Home is where you make it... I had an amazing experience with GHG AM, because I wanted it to be amazing! Unfortunately due to unforeseen circumstances, I’m not able to continue renting from them. Every request that I had was addressed immediately. Especially from two amazing representatives from their company. First was Ashley, she was responsive and attentive to all of my questions with leasing and procedures. Then of course, there is sweet Lynn. Every promise that was made had been fulfilled. Always responsive and helping me get to a solution rather than presenting more of a problem. These are people that I’m going to miss dearly and I look forward to another opportunity in the future to lease with again.

expressed my concern to the office about all the huge roaches and brown flies that would manage to come in through my kitchen cabinet, they never fixed it. on top of that, the maintenance guy would always come in unannounced at the times that he wasn’t scheduled to be there and had used my bathroom when i wasn’t home and left urine on the toilet. complained to the office that i had been lied to by the leasing agent that there was laundry on site and ample parking, both a lie. the property manager said they would get back to me to see how i can go about terminating my lease, never got back to me and conveniently they sold the property within 2 weeks without resolving my issue. do NOT sign a lease with them, extremely unprofessional!

Absolutely worst experience in a rental property. Upon my first day there, a tenant who lived for about 10 years in the complex advised me to cancel everything, I did not listen, regretted it daily. Please do not be fooled by the pool or the fully-furnished units.

1) gates never functioning, paid 50 dollars for a new clicker TWICE, still non-functional. 3 guest parking spaces for a property that has over 6 families.

2) roaches, everywhere especially the kitchen and never acknowledged this, have to do home remedy.

3) horrendous plumbing. I came home from work to an entire apartment flooded with sewage, photos provided, no apology or offer to clean. Also had a huge leak in my kitchen which left exposed ceiling for about a month due to no maintenance workers on staff.

4) inhumane treatment the final week of my lease being up. I called to confirm a payment and the landlord never had the decency once to call me, instead placed a note on my account for non-renewal and I was forced to move within a week. Complete balance paid within the move out period. Upon moving completely during a pandemic, having to live out of my car, I am being told they need 30 day period to return my security deposit. Something I need to survive at the moment. I would never in my life expect this treatment and absolutely advise anyone not to move to this property.

I just signed my lease renewal for my 3rd year with GHG-AM. I rarely write reviews for anything but i am compelled to help others like me find clean, safe, fair-priced properties. I am a young professional who has rented many different types of properties and had many different types of landlords....BY FAR..this is the best company i have ever rented from. I have never been more comfortable with the maintenance men than the guys that work for GHG-AM....They are kind, respectful, and fix issues correctly and immediately, i have even forgot and left money out in my home and never a dime was missing. I have never had bugs, i have plenty of hot water and they keep everything working properly. They keep up with the outside and landscaping just as well. I am most impressed with the beautiful ladies of GHG-AM that work in the office. The best word i can describe them with is sincere, they are professional, kind, and most of all competent. They actually care about their tenants...which is VERY hard to find. Ashley, Natalie, Ynelis, and Diana have changed the way i feel about renting. I hope this helps others like me find their home.

Horrible, absolutely horrible. I am a tenant at a newly acquired building by them and I have to say that this company is your worst nightmare. To begin with, they do not understand how to properly treat tenants, hitting them with a $300 price increase in rent without any means behind the increase. They "say" that renovations are in due order but these changes take weeks to do. GHG hires the absolute worst workers who do not have a care in the world for how you, your apartment, and items are treated. Just recently my whole balcony was pressure cleaned without the proper notice. They believe that taping a paper saying "remove items from balcony" onto your door without a specific date of this pressure cleaning and is "proper notice". Imagine had I been enjoying the nice day out of my balcony and I had been sprayed with high pressure water? Absolutely outrageous. To further complicate my living experience these renovations are not completed in a timely manner, with a hallway floor renovation taking 1.5 weeks to accomplish. As well as this outrageous covering of my windows to supposedly paint the building which I was not notified of and had my complete privacy destroyed when I see a man on a crane right outside my window taping plastic shut onto the window.

Overall this company is one of the absolute worst experiences I have ever had with any landlord. I prefer my old landlord over this supposedly "professional" property management company. They serve no notices of renovations, increase rent prices without concrete reasons, don't tell you about the spraying of your balconies, and the coverage of your windows.

Poor; communication, people skills, management, and a overall nightmare of an experience living with this property management company owning the place you would have once called a peaceful home.

We moved to the building owned and managed by GHG on 162nd Street after 14 years being on Biscayne Blvd and it was probably the best business decision we made in 14 years being in business. The whole office is extremely nice, courteous and professional. Their broker Ashley is always attentive, great listener and if you have a problem she takes care of it right away. Dario (project manager) always on point, organized and takes care of anything you need immediately, Lynn...sweetheart from the first day we walked into their office to see the place (wish she would work for us since it is a huge problem in Miami to find someone like her). The whole office is great, friendly and attentive. Could not find a better landlord and management company. Thank you guys!!!

They bought the house we were renting on the middle of the year lease. Ignored completely our request to fix underground pipes. They refused to reimburse me for the fix $800 (or take the amount out of the rent)
They tried to break our lease only offer on 1/3 of our deposit and asking us to leave in 6 days.
And also changed the locks of the house before the lease was done and before we could even finish moving everything out, even tho we paid the full amount of the last month of our rent.
Seriously the worst experience ever.

I've been a tenant for 4 years now with GHG AM LLC, and I must say i am very happy with them, especially Ms, Ashley Ochoa the best office manager ever! Whether times are good or bad they are always ready to help out, whether, it's day or night, holiday ect. They are the best ever.
