I had an awful experience renting from Evernest, but rentals can be hard to find. If you absolutely can't avoid renting from them, here’s how I managed to recover most of my security deposit. Keep in mind that their maintenance team is in-house and is a large source of revenue for the company, so they will almost certainly charge you as much as they can (including crazy charges for maintenance requests that you submit while living there).

They charged me $402.30 for damages after I moved out, even though I had reported all of these issues on the Move-In Checklist. I was able to get all but $5 refunded—the remaining charge was for a light that was already out when I moved in.

1. When you move in, take photos of absolutely everything and fill out the move-in checklist thoroughly. Email copies of both the photos and the checklist to yourself and Evernest, so you have a record for when you move out. If you didn't do this initially, ask Evernest to send you copies of the documents you submitted (although who knows if they will - ethical behavior didn’t seem like their strong suit)

2. They have 60 days to return your security deposit. If they return it after the 60 days they can't charge you for damages. I made the mistake of sending them a reminder on day 58.

3. If (when) they charge you for things that were there when you moved in, send this email, along with the photos you took at move-in:
"I am requesting that you return the remainder of my security deposit ($AMOUNT) within 7 days. If the deposit is not returned by DATE, I may need to take legal action to recover the amount owed, including potential damages. Please review section 3a of Colo. Rev. Stat. § 38-12-103."

I sent them a ton of emails before this one and they wouldn't address the specific charges and said "we cannot guarantee a definite timeline" regarding reviewing my disputes and returning my money. Threatening legal action was the only thing that worked for me to get my money back. Hopefully this saves someone else a little time.

Evernest fails to bill appropriately leading to constant notices from the city to turn off utilities and over billing due to disorganization. They then assure you they won't charge you the accrued late and shut off fees while actually billing you for them. They refuse to provide copies of the bills for transparency. I have been trying to speak to them on the phone for weeks and they refuse to return phone calls even when staff assure you they will. They continue to assess more fees in retaliation to contacting legal services and filing a complaint with the attorney Generals Office. Never rent from them, they also don't fix what they say they will to get you to sign a renewal.

3/31/22 was when we moved out after about 6 years of living in the same place 1113 alford st. and they were pretty good and responsive if you have an issue. Typically on it immediately. AJ is awesome and was very helpful. They wanted us to paint the trim and patch holes, paint etc which I thought was kind of weird. But We took care of the place very very good. Also we replaced EVERY blind and spent 100's doing all that so I will give an update on our deposit situation because when we moved in, the place was straight disgusting. Broken blinds. Mold issues, carpet was almost black, smelled like cigarette but we asked them to replace it and they did! They let us paint it bc the previous tenants smoked in there and yuck. So, all in all, good experience and I will respect them by not putting photos of the move in but here are some of after we did major repairs and touch ups before we moved. We did have 1 issue where they said we over paid for months and some had enough over payment for a free month. we were like are you sure? We were ready to pay because thats what youbdo but a year and a half later, after THEIR MESS UP, they tried making us pay 1 months rent for their mistake a year and a half later. 😢 All in all 4 star bc they took care of us but bc we had to pay that money that they emailed us and Said not to worry and guaranteed us that they were 100% sure and a year and a half later we had to come to an agreement to pay an undisclosed amount that we were not too happy about. So let's see what they give us back on our deposit. **Update. We did get a little over half of our deposit back. They did us better than expected. Thanks AJ Jones for always being on the ball!

When we first moved in, they gave us the wrong move in date but then listed the correct one in the lease so there was a bunch of confusion surrounding when we were actually supposed to move it, which caused extra charges on our end with our previous apartment. Then, most of the maintenance requests we put in were determined as "resident charges" because apparently when things break over two years of living there it's always the residents fault for using it "incorrectly." Whenever we sent emails out needing assistance, a different person would most likely answer each time and when they didn't want to respond to certain emails they just wouldn't. They wouldn't give ample notice before additional maintenance fees were put into the portal, sometimes marking them as past due well before we could even see the charges in our account (this happened twice). We put in a request to fix our roof because it was leaking and it took almost a YEAR for them to actually get around to fixing it and they sighted "weather" as the reason.. however, we put our request in back in at about late spring/early summer of 2023 and it didn't get fixed until March of 2024.
Additionally, they would send someone out to change our filters on the property and no one at our location ever received any notice that someone would be by but the technician would always claim that we were notified. They also have you pay for a resident package that basically charges you $40 a month just to use their online portal and get filters delivered because we never saw any of the other useless benefits that came with it. We recently sent them a long email addressing our grievances and they only responded back to the parts they wanted to which again only adds to the frustration. Also, when you resign your lease, they charge you a fee ($200 for us just to renew it which is a fee I've never had previously. I feel as though I could go on and on about the bad things with this company but here's what I really mean to say is:

When we were told we would be getting a new property management team taking over, we could not have been any happier. I've rented from several companies in the past and this was by far the worst experience. I don’t recommend this company at all.

Do NOT under any circumstances trust these people with your property. I signed a contract with Onsite to manage my house, but shortly after it was purchased by Evernest. Onsite was good. Evernest is the most unethical and unprofessional company I have ever dealt with. They rented my house to people who did not pay rent. Then when I had a good tenant, the furnace went out and they failed to do anything about it for at least 5 days in the coldest part of FEBRUARY. This is a violation of the law. They only took action after my tenant got a lawyer involved (They also didn't notify me until my tenant hired a lawyer). Too many other problems to mention. They don't give a crap about your house or your tenant. They are, however, very good at making sure that they get all of their money.

In response to the comment about a home warranty: that is a complete lie. I purchased the home new. It came with a one year warranty from the builder. By the time the furnace went out the home warranty was expired. Don’t lie I will keep editing this post.

Think twice before hiring this HOA management company. They have had three different names in less than a year so that should be one clue for you. Ask anyone at Mountain Gate at Mariana Butte how much they like and respect Ascend (3rd new name) HOA management company. 👎

The worst property management company I have ever worked with. I had a review of 4 stars up because I was able to break my lease in the end. However, it is now 4 months after the lease has been broken that I am having issues with this company AGAIN. The electric bill that Evernest stated they would be paying for and taken care of (it was almost $300 due to flooding and having to run high powered fans for 2 weeks), is now in COLLECTIONS. Something they told me they would fix for me and was part of the terms of breaking my lease is now the reason I'm in Collections. This company does the BARE MINIMUM to try and swindle their customers. They are never in it for their customers, they are ONLY in it for money clearly. And if they are so dysfunctional, they need to have fewer properties that they manage. Appalled and disgusted are the tamest words I can use. Do yourself a favor and run as far as you can. Any property management company in fort Collins would be better than Evernest. They should be ashamed, but turns out I can't even get a phone call back from them. I even have everything in writing. So, doesn't matter how diligent you are, how much you get anything in writing, they will still do everything they can to ruin your future and your day. I should have listened to the dozens of other reviews that said to stay away. Don't be like me and find anyone else to do business with. They do not accurately represent the good that is in Fort Collins.
