An order of protection was needed for your tenant. Renting again before cleaning up the garbage, damage? You just lost a great tenant because of renting to a gang. Next time you write a letter claiming I am racist (lies), my lawyer will have you in court for it. The next time Kerri Jones or anyone from your company blocks my driveway again, the police are aware and will write a citation and tow you like they have to tow your tenants who trap me in my driveway and then threaten me when I ask them to move up a foot. Your "manager?" KERRI JONES IGNORED ME COMPLETELY WHEN SHE BLOCKED MY DRIVEWAY AND WALKED TO YOUR 10626 THRUSH PROPERTY. WHY? WHY WOULD SHE IGNORE MY PLEA TO MOVE UP AND IGNORE ME COMPLETELY? I was friendly! I HAVE A LAWYER NOW. QUIT harassing me.

The new family upstairs are good people. I feel bad the troublemaker still lives there. Downstairs flier on their door ended up on my lawn behind my fence, see photo #squatters 😔

They have been managing my rental for the past 6 months, I was waiting to write the review to ensure everything was smooth. They leased the property in 10 days for me, communication was on point without any issues. So far, I’m very pleased. I had 2 other management companies before and was ready to give up and sell the property, I think I may have now changed my mind and may be potentially buying more. Statements come on time; when I had additional questions everything was answered and provided. I’m very pleased with their team.

ABSOLUTELY HORRIBLE SERVICE AND WILL STEAL YOUR MONEY WITH NO SHAME. I own a few different properties and figured I would see how IIP would perform. Needless to say, it was all one big disappointment; STAY AWAY FROM THEM.

They had quotes sent to me for $2,000 from IIP to paint ONE basement wall. Likely from a contractor they knew so they could receive kickbacks and prey on unknowing clients who aren't as knowledgeable. (I got my entire home painted for less than $2,000 with sanding and trim / moldings refinished for reference)

On top of this, they've had the property for around 2 months and couldn't find a tenant. If you're an experienced landlord, you know this only takes 2-3 weeks.

Furthermore, I had a contractor working on the home when a little 18 year old kid came by asking questions about who my contractor was. He claimed he was there for a property checkup. IIP is sending their 18 year old son to check up on our properties and charging $125 per checkup? That's the only reasonable conclusion I can come to.

IIP takes forever to respond to emails and phone calls and they use virtual assistants who don't know a thing about management or your property.

They charged me $600 for lead paint testing MONTHS ago while I paid for an expedition for the results and I STILL haven't received the results. I told them to send me the report and they never have. (It's been a month+ now). So I guess they just stole my money? They also had the balls to charge me ~$110 through AppFolio for a gas bill that I paid online through Enbridge myself; WHY IS IIP STEALING MONEY FROM CLIENTS?

After expressing all of my frustration, they actually gaslit me and defended themselves to keep the $500+ property reserve I had on file. Stating that they incurred marketing expenses and time in the home. Excuse me? Everything done to the home - I PAID FOR. Marketing? It takes one hour to put up a listing and syndicate it to multiple platforms to 'advertise' it for rent. They over exaggerate their expenses, gaslit me telling me that I was being irrational and non-communicative when I literally pointed out every screwed up thing their company practices.

After nearly $4,000 in useless 'fees' down the drain with this idiotic company, I've taken this property back into my own management and everything is 100x faster and smoother than ever. Everything this company does between its practices to its AI-generated photo of 'Violetta' in its email signatures is FAKE. STAY AWAY FROM IIP AT ALL COSTS. You will regret it!

I will be filing a complaint with the BBB as well and I advise all others to do so as well to prevent others from becoming victims of their unethical and scam business practices.

My first two years was fine. I think they have new managers because they rarely answer the office phone or return phone calls. They went from charging a $50 late fee to 10% of rent late fee which is ridiculous Also with this 3rd year lease, they require you to pay $48.50 A MONTH additional to rent for "maintenance " yet I've waited sometimes more than a week for things to be fixed. I definitely will NOT be doing a year four.

So fat they have been great every time there is an issue it’s minor or the company has someone come out to fix it quickly. Dealing with IIP has been overall a great experience with the exception of the property manager Janice she was and professional but when it came to general information she was unsure or gave us wrong information. A couple of examples are she gave us the wrong amount for the deposit which was in the form of a cashiers check. I drove an hour from home with the check from my partners account to make our initial downpayment. We had 1200 something which is what janice told and confirmed with us the night before however it was wrong. We were supposed to deposit just 930 and because we were over the amount you couldn't take it. Since it was my partners account initially I couldn't go to her bank and exchange. I had to go to my bank, take the money from my own account and get a money order. Fortunately I had the money to do so but it created such a hassle. We were told it didn’t have any central our which is fine we went and bought two AC units when wee moved in. Fall approached and we need to get our heater working. You had someone repair it quickly which we appreciate but then the contractor said there is an AC unit attached to our HVAC already that works. These are just two examples I can think of off the top of my head. Ultimately we are happy with your service very minimum complaints at this point.
