I had an extremely disappointing experience with this company and their agent, Jason Henning. After confirming an appointment for a rental showing via email for Wednesday at 11:00 AM AND Jason Henning NEVER showed up, I drove out, wasting gas and time, and i found out by him that that the property had already received applications as of Monday—something that was never communicated to me beforehand. For a place called Professional Property Management, There's nothing professional about standing a potential tenant up for 30 minutes and never showing up even after confirming the appointment.

Adding to the frustration, Jason’s claim that he didn’t email me was completely untrue, as I have proof of correspondence from his exact email address. To make matters worse, trying to reach someone via their phone number has been impossible—no one answers or returns calls. Funny thing is after I screenshot his exact email he just said I forgot to email you.. so he basically lied at first to me

This level of unprofessionalism is unacceptable. Clear communication is the bare minimum when dealing with potential tenants. I cannot recommend this agency to anyone looking for reliable and trustworthy service. They do not respect people’s time or money.

BEWARE of 4225 Torrey Grove in Granite Bay and the Professional Property Management team!!

Deborah and Miranda are the worst property management team we've ever dealt with.

They're rude, terse, and do not care about their tenants OR the property owners they represent.

In regards to 4225, the owner also does not care about the condition of the house and has no regard for you as a renter. I'll leave his name out as a courtesy.

Miranda and Deborah will not pick up the phone and will not call you back. The best they will offer you is a short email written with disgust for you.

After applying for 4225 Torrey Grove in Granite Bay, we did a walkthrough and the inside of the house was significantly damaged, dirty, and we found a dead cockroach in the bathroom (picture attached).

The only way we could view the property was if we applied, of course they require a $100 fee for this...

After the tour, we shared pictures of the home to the PPM team.
Miranda and Deborah's responses to us were rude and they attempted to gaslight us by making it sound like we were unreasonable people for expecting a $3,800 a month home to be nice.

Did I mention a $4,100 security deposit?

The staff was really nice and helpful when I was inquiring about a property. I just want to note that they changed their listing price twice. First, I applied and realized after my application was approved that they changed the property’s listing price to an additional $200. Because of this, I pulled out. During my search I continued to look on the website and a few weeks after, I saw that they listed the price back down to the original price. When I reached back out to the prop mangmnt, they upped the price back up $200. That was a pretty big red flag in my opinion.

In my 15 years of renting houses, I have never lived in home with such little pride of ownership. Additionally, I have NEVER not received my whole deposit back. I am a great renter who pays rent on time and always treats the house I am living in as if it were my own. To get almost $700 dollars taken from my deposit is COMPLETELY inexcusable. Beware, do NOT rent from these people. I’ve always seen reviews like this and thought, it must have been the renter....nope, not the case.

So glad I don't have to rent ever again... We lived at our apartment for 2 years and left it in great shape, we even did touch up paint and paint fixed the paint that had the wrong sheen in the kitchen and bathroom. We paid a $1400 deposit including the dogs deposit, and they said they had to repaint the whole house for $780 and charged us $250 because they said since we didn't live there for three years that we were responsible for 1/3 of the cost to paint the place! B.S! And they sent us our check 4 weeks after their deadline to get it to us. Guess its not worth fighting for just $250... If you ever have to rent from Professional Property Management in Folsom, don't do it.

Along with what everyone else is saying, they are impossible to get a hold of! They say they are open 8am to 5pm, but don't bother calling after 3pm or before 10am, no one will answer. And same thing between 12pm and 1pm. (They all have to take a lunch together after working so hard)

We didn't receive our deposit check until 6 weeks after our last day living there. (That's 3 weeks longer than they have BY LAW) We gave them our new address when we gave them our notice. Not to mention I called 2 weeks after moving to make sure they had our new address and they wrote it down and said they would put it in our file. They ended up sending our check to the rental address!!!!! Hello? We don't live there anymore! And USPS sometimes lets things slip through the cracks with mail forwarding. So they cut us a check and had it sent to us after we called them wondering where our money was.

Again, DON"T DO IT!

Worst decision of my life to rent a house that has a dead yard and being told the front would be made "low maintenance" so it would meet the HOA guidelines. Went through initial walk thru and when we pointed out things that were not right, we were told it was "AS IS." I cleaned and cleaned this place up as the previous tenants left it in disarray. I spent money on a lot of new lightbulbs having to take out burned out and broken ones with needle nose pliers. I paid to have 3 more up to date light fixtures installed. I cleared out the dead yard and tried to make it better. The carpet was so pee stained and dirt that came back after the cleaning that we would have allergic reactions to the house AND we ware not allergy types. We paid half of the total cost to have wrecked carpet replaced just so we could continue to try to live there. I paid to have the windows / screens cleaned as they were filthy when we moved in. I could not live with the dead yard any longer so I asked if we found someone else to rent if we would have to pay. "Not if we have someone else to rent." Now they are taking all of my $2600 deposit, $1,147.50 for a broken lease. I have to pay for $1,357.72 of a 28 month paint job that included varnishing some very sorry cabinets that needed varnishing before I ever moved in. We lived there a total of 8 months. I didn't know that the tenant was supposed to pay for the locks to be changed either. WOW. They really go for the jugular. I am seeking legal counsel. And even if I do legally owe them the extra $175.24, I promise to let everyone I know to never rent a property that uses them as their management company. EVER

They don’t answer the phones. They’re vague when answer questions. I JUST moved in to my place and it was very dirty. Floors needed mopping, microwave doesn’t work, mold in the shower, shower door missing, lint Filter in the dryer was full, the internet (included in rent) keeps going out while I’m working and I can’t call anyone because they quite literally dodge phone calls. Also they gave me a walkthrough document that stated everything in the home was ā€œgoodā€ and then told me about the shower door and threw it in the notes after I gave them my full rent. I’ve rented a few places and never had to pay a full months rent when moving in. I moved in on the 13th of the month and had to pay the full rent by cashiers check. 12 out of 10 would NOT recommend to home owners OR renters.

I rented a house through Professional Property Management in Folsom for 3 years. I had a really great experience with the staff at this company. Everything is spelled out in their contract, which protects the renter as well as the rental company and home owner. I find this very helpful because you know what to expect.

The staff were very helpful and friendly to deal with. They communicated very well. They responded quickly to requests for assistance. They also use really good service companies. When repairs had been necessary, the companies PPM refers work to were very pleasant to work with and fixed things right the first time. I appreciated this so much since it's hard to find reliable, honest and efficient repair people.

The annual inspection and the pre-move out review were very helpful and gives you a chance to communicate with each other about the condition of the property as you go along. Communication is the key in any relationship, and I had great success working with the staff here.

This is a great company with good people and smart business practices. Being a smaller business rather than a big corporate office was a big advantage. I highly recommend PPM.
