They broke into my home shit the water off somehow, everyone keeps telling me that this is illegal. Called my attorney, called the water company. Me and my husband travel for work & came home to no water even though I pay a water bill. We have had a horrible time getting our water on in our own home. They went through all my personal belongings. We have pictures as proof and luckily videos as well of the people going through my drawers and private stuff. They never will answer the phone, now if there is something in my home loan contract the lawyer will find it but however I know they are not suppose to dig through personal belongings. They winterized everything and shut my water off somehow in the house. It’s a shame this level of invasion of privacy exists.

After a tree fell down from one of their properties on Saturday I spoke to the after hours rep who said that there was nothing that they could do about it until Monday. Mind you this tree was blocking a driveway and came across two houses backyards there was an emergency between Saturday, and now today is Thursday and there is nothing that they could do about that. The driveway is a one-way driveway, With surroundings blocked off and they have a small child that lives there. After speaking to them on Monday, I was promised somebody was coming out. Nobody showed got a text message saying that they were coming out on Tuesday. Nobody showed called and spoke to the receptionist on Tuesday. They said that they had notes that somebody was coming out yesterday, nobody came to my house. Nobody came to my neighbors houses, and I Called in yesterday and asked them what was going on. They said that the office was closed and that nobody will be coming out. I got a call today saying that somebody came out yesterday to Assess the tree And that they would be getting bids to have the tree removed only. Did not offer to cop and see for everything that the four neighbors had to do in regards to getting the driveway cleared clean up as much as we possibly could as well as renting a chainsaw. Because there was “nothing that they could do” And then she ignore residents for a total of five days and give them the runaround and show little to no compassion about what they caused for. Everyone involved is absolutely insane. I highly do not recommend this company at all.

Guardian took the Liberty of breaking into my mother's house after she died from cancer and did the following with no notification AFTER I had called them in March to let them know the property is not "abandoned" and we were actively prepping it to sell:

1. changed multiple locks on doors, adding lock boxes so that we cannot access the house from the side or back door any longer.
2. Padlocked the storage shed in the backyard So that we cannot access that and preventing us from getting to the belongings stored there, and cleaning that out.
3. Installed railings in the basement and attic stairwells that we're not asked for or needed (the one they placed in the attic protrudes too far, preventing the attic door from closing.
4. Painted the stone basement white.
5. Removed a section of pipe that connects the main water line to the house, and taped up the toilet so that not only can no one use the bathroom there while we are working on the house, but we also cannot use the water to do any cleaning.

When I called multiple times I was told they'd "pass it along". The last call I made I was promised an escalation callback by EOD today which we did not get.

Now I want to reiterate here that none of us were contacted about any of this aside from notice taped to the door in March which I called and resolved, IN MARCH a day or two after the notice was left. We have been in contact with the mortgage company this whole time and neither party notified us of any of these "work orders" as Guardian called them. **The mortgage company has said that they did not call Guardian to make these changes to the home when we spoke with them earlier today.**

These changes above were made recently, as the paint in the basement is still wet.

So, in summary - this company will illegally break into your home and alter things, and prevent access to your property and belongings, all without notifying you. Then they will neglect to resolve the issue and dodge your calls. If there was a zero star option, that would be appropriate here. STILL WAITING for that call back!

Had signs up all over my house inside snd out and actually they went in my house without me knowing I never got any notices & my ring camera was dead. Drained all my toilets, hot water heater, turned off the breaker box and everything, went through my drawers, tagged everything, this feels like an invasion of privacy & trespassing. I am a travel worker so I am not home a lot. But am there monthly and have family come and go. Come home and my entire home had been rummaged through and “winterized” I get trying to protect assets and what not but I never got any notices no mail or phone call. WTH

I've called this business on numerous occasions, and most of the time no one answered the phone. Voice mails were left, and I didn't receive any response. How am I supposed to schedule an appointment for an inspection for my mortgage company if the employees don't answer the phone 🤔

What a terrible company. They’re saying a house that was just power washed yesterday and has cars in the driveway every day is abandoned. The very threatening notice was left on my door while I was just at work for the day. I’m not sure how stupid someone would have to be to think my house is abandoned. It is absolutely ridiculous. Do they hire blind people to do these inspections, or just idiots?

This company posted a notice on my door DURING THE HOLIDAYS saying it was vacant and it isn’t. I see other comments about this as well and I can’t believe this is legal. This was during the holiday, so thank you for letting the entire neighborhood think the property was vacant and potential break in. They keep replying to reviews saying they are hired by the mortgage company but it seems very odd the amount of houses they are marking vacant that aren’t. Seems like they are doing a terrible job and shouldn’t be hired by any mortgage company. They didn’t date it or anything. Trespassing.

Hey Don't rent through these people. They don't care about you. When I first moved into my unit, they didn't have heating in air air 2 months then?
It takes them away months to come fix. Other things, like the circa breaker need to be replaced, and I don't know the house is falling apart. It took the months to complete the gutters out when they were supposed to have their done before I moved there and things just consistently keep breaking. It's hard to get in contact with the property manager will call William whatever his name is. And I am sick of me. These people fortunates, scam artists, they don't want to, they just take your money and they don't want to fix nothing.I'd rather just work with the homeowner.Personally myself
