This company took advantage of us as military out of town property property owners. They failed to provide oversight of the condition of our property and then charged us over $6,000 in repairs to the property upon tenant move out. There was also a leak from the kitchen that the tenant did not report and damaged the basement, no accountability held to the tenant or by the management company. Upon move out, we were charged $2500 for a handyman , $850 for yard work, and $625 cleaning fees. We firmly believe none of this work was actually done and have witnesses, pictures, and video to prove it. Additionally, the tenants were smoking weed in the home and the property manager said “well we can’t prove it so there’s nothing we can do”. We had to repaint the entire home. Property management was also aware that the tenant had not been current on their water bill in over 3 years, yet they never passed on that information to the owners so we could anticipate other problems with the condition of the home and lifestyle of the tenants. We could have increased rent or been more prepared for an expensive preparation to sell, but Integrity did not care enough to inform us of the problem. Lastly, after having questions about these charges , integrity went 30 days not responding to emails, calls, or texts and then responded to 1 of my 5 concerns in addition to informing me that they were putting a lien on my home to prevent the sale in 48 hours.

Ben and this company are crooks. Shameful unprofessionalism, lack of communication, and lack of property management. We paid them for 3 years for a service we did not receive and Ben has still not taken accountability for his failures or apologized. I would give them less than 1 star if I could.

No integrity or accountability. We were promised professional cleaning and landscaping prior to renting, neither of which were completed. Instead, we have moved to a disgusting rental filled with dog hair and grime, even in the bedroom closets! See the photos for the state of the bathtub drain. "Landscapers" were eventually sent to faux landscape the property. The leftover weeds are at least 2 feet tall. We are highly disappointed and disgusted, and we can not wait to leave this place and this management company.

Absolutely no “Integrity!” Family has been without heat for a week. Ben sent us 2 very small space heaters to heat a 2700sq/ft house, and probably a fire hazard if we run 24hrs. Clearly an idiot! 400lbs fence being held up for 6 months with a single 2x4, not very safe but Ben doesn’t care. Just reported Ben and the homeowner to the government. Avoid the headache and find a better business to work with. Protect your family from this fraud.

"This property management company breached our contract by allowing unauthorized animals in my home without my knowledge or consent. This was a serious violation, as I had explicitly stated no pets due to allergies. When I raised concerns, they were dismissive and did not take responsibility. Extremely unprofessional and dishonest—if you’re looking for reliable property management, I’d strongly advise against using their services."

Awful. Not only was the service horrendous, work orders were never completed or bushed off for 10 months. Our agent, Amanda, was horrible. She did not communicate and required us to reach out several times to finally get a message back weeks later on several occasions. We received our security deposit back and they had charged $780 for cleaning when we had cleaned the house dilligently. We were told by our agent that cleaning wouldn't cost more than a couple hundred dollars. I cannot stress enough to never sign a lease with them.

We went to an automated showing of the house at 10207 Bentwood only to find a chicken wing on the kitchen floor, boogers on the walls, trash in nooks of rooms, drawings on door jams, children's neon paint in the carpet, possible wood rot in the deck, and dog urine in the basement carpet. I called the company to speak with someone about this and not only did I have to go through a menu to reach someone but I had to do it twice and both times they said they'd have someone call me back within 24 hours. It's been 48 hours and the weekend is here so I'm assuming they just don't do legitimate business at this point. The bones of the house were great but it's super obvious to us that this company doesn't care about the house or prospective tenants if that's the condition that they'll let it stay in for showings. I guess we dodged a bullet. Thanks.

Edit: why would you reply to this almost a year later? I DID call you and you never got back to me. Please don't pretend to care.

We submitted an application 5 days ago and couldn’t even get anyone on the phone or to call us back to answer our questions.

We did however receive emails from someone named Megan at the end of the 2nd day trying to reach someone saying there were applications received before ours and they were processing those. Yet, they were still accepting applications on the home.

I still tried to call to get someone on the phone to ask our questions and clarify our application status, and was sent to voicemail boxes with no return calls until today receiving an email stating that the home was leased and they were refunding our application fees. So that’s nice at least.

Communication sucks. Bad. But they obey the state laws! 😅

My experience with Ben at Integrity Realty was outstanding.

I had a tenant for three years while I was living out of state. She was a great tenant and left the place looking as new as it was when she moved in. I needed help finding a new tenant and turned to Ben at Integrity Realty. My primary goal was to find a reliable tenant that would take care of the house. My new tenant has been renting for 5 months now, and has turned out to be as great as my last one. I was particularly pleased that Ben was easy to reach and gave me honest feedback on the applicants so that I was minimizing risk. He was also very considerate of my prior tenants time and needs as he was showing the property to potential tenants. I highly recommend Ben and will be back if/when I need to find another new tenant.
