My experience with OCF has been great. Purchased on property from them and their property management company (Oz) took over the other property I own in Toledo. True to their word, they have made real estate investing as turnkey as it could possibly get. They found the property I purchased, offered it at a great price, renovated it (included with the purchase), and found a tenant. My experience with all of the staff has been excellent, Laarne in particular has been extremely helpful and responsive, keeping me updated on the process and responding to my questions promptly. Engelo has also been really great, he has so much experience / knowledge in real estate - and unlike others I've met in this business he really tells you the unvarnished truth - what works, what doesn't, and the best strategies to consider if you're going to get into this arena. That way you can make a sound informed decision. I'm really impressed with the comprehensiveness of OCF and definitely recommend having a conversation with Engelo if you're considering getting into real estate, or if you need property management services in Ohio.

I live in Southern California and have purchased six property's from Ohio Cashflow and have all of them managed by Oz Realty a division of the same company. This is a great hands free cashflow investment. I will say this is Not a get rich quick investment it is a great way to generate steady reliable monthly cashflow. One bit of advice I would like to pass on is there is safety in numbers and what I mean by that is the more properties you have in your portfolio the more reliable your monthly cashflow will be. I would recommend Ohio Cashflow and OZ Realty to anyone looking for a quality turnkey investment company.

I am not happy with my purchase 5 years ago from Ohio Cash Flow. I purchased the property sight unseen prior to the remodel.

I'm primarily frustrated with how the garage turned out.

From my email history, sales told me:
"There is a detached garage as well as a small shed in the back yard."

"Now with that being said, most of our investors don’t get inspections because we go in and take care of everything..."

"Douglas, being of the A class variety, will get extra attention because we are completing an A class rehab."

"This property is going to be gorgeous, the harder they are the happier our crews are!"

Based on the emails and phone conversations, I was led to believe there would be an "A class" remodeled property. The property included a house and a detached garage. Instead, they worked on just the house, and I later found out the garage was more of a shed (per my real estate agent).

When selling the property, my buyer told me I had to remove the "garage", given the structure was unsound and sliding off the foundation. Cost me quite a bit.

I have never had this issue with any other turnkey provider. Being out of state, trust is essential, and I feel like it was broken here. When other turnkey providers said a full rehab, they really did do it - house and garage and all.

To those at Ohio Cash Flow, would you be happy if this is what you got?

I have had a positive experience with Ohio Cashflow over the last three years. I have purchased three properties. The initial setup for someone living in a different country took a lot of study and perseverance to get it all ready to go, but after the first purchase the other two were fairly straightforward. This is a very honest and trustworthy company, the people are pleasant to deal with.
Do your homework, expect some vacancies and repairs and if the numbers are what you are after then I recommend this business. I hope they can keep this up for the next 10 years.

I invested with Ohio Cashflow about a year ago. The important thing when partnering up with a Turnkey provider is to be sure that you can trust them as well as trust the PM, because once you buy, the success of your investment will be highly determined by their performance . It's only been a year for me with OCF, but I can wholeheartedly say that I'm glad I went with them. Their property management company is Top Notch...couldn't be happier with them. Working with Engelo has been a pleasure.

They have a lot of unnecessary hoops to jump through to be able to work with them, including a mandatory call (which seems like a mini coaching session) with Engelo, which he didn’t even call at the scheduled time and still hasn’t 30 minutes later. I understand they set their bar high, but they should be holding themselves to the same standard they expect from their investors.

I was really excited to chat and work with this team, but they have not proven themselves to be a company worth working with.
