terrible service, went a month without our central AC, management doesnt answer emails or calls.

UPDATE 2: now the heat broke in the winter, less than 50° in our apartment on christmas eve - shotty ac in the summer, shotty heat in the winter, what do we pay rent for here? JC zoning enforcement will be here next week.

UPDATE: it’s been 2 months without a/c, they’re so incompetent, and i’ve left so many voice mails (without Mark Phillips returning 1 call) that i threatened legal action and they let me break my lease. what a joke of a manager, company, and building this whole operation is comprised of. Don’t live here or anywhere managed by this company. they dont care about you or the thousands of dollars you pay them in rent - Hey Mark, if you’re seeing this, give me a call, would love an update on how the temporary a/c unit is coming, or the screen for my first floor window. Absolute clownshow

They are like worst I have ever seen. They make you fool with a messaging call center people who take your message again and again and does nothing, never. My new apartment manager called them for a tenant history that I stayed with them for 2.5 years, with tons of followup from my side and from my new apartment , nothing worked. I had to pay extra security deposit in my new apt because of them. One star only for a person named Mark. Others will get zero

I have had a totally positive experience renting from Phillips Asset Management. I was admittedly hesitant to move in when I read some of the 1 star reviews on this page, but I am so glad I went forward with it because I love my new home! Everyone was extremely helpful through the entire move-in process; the single issue I had with the apartment was fixed immediately, and the property is maintained wonderfully. I live in their Sparta units and totally love them.

This is the worst management company in the state! If your building hires them, or if you’re about to move into a building that they manage, run, move back in with your folks, do whatever you can to steer clear of this garbage company. This has been, hands down, the worst housing experience of my entire life- they’re completely and utterly inept and unprofessional, and they don’t care at all about the people who live in their properties.

The building I was living in changed ownership while I lived there, and the new owners hired Phillips Asset Management in the winter of 2018. They began renovations/demolition soon after, and as a result of the demo, my toilet began flooding from the tank, a problem that was left unresolved until I moved out. The property manager basically told me that there were “rocks in the waterline” and that replacing the toilet would fix the issue, but they wouldn’t do it until I moved out. So I was left without a working toilet for a month- I had to turn the water off every time I used it, or face a flooded bathroom. The blasé response from Mark, the property manager, left a bitter taste in my mouth- it’s not like I was complaining about something trivial like a squeaky door or a broken drawer handle- a working toilet is a pretty necessary thing to have in an apartment! I found their lack of concern unacceptable, and sought to move out as soon as possible.

To add insult to injury, they screwed up on refunding my security deposit once I finally did move out. I had discussed with Mark that they’d deduct prorated rent from my security deposit refund (I moved out on the 15th of the month, so I only should have owed half of that month’s rent) They, unsurprisingly, deducted a full month’s rent from the security deposit. I emailed the office and threatened legal action, and I received no written response. I finally called the office, and the receptionist told me that “Mark never told her of the agreement” and that they’d cut me a check for the remaining amount I was owed. How do you run a business this way? No apology from Mark, no recourse for me to take, other than writing this review. I just don’t understand how people can get away with things like this.

Seriously, these people are terrible, do not involve yourself with them, nothing good with come of it! Don’t go through what I went through!

The people who are giving 5 star reviews work for the company. Look at William review he look 30 and say he been renting the same apartment for 25 years. This company is horrible. I live in the Gramercy which is a beautiful place. All the tenants have the same complaints

1. The management company sucks. From Mark to the nimrod answering the phones in Florham Park.
2. Walls to thin

These boneheads have took a place that should be luxury living and turned it to the project's. I called, put complaints on the portal. Only when I talk about rent withholding (which you can do according to NJ tenate rights) that is when people respond.

Sad thing is, I dont complain. I dont even write bad Yelp reviews. This company is so bad I have to say something.

If I could give them NEGATIVE 10 stars, I would. THEY ARE ABSOLUTELY THE WORST. I just rented a property and spent $100K renovating it, and I have had a GAPING hole in my bathroom wall which is exterior facing for more than 2 weeks...in the dead of the winter. And when I say gaping hole, I mean 4ftx2ft. Believe it or not. Mark, the property manager did not have the key to the space. I had to come in at 9PM to give him the key to address the frozen pipe. This is after I had to finally call the landlord. The landlord is a nice old lady but she can't do anything, so what are my options.

I have no idea what D'Arcy is talking about, but this company is amazing. I have been a tenant in a building they manage for 25 years, and they have never been anything but completely professional. Everyone at the company (especially Mark!) is nice and gets back to me immediately anytime I have an issue. They manage real estate - buildings are complicated structures and things break from time to time. But they are always a pleasure to deal with! Ignore the fake 1 star review.

Worst company ever, they Increased the rent between November 2018-2019. Now in March we recieve a letter they are increasing the rent again starting the first of June 2019!!! It’s not November yet. What makes things worse is that they provide a phone number of people who can not help you. All they can do is “send” a message to someone. We have sent like 5 messages. They won’t even pick up the phones themselves.

Horrible company and useless to rent any property they own!!
