This property "management" company is a complete joke and deserves zero stars. They are unprofessional, don't care about the residents, and have no interest in doing anything that remotely resembles property management - their only goal is collecting money.

After several reporting several instances about food and trash being discarded in the pet walk area on our property (including many items that are fatally toxic to dogs) we kindly requested an email be sent reminding residents to dispose of trash properly. When John C refused, pet owners placed notes in common areas asking residents to please keep the pet walk safe for dogs. John C had the notes removed AND sent out an email reprimanding residents for posting unauthorized signs - but still refused to send one about not discarding food waste.

As a result of this, my dog (also my support animal) suffered a life-threatening seizure and permanent neurological injury that will require life long medication. When John C was informed of this, he was not only unsympathetic and cold, but had the nerve to blame ME - saying I should keep a better eye on my dog and take the initiative to pick up food waste when I see it. Absolutely unacceptable!! It's a reasonable expectation that the area designated pets be safe for pets, and I HAVE been going out of my way to pick up food and trash for over a year now because a dog can sniff out and snatch up something harmful before a human even sees it. Dogs are being harmed because Lawrence Management can't be bothered to send a simple email.

Thoroughly disgusted with Lawrence Management, avoid at all costs!!! They will take your money, blame you for their mistakes, and John C hates dogs.

My experience with Lawrence Management Group has been disappointing. Communication has been inconsistent, and transparency regarding important matters has been lacking. Requests for information or assistance often go unanswered, and interactions with office staff have been unprofessional and unhelpful. The property manager at Carrollton Condominiums has not provided the level of responsiveness or support I would expect from a management company. Based on my experience, I cannot recommend their services.

AVOID any property that is managed by Lawrence Management. They deserve zero stars. The property manager of Olmsted Park Condos (John Chagin) is neglectful and unprofessional. He currently manages 14 properties at once and lacks the ability, attention, and resources to properly manage our building. Many residents question why our HOA dues pay this company if they are unwilling or unable to deliver the service they claim to provide. If you are looking to buy a condo and Lawrence manages it, look elsewhere. I've had experience with 4 other management companies and they are by far the worst I've seen. AVOID AVOID AVOID

The Orchards of Beaconhill located in Rocky River recently retained the management services of Lawrence Community Management Group. This would be the first time in the 45 years that the community has existed that we were no longer self management by the current resident board members. The feedback from residents has been overwhelmingly positive. John Chagrin our point of contact has been amazing to work with. Very quick to respond, super knowledgeable and truly offers a concierge level of service. We could not be more pleased.

The summary of this review is to avoid any property managed by Lawrence Community Management Group. That being said, I can expound on the reason why you should avoid Lawrence.

I have owned a property "managed" by Lawrence for three years. I have witnessed the decline of the complex that I resided in under the Lawrence group. Routine repairs as well as major issues were completely neglected by the property manager and the management group as a whole. John C was allegedly in charge of the complex that I resided in. Saying he was absent and neglectful of his responsibilities is being kind. Trying to report issues with the complex and get a timely response was impossible. If there was a response, it was vague and mostly misleading.

Example...A truck hit a light pole in the complex. The pole was knocked over and live 110 Volt wires were exposed. After multiple calls and no response, I removed the broken light pole, capped the live wires, and shut off the breaker that fed the circuit. I stored the pole next to the building where it still sits today. That was 2 years ago. If I hadn't taken care of the live wires, anyone could have grabbed them (including an unsuspecting child) and gotten a nice jolt of electricity. Eventually, and I mean over a year later, I received a response from Lawrence stating that there was no money in the budget to make the repairs. So the bare wires (capped thanks to me) are still there along with the broken light pole and damaged base.

Example Number 2....Our garage doors bottoms were seriously rusted and the door springs were shot. The garage doors would fall down upon an unsuspecting resident upon opening them. I tried to catch a falling, seriously rusted door, and sliced the palm of my hand. This resulted in a tetanus shot and weeks of dressing a wound. I was lucky compared to a neighbor. She was struck by a falling door and broke her back. No joke. She fractured several vertebrae and is still dealing with the repercussions of her injury.

I can continue and would love to do so, but I feel my examples above will highlight the serious issues with the poor management of the property. Lawrence sends a threatening letter every year stating that we won't meet our reserve quota. The way the letters are scripted to be threatening and downright scary. We are told every year that we will face a large increase in our monthly HOA fees if we don't waive meeting the minimum reserve fund. Usually, the owners roll over and vote to waive the reserve just due to the threatening nature of the letters. In the end, the HOA fees increase and yet nothing gets fixed. I have seen an annual increase in HOA fees but a decline in the state of the property.

The staff at Lawrence is unresponsive, disregard owners concerns, and are frankly masters of evasion. In my opinion, they are only concerned with maximizing their profit at the expense of the property owners who employ them. In summary, do your due diligence and avoid any property that is managed by Lawrence Community Management Group. I would encourage you to reach out to myself and other property owners for more details regarding their lack of care and concern for the people they are supposed to represent.

I sincerely hope that someone reads this review all the way through and seriously reconsiders buying or renting a property managed by Lawrence. Do yourself a favor and run away from Lawrence managed properties!

Zero rating. They don't answer phones or return calls or emails.
If you stop in to talk, they are not available to see. They don't fix any repairs and the place has gone downhill fast. We pay a fee for nothing! I would fire them if I was on the board.

We just initiated LCMG at our community this past summer and are very pleased with the decision to date. Assessment, response, contracting support, administrative and day-to-day owner support, communications and management have all been comprehensive, professional and friendly. John C is our community manager, and he is involved, available, professional and knowledgeable. It was a smart move for our community.

Regarding the fire August 2022, some may disagree with me, but I have to give Lawrence Mgmt credit for hiring Integrated Restoration. Tom Stuckart was monumental in the rebuild process. Tom fought hard against Travelers Insurance Co. ( they have since been replaced by Lawrence Mgmt) to get the best materials to complete the rebuild. Most ppl don't know what it takes to rebuild after a large fire, especially when you are not dealing with your own insurance company. Emotions are high and you can't move forward because you have nothing to move forward. Tom did retire at the end of the job and Ricky Kertis took over Integrated Restoration to complete the job. It took way way too long and it's far from perfect, but I have to admit w/o Integrated Tom/Ricky we would have had to file bankruptcy. It is good to start feeling like home again. Thank God for good neighbors who also helped keep biting at the ankles of the day to day process. You kept the light shining ✨️
