Everything went to hell as soon as EMG came into the picture. It takes EMG days or sometimes weeks to address an issue, maintenance requests are sometimes ignored or denied, and most importantly EMG has been up charging us and spending our money unnecessarily on such things like "winter landscaping". Everyone, including the manager completely lack any kind of communication skills. Office hours are conveniently only 7 hour a day, 4 days a week. There actively trying to avoid any kind of work and Erica the manager/owner of EMG never answers the phone.
In conclusion, Executive Management Group does not have your best interest at heart. I don't know if they're just lazy and in over their heads or if they're greedy and corrupt. Either way, watch yourselves when dealing with these animals!

P.S. I plan on contacting the board to suggest a termination of our contract with EMG, also plan on opening an investigation case with the BBB for their bad business practices.

In response to this companies response, clearly you do not take customer service, accountability or transparency seriously or myself and many others would not have been having these problems for years. Yes YEARS! I rarely reach out, but when I have the service is always poor from Erica, and that is counting no service as poor service. If you truly want to do better show it in actions, not in some scripted copy and paste response.

Yep- let's share a update. They continue to be horrible. I am pretty sure they should check Erica's phone, because as others have posted she does not return calls. She never answers her phone, but the person who answers has to transfer you to her, being our community manager or something along those lines. Leave a message and never hear back. Maybe they should get the phones lines checked since she cannot make outgoing calls. Haha I am sure they are fine she just seems to be a horrible person. that gets paid to do a job she does not do. What kind of person gets that insane amount of money hoas pay them and can't bother to pick up the phone. Apparently money doesnt buy class, morals or customer service.

Wow, what a horrible company to work with. Information asked for never provided. Scare tactics to get people to vote the way they want. Cancel meetings. They want millions of dollars being paid to be voted in, but refuse to provide paperwork.
They give you the run around about paperwork, and waste our time. They get paid alot of money and hide behind email. Disgusting way to do business. They are dishonest. Stay away! You can save time and dont bother with a crappy response that you seem to post on every bad review. Clearly it is your company that is the issue.

As the current Board president, I'm sorry your home sale was affected during the "high perils deductible" period of our master policy, which lasted only seven months, from November '23 to May '24. Unfortunately, you weren't the only one impacted.

Insurance rates rose by 55-65% from 2022 to 2023, forcing many multifamily and covenant-controlled community Boards to make tough decisions at the end of 2023. Rising costs from natural disasters left volunteer Board members in Colorado struggling with higher insurance expenses. Some communities even lost coverage as insurers left the high-risk market due to hail, wind, and fire.

In late 2023, many communities opted for higher deductibles for perils like wind, hail, and fire, aiming to save their community money. As you know, this negatively impacted sellers and buyers. Once the new Board became aware of this, the wind and hail deductible was reduced from 10% to 5% in June 2024.

While EMG facilitates purchasing the insurance policy, the Board decides on the policy. EMG has been prompt, and thorough in carrying out the Board's requests.

Back in November, this HOA company purchased liability insurance with a deductible that made my neighborhood DISQUALIFIED from Fannie and Freddie loans. (If you don’t know what that is, look it up.) in short, it means that only buyers with cash or private loans could purchase units within the neighborhood.

You know how I found this out? Because the sale of my house fell through! And yes, it is directly the fault of this HOA management company. But oh, they had a new policy. They just didn’t communicate it to the residents. So had they just been diligent enough to communicate and/or put it on the homeowners portal, my house could have been sold. But nope. If you need important documents, better ask because they don’t give a flying F about upkeep of their documents. I literally had to ask for a prior year approved budget be put in the portal 3 months after it was approved. Bruh.

You know how these guys responded? Condescendingly with a, “oh yeah, we got a new insurance policy, here it is. No need to get snippy.” Bruh, you literally caused me to lose the sale of my house because of your lack of integrity.

There was absolutely no accountability on their part. They do not seem to understand that their actions have affect on others and while their intent may not have been malicious, it still caused massive repercussions to their residents. The only reason the sale of my house fell through was because of their lack of communication. I didn’t get an apology. I got a 1-word email back.

Executive Management came in and reeked havoc on our complex, particularly not knowing the HOA guidelines of the exterior of the units. I argued with them about my rights as an owner, and they could not just tear down a patio covering based on what Executive Management thought, without an inspection. They tore down my 25+ year patio covering anyway. Nothing was wrong with it - installed it according to guidelines. They are clueless when it comes to knowing & realizing the extent of their input, going against what the HOA guidelines state Now I sit unable to replace it, and they ultimately got fired. Great job!

Absolute clowns. Unable to keep accurate records. Unable to provide basic contracted services. If you are unlucky enough to have an HOA go with anyone else. They honestly spend more time responding to google reviews and making sure to doxx people than they do helping the folks that pay them. I promise you will want to swear at them if you get stuck with these jokers.

Updated - So notice below in the response, nothing I posted was inaccurate. They just didn't like my tone. But think about it. I pay this company every month and they do not provide the services we need to keep our home in great shape. Instead, the person below collects a salary that I contribute to and their job is responding the litany of negative social media posts EMG gets. They are so bad at their basic gig they had to pay someone to defend them on the internet instead of just doing a better job. Your life is too short to be in business with a company like this, especially when it comes to your home.

EMG is our HOA sadly not by choice. This company is terribly mismanaged. Bylaws, standards, and policies are basically non-existent. This HOA does not promote the value of community and has been dismissive with issues if not responsive. We waste our hard earned money to pay for absolutely nothing. No issues get resolved satisfactorily, there’s always an excuse. Parking concerns and landscaping issues are always recurring pain points. Interaction with the staff is never a pleasant experience and communication to residents needs tremendous work as the language is not inclusive. Situations are not addressed on a case-by-case basis but by what they feel is convenient. There’s a lot of handholding telling them what they should do. It has been frustrating to say the least.
