My two years with IPM were fantastic--especially in comparison to friend's experiences with other Ann Arbor rental companies. IPM was responsive, timely, communicative, and fair. Marina and the team helped me through my confusion of renting for the first time; they got us a new refrigerator within a day; they sent someone to check our leaking ceiling that day and then fixed it within the week; and they cleared the fallen tree in our backyard and left behind chopped wood for us to use in the fire pit. They even fixed some things that we didn't ask them to (a new dishwasher, the front porch railing...). We were quite responsible, neat renters and they responded in kind!

However, that level of responsiveness came only once they knew that we were good tenants. When I first moved in, it took a lot longer to respond to requests (Marina/Kelly were usually the quickest. Anne just talked in circles.). The property also showed its age--few of the floors/walls/windows perfectly fit together and the backyard never grew grass.

Overall, a dependable rental company! Highly recommended!

Terrible leasing company. They are very predatory: they do not make it seem like you are in charge of your utilities until you have signed the lease. They charge you for individual maintenance items that are included in most other leases. They charge prices that are not competitive with the rest of Ann Arbor, and their houses are rundown and poorly insulated. Would stay away at all costs !

If I could give this place negative stars I would. They were literally the worst leasing company I have ever encountered in my life. Everyone there was extremely rude, and they had worst customer service than Comcast. Different people always gave different information, or tell different people in our house opposite things. I will tell everyone I meet to never rent from these people. They only uphold their policies when convenient for them. ABSOLUTELY HORRIBLE!!!!

PS - I wrote under a different name, for fear that they will take money from my security deposit. Yes, this is something they would do!

IPM has nice houses but they’re over priced for the area and rip you apart with fees and charges. They’re very intrusive when it comes to dealing with their tenants and lack a lot of accountability when it comes to returning security deposits. Make sure you take pictures of the house before move in if you rent from them, otherwise they will charge you. Overall I had a bad experience renting from IPM. Try to stay away.

Poorly managed local business. Crazy policy related to paying rent / security deposit up front (before move-in). Confusing amount of pre-move-in paperwork. Typos and incorrect information in the first two leases that we were sent, we signed the third and even that incorrectly had our lease end a month early - they wouldn't change it. Equally crazy sub-lease procedure. Another round of typos and incorrect dates in our sub-lease paperwork. Upon move-out, they tried to deduct a portion of the security deposit, we claimed their deductions were "normal wear and tear" and they agreed with the rebuttal - seems a little shady, like they're knowingly deducting for things that they shouldn't and hoping tenants don't rebut. They walked in on the upstairs neighbor when showing our apartment because the agent got the two confused. Lots of disturbances / notices-of-entry. Hard to communicate with.

I can understand one or two mistakes - they happen - but our experience was of a pattern of a poorly managed business. I would rent from any of the big / corporate landlords in town before renting from IPM.

Note: Three of the nine five-star reviews here are from IPM employees or associates. Kelli and Hannah work in the office. The owner of IPM, John Wade, is a broker at Savarino Properties which shares a building with IPM - I assume Julie is a relative of some sort.

Investor's Property Management is the worst leasing company. I would only use them as the very last resort. Literally only if there's nowhere else to live. Here's a recap of my experience with them:

At first things were fine during the summer. The house was ok, nothing major was going wrong so I was happy. One day they called and asked me if I was aware that there was a groundhog in my home and that's where it all started. I was very freaked out that a groundhog had gotten into our home and when I came home, it was nowhere to be found. IPM blamed it on us, said that we let the groundhog in, which couldn't have been true because we never leave our door open. When we caught the groundhog we thought that it was going to be ok, but a couple of days later came home to a trashed apartment. Our blinds were ripped to shreds, trash all over the house and things knocked over on the tables. Turns out there was a second groundhog in the house, which means they were getting in from somewhere outside. When we spoke to the neighbor to figure out what was going on, he told us that our house has had groundhog problems for the past couple of years. He's seen traps set outside during summers (this was never mentioned to us when we were signing the lease). So here we come home to a trashed place on a Friday after work hours and conveniently IPM management is closed for the weekend. There's literally no way you can reach them but only reach maintenance. Maintenance is only trained to take care of minor problems but were not trained to get rid of a live animal. I called creature control to take care of the issue and paid out of pocket, thinking that I would get reimbursed. Well guess what. IPM refused to reimburse us the full amount because they said we shouldn't have called creature control until Monday (which is when they had a cheaper rate). To this day they still haven't fixed a hole in the basement of the house and groundhogs can get in at any point in time.

Then the day before my GMAT my ceiling started leaking on my bed. There had always been a suspicious big crack in the ceiling but I never paid much attention. Again, IPM was out of the office until Monday and maintenance came out and said they couldn't figure out the problem. The ceiling then leaked again and they blamed it on our sloppy showering. The ceiling is still leaking on my bed and IPM is blaming it on us. They refuse to give any compensation for all of this trouble and can't seem to understand our frustrations.

I am currently not able to use my bedroom because the crack in the ceiling is in the middle of my room. It's ruined both my mattress and my bed. Please save yourself and avoid IPM as your management company because if anything goes wrong then you'll always be blamed for it in my experience.

If i could leave negative stars, I would. This is the worst, most laughable management company I have ever encountered in my 30+ years of real estate experience. My son rented from these irresponsible lunatics who will constantly overcharge tenets and will never admit to making mistakes. Every billing statement will contain something that it should not. Unless you are extremely diligent, prepare to be robbed by IPM.

Terrible management company. Absolutely disgraceful when it comes to communication and accepting responsibility for their mistakes. By the way, they will make many mistakes with respect to billing and doing work on your property so you must constantly watch over them and make sure they are not charging you for things they are not supposed to.
