They should be shutdown! They will take on properties that the current lanlord is illegally renting out and sweep all the dangerous and illegal situations under the rug.

Extremely rude, hangs up on you, refuses to help you. They act like they don't know what is going on. Employees there blame everything on you to why they act "confused" to the situation. Then, when you want them to call the company they contracted out illegally, to fix the problem for you, they tell you to do it yourself.

What kind of response is that? It reflects almost nothing that I talked about in my review.... Also, what are you meaning by a "meeting" with the roommates when their was no discussion about this, and no roommates would be home. Additionally, there is no reason to have a meeting with us? Your company taking over the lease will be a breech of contract between us tentants and the lanlord. We even tried to call several times and warn you about what you are getting your company into and you all continued to just hang up on us. Your new client which is the landlord of this property you are taking on has never once during our yearly lease come and do his due diligence as a lanlord: even with having five different roommates in that period come and go. Each time, leaving the house worse and worse off. Not once did he come do a walk through or respond to any of our requests to remedy safety violations.

I'm confused to your response as it does not correlate at all to my original review. For being so busy and having no one whatsoever to help any of us out, it's amazing how fast the owner of the company can respond to a review. What a shame of a company!

As far as property management goes, I must say Evergreen is pretty good. The people that I've had to talk to for various reasons have all been positive interactions, even when contacting them out of frustration. For example, a technician scheduled for a 4-8 hour job called out this morning last minute which cost me my work day and pointless doggy-daycare fees. I was extremely frustrated by this. By the time I finally got ahold of the manager who informed me of this, Nikki, she was extremely apologetic and immediately offered to compensate me for my dog's care because of the circumstances. This, and the general pleasantry I've experienced from Evergreen shows me they actually do care about their residents, providing good and consistent service.
For the most part work orders are completed in a reasonable, sometimes even quicker, amount of time. I've grown to really like renting from Evergreen and would again. 🙂

With the colder weather approaching, I noticed my weather stripping was rotting around my front door. Steve came the next day and got me all fixed up!

He took his time, ensuring that my deadbolt wasn't going to be hard to look because of the wider weather stripping. He was very polite. I appreciate all of his hard work, and how promptly the office got my work order processed. I love my apartment, and y'all are the best at helping me keep it in top shape!

1/31/2025...my lease is up march 2025..I will no longer be renewing my lease with them.. the company is best property management team ever.. when it comes to maintenance orders...they are prompt in getting the job done.. and never had any issues paying late.. you just call and they understand..I'm in Jacksonville Florida and they manage the property Im at.. their services will be missed... They do nothing to help the Renter!!! In the building I live in at 824 N. Garfield Ave has had a fly infestation problem for 3 weeks now, they did spray once! They told us we would have to wait another month for them to spray again and won't do anything else for us on the inside of the apartments. They never kept their word on respraying!
They advertise the place for rent is $850 a month, but when you sign papers they tell you that you need to pay an extra $40 for water & trash! Communication with management has a lot to be desired to say the least, and their very condisending! They also don't tell you there's train tracks about 50 to 100 feet away from the building. When you schedule an appointment they plan it when the train isn't scheduled to run.
I asked the maintenance people to have my windows caulked so the flies couldn't come in and one of the maintenance crew came and caulked over the old crusty caulking! Plus they only caulked 2 of the 3 windows! Really! Obviously the maintenance supervisor and her crew have no idea what their doing! Here are some pics of the great caulking job they did! I also had them come in to recaulk the bathroom in spots cause it was cracking. Here are some pictures of that too! Nice job huh! LMFAO! Oh and just to let y'all know the bathroom doesn't have a vent to let the steam out so you have to open the window which is fine, but if you get mold your the one that has to get rid of it! I'm almost positive that if my apartment complex has maintenance problems they all do! The manager of Evergreen properties has asked me to rewrite my review! Can you believe that! Hell No I won't cause its all true! If anything I'll be contacting the Better Business Bureau and adding more!
And now they've passed me on to another person in their office which will make the 4th person I have to deal with!
Just to give you an idea of what the caulking looked like before they caulked here are a few pictures! The maintenance man said the flies weren't getting in due to the caulking! LMFAO!
Subleasing isn't allowed when your trying to get out of your lease.
Kitchen and Bathroom sinks: I'm in the middle of two apartments and my sink drains into the other person's drain. Here are some pictures. The first 2 pictures are of the bathroom sink, the last is kitchen, and the other pictures show what happens when your neighbor doesn't know how to use the disposal.
Got a text message today saying there was a water leak in the building, but of course the management didn't say when it started or what part of the complex was effected! NO DETAILS! So I had to leave work 2 hours early to come check out my apartment to see if I had any damage. I'm glad I didn't, and of course they didn't even offer if anyone had any damage to put them up in a hotel until the damage is fixed!!
I can't wait till my lease is up, and its soon!
If you decide to live here make sure to get renters insurance cause more than likely they'll try and make it"YOUR FAULT'!
Here's the damage I had cause of the water leak as you can see in the pictures, and management said they were gonna fix any damage on Monday, well I guess the water damage wasn't significant for them to fix the drywall and its still wet as you can tell from the puffiness of the paint and the saging!
My next door neighbor got the brunt of it and this happened last Thursday and had to wait till yesterday Monday for them to come fix the problem, and had a huge whole in her ceiling and couldn't use her shower or tub. Once the drywall in my bathroom starts to mold they need to take care of it but I doubt they will! At least I have proof!
In the contract you have to pay for the carpet cleaning which is common for all apartments right, but not at $175.00 for this place! So you either pay it up front or at the end! That kind of money could pay for a whole house to be cleaned!

DO NOT RENT FROM THESE PEOPLE. This is the worst property management company I have rented from. Their maintenance department is super shoddy, to the point they replaced my AC with one that was mis-sized and unable to go flush into the wall leaving an exposed seam to the outside. They also refused to let me into the building or call a locksmith when the building door had become locked (none of the tenants were ever provided with a key to the building and it never should have had a lock on it). Furthermore, they are super shady about returning security deposits, take 60 days to return them, have questionable charges galore, and will refuse to discuss any disputes or charges over the phone. I've also had a very questionable situation with them overcharging for utilities because of an apparent water leak for the building. They are very unwilling to discuss matters or provide documentation for their responses.
