky response from a management team that does nothing whatsoever to take any level of accountability (honestly, if they took 1/2 the time to try and be good at their jobs as they do responding to their long line of bad reviews, maybe they'd get better reviews), I will still jump on here to share others' assessment of Radiant as the worst property management company I've had the misfortune of having to deal with.

I sent an email after maintenance randomly cut off the power in the building without any forewarning the other day (a move they took while I was in the middle of my work day and needed to be in remote meetings), and never received so much as an acknowledgement of my having sent an email. It's actually not the first email I've sent without receiving a response. I also complained (first to the previous owner, to be fair) about the fact that the way the floor was laid in my bathroom causes gaps and holes to open up in the floor. No one cared. I've had a porcelain soap dish broken into a jagged edge in that same bathroom, and the bathtub has sharp pieces in the (poorly done) finishing of the tub which haven't sufficiently been taken care of.

The management team is apparently unresponsive through all means of communication, maintenance can be nice, but they are not ultimately helpful. I can't reliably get hot water in my unit, and I'm not sure anyone with the company cares either way. But I'm willing to bet there will be all kinds of ridiculous fees once I move out.

Do yourself a favor and stay away from Radiant, and never move into the Bayside Arms apartments in St Pete if you can avoid it. This is the worst place I've lived in my entire adult life.

Hired RAM after releasing my old company to maintain my properties since I reside out of state. Best choice I have made! Sharon and John go above and beyond my expectations and treat my properties as I would. I've also gotten several calls from tenants with compliments about their promptness and resolve. The reason for 4 stars and not 5, is cause we all know there's always one person that we just can't seem to satisfy and I believe in fully representing all points of views. Thank you Sharon and John.

Do not rent from the Uptown Palms Property completely unprofessional! I paid my holding fee and my apartment wasn’t ready 2months later and this was in may-July. I requested my holding fee back and was told it was approved it has now been an additional 2 months of me waiting for my refund! I was denied corporate’s information due to me not being a resident! The property manager Christy has been rude and stopped responding to my emails and phone cases so there is 1500 dollars on limbo and nobody to contact for assistance! Even if it is a shelter I recommend staying there or a hotel until you can secure something better!

These people should start an airline. I've never seen such a mixture of incompetence and disdain for customers. Their short tenure was, by an order of magnitude, the worst experience I've had over 20 years of renting.

They did things like post eviction threats on good-standing, long-time tenants' doors for small amounts of money. They imposed new processing fees for paying rent - explicitly against most tenants' leases, repeatedly threatened late fees on the 5th of the month despite having payment in hand on the 1st of the month. As someone who works very hard to be prompt, courteous, and adhere to contractual obligations, this created tons of anxiety. Good ridden.

Edit: I removed a claim that the building owner fired them, as that was hearsay. I still stand by everything else above - this is the worst management company I've ever dealt with.
