My wife, Amy, I and our little baby girl have rented with Jana and Plains Property Management for about 3 years until TRI took over where we rent now. But we've never had any problems with Plains Property and they're the best landlords we've ever had. As long as you communicate with them and treat them with respect they'll work with you. I highly recommend them. We may end up going back to them eventually. I trust them

I wasn’t gonna make a review until I was out of the house! But with recent events and us leaving on the first, I need to warn everybody!
I think we’ve been with this company for almost 3 years maybe 2 1/2 my first apartment was small and a house made up of four apartments. I had issues with the dishwasher which they never fixed and the AC unit which they decided to fix as I was moving out. it was made up of cement so when it was hot, the cement radiated into the apartment which made it worse! I was there a little over a year. Then we moved into a house and it has been nothing but problems since. Started off with them fixing a gate to a back yard they said we could use then put a lock on it and said they can’t find the key and it’s not a priority to find it! Also a back storage area they said we could use then told use to get our stuff out! Then the heater not working ,took me to file a complaint with the city for them to do anything about it. The people that lived above us had no heat because the vents didn’t go into their apartment, again this is a house that was made up into two apartments. The landlord told them that they were going to be redoing everything and gave them a couple of space heaters which wasn’t enough so they moved. Then our dishwasher sat for a month while it was moldy and leaking and stinking up the house. They finally came and took it out and it’s been sitting in our front yard ever since that was 8 months ago we been here since October. According to Colorado law, if a house comes with an appliance such as air conditioning and dishwasher, they have to make sure it’s in working order. Fast forward to now! Apparently they didn’t pay the power bill since we have been here. They tried to blame it on the upstairs neighbors moving out and turning it off when they left, but they can’t do that because the power is in the landlord’s name and in order for them to do that they would have to be on the account, which I know that they weren’t. So we haven’t had power since Tuesday and they have done nothing to help us! We have 2 dogs and this heat is crazy! One of the hottest weeks so far! Xcel completely disconnected the powerline from the house I have never heard that done before and the landlord refuses to put us in a hotel! W lost all of our food we have no a/c our dogs are suffering too! I’m convinced this was done on purpose because we wanted to move. Xcel said 3-5 BUSINESS days to reconnect and today is day 2 so we have to live in a house where we paid rent ON TIME with no power and a LL who refuses to help! With triple digit heat! One of the worst property management companies to ever rent with! If anyone ever suggests this company to run as far away as you can because she will blame everybody else and not take responsibility for her actions! She’s rude and her daughter Hannah is rude! They act like they don’t do wrong ever! Treat their tenants like all they are is a payday no respect from either of them! They want your bills paid on time, but when it comes down to them doing something, they don’t care! So there’s my warning. DO NOT RENT WITH THESE PEOPLE! Absolutely horrible!
Let’s add to this! Yesterday we come home to our power being off AGAIN! After they put us in a temporary apartment because the house we rent is no longer livable! I called and talked to Lisa they had no idea what was going on! Seems to be the thing with Jana! It’s her company but the answer is always “I DONT KNOW WHATS GOIN ON” Jana and Hannah both end up screaming and cussing at me telling me to be to be nice and that this is karma! Nice left along time ago when there was no communication and the answer is always “I DONT KNOW” it’s unprofessional!!! They tried to say that they were helping me before the city got involved which is a lie because we contacted them several times so we didn’t have to end up staying in a house with no power and guess what no answer from anybody and we ended up staying in the house with no power for two days!! Ca t even talk without them cussing!

We had an appointment scheduled to tour a property. There was another party there to view the property as well and nobody from the property management company showed up for the appointment. Nobody communicated to us they wouldn’t be showing up and nobody is answering the phones either. Very unfortunate where we had to step away from our jobs to come see this place.

Terrible property management company. Jana gave us the impression that she’s about and for the tenant and wouldn’t communicate to us when the landlord had any issues. We had to put in work orders for the same things more than once because they’ll complete the work order without even sending anybody out. We had bats in our house for two months before they would send anybody out. The central air broke and their response after us asking them to fix it three times was “Colorado landlords aren’t mandated to provide air conditioning.” We had gotten covid towards the end of January and communicated that to them because we knew we were going to be behind on our bills and the response was “thanks for letting us know.” Whenever we paid late then we were given a non-renewal of lease notice 3 days into the final month of our lease which we weren’t late on rent by that point. They ended up charging us for utilities for October through April in May and expected us to be able to pay all of that and rent when it was an additional $300 almost $400 more than we were accustomed to paying. I understand we were late for three months out of the year we stayed there, if it were a problem to the point where we’d have to find somewhere else to go, a little communication would have been appreciated before the final month. When we left we scrubbed the house from top to bottom and steam cleaned all of the carpets. We still got charged $400 for a “cleaning fee,” so don’t even bother cleaning for them cuz they’ll charge you anyway.

I have been a tenant with Plains Management for over a year. I have read the negative reviews and I can tell you my experience has been anything but negative. The AC quit working and I called The office today, within minutes of hanging up the phone, the AC repair called me to make an appointment. Hannah, wasted no time getting someone to take care of this issue. I had inadvertently called Jana's phone and left her a message. She is actually on vacation but still took the time to respond to me to make sure we got service. This past winter water was leaking in through the bottom portion of an outer wall, Jana had someone here within the hour to see what was going on. I have friends whose rent is going up by 175 a month, my rent only increased to cover the cost of the HOA increase which was about 3% of my rent. This a very busy office and they never let that be an excuse to put you off if you have an issue. So if you just want to go to work and come home to a quiet clean place to live with no hassle you will definitely want to rent from Plains Managnent. I am not an easy person to please and I can assure you this is the first time I have not had a complaint about a landlord in my 20 years of renting.

Plains Property Management does a wonderful job managing all their properties. They communicate back in forth when there is a need and are very understanding. We never had any issues with them, or found what was written in some of these reviews to be true. If you do your part they do theirs! Thank you Plains Property Management for making our time with yall nice and easy. 👌👍👍
