Heads up! Proper Insurance does not cover mold damage. They'll only cover freak accidents but nothing related to water damage, fungus, wear and tear. Ours was due to landlord's negligence but you would think that due to his negligence and us not being able to operate our Airbnb, Proper Insurance would at least cover some of the cancellations but nope! So beware. Avoid if you really want to be covered in all aspects, including mold scenarios.

Also I find it really strange that they filter out all the low rating reviews on their website! How Bizarre!

I have been dealing with insurance companies and insurance brokers for decades. I have never met an agent as honest, competent and knowledgeable as Zach Tate. If I could give him 6 stars I would. I recommend anyone calling Proper Insurance to ask for Zach Tate, he is the only agent I will ever deal with! Zach is the best!

Taylor S. has been one of the most knowledgeable (if not most knowledgeable), responsive and helpful agents I have ever worked with. As a short term rental owner, it is imperative that I have a trusted agent who provides information and expertise to make certain I have the coverage necessary at a competitive cost, and Taylor and the Proper Insurance team deliver on those aspects and more. Taylor not only answers a question but goes above and beyond to ensure all needs are addressed; I have a tremendous amount of trust and confidence in her and the Proper team. Proper insurance is who I trust after 10 years of renting. They have seen myself (owner and mgr) and my clients, whom I rent for, thru good and bad. They are THE insurance for Vacation Rentals covering not just the home but $ 1M Liability (a huge issue for Renting) also lost income due to damage to the home if issue make it unrentable. AND MOST IMPORTANTLY-- they deliver on the promise - I have tested it.

Evidence I have (see photo)- 54k in tree fall damage and covered the Lost income as well. Bed Bugs - and hey guess what they can walk in with any guest and cost you big time and are expensive to get rid of. Liability threats (seen one for guests... “burned myself on stove” to “I fell on the hill next to the stairs as I did not want to use them”🙄)—They happen. TRUST ME - Sleep better, your covered with Proper Insurance for vacation rentals. This Property Manager and Owner has tested them!

We were shopping around for STR insurance and by far Proper Insurance was the most attentive. Ashley Haley answered all of our questions in a timely manner whether it was via text or email. I asked for a side by side comparison of Proper Ins and another company. She prepared a detailed comparison and we noticed that Proper Insurance had the best coverage.
