If you want to lease an office, you should read their contract well. I didn't. Basically, you will be liable to fix anything that goes wrong with your space. I have never dealt with a landlord that says - you pay for the toilet fixing or anything else that goes wrong with your space. I think if you break the toilet with hazardous use, sure you should be liable, but if the toilet is old and falls apart while you are leasing the premises because they sure didn't install new toilets, the landlord should replace it at no cost to you. This logic does not apply here. So, if you are ready to be fixing your own stuff, pay for your utilities in addition to rent, as well as pay for their random common area fees, sure sign up. If not, you might as well try finding someone that does not charge you to fix old toilets. I think if you are supposed to fix your own space by yourself or pay them to fix it, then you might as well just buy your own space. Not sure what the point of leasing is if you are paying for all repairs. Or if you want to sign a contract with them, make sure to ask them to replace all your toilets and sinks before you sign a lease. If you are supposed to pay for all repairs, they should have new stuff in ther suites, so there is less likelihood it will break while you are the one leasing.
