We have been renting a house through CFG for just over 4 years. Our experience has been great. Julia, is always friendly and happy to help the times we have needed it. The people they send out when a fix is needed are competent and professional (which is a 180 from our experience with our previous rental company.). They care about the property being in good/safe condition for tenants.
I would consider us low maintenance tenants as we have owned a home in the past so know proper maintenance and try to make sure we adhere to our agreement and treat the house with respect. I would recommend CFG investments based on our positive experience with them.

I rented from CFG and stayed at their 224 Avocado St listing for 2+ years. The property itself is decent, quiet and well kept, but the management was difficult to deal with. The property owner frequents the building, seemingly once a week, and will nitpick over the smallest things. For example, I left my shoes out to dry for one day and got a text the next day to put them in.

As for CFG, we mainly dealt with Steve. He's nice but will give little notice (e.g., 1-day notice) to the residents when it's time to do maintenance. He'll let you know the day before if they need to enter the unit to check the heater, smoke alarm, etc. If you're not home, tough luck - they're going in on their own. Like the other reviewers, I'm not a fan of Laura either - she made a few distasteful/unprofessional comments about my bank account balance. Lastly, they deducted 40% of our security deposit, a good chunk of which for carpet cleaning, citing dirt from outdoors. My roommate and I don't even wear our outdoor shoes indoors, to keep the unit clean. During the pre-moveout inspection, he even thanked us for keeping the place clean.

The most inconsiderate and rude property management team i've had to ever deal with. My husband and I have been living on their 7th st. property going on 5 years. We recently had a baby and she is not taking well to the carpet in the apartment. We asked if perhaps since we have had the carpet for so long if it would be possible to get hardwood floors for the babies health and safety and they refused and said they wouldn't even pay half the cost. Hell of a way to treat your tenants who have essentially kept their tidy apartment as a show room. Can't wait to be robbed by cfg come move out day. Kristi had been great when we first moved in but seems as if costs is now coming out of her pocket. We love Richard, hes the only reason id give out stars.

We have been in the appliance business for more than 40 plus years serving the Orange County and surrounding communities. Within those years, we have built incredible partnerships with numerous reputable and fantastic property management organizations, working alongside them in taking best care of investment property owners and their tenants with appliance repair service and major appliances/installations needs. It truly has been a pleasure in working with Steve and CFG's entire team for decades. Major props to ALL of the maintenance coordinators which we deal with on a very regular basis. Our seamless relationship with each of them allows for us to work in unison to resolve any and all major appliance maintenance issues promptly for mutual benefit. Relating to our services, tenants need to understand that there are many steps involved when requesting appliance service (or any service in general) and need to be considerate, patient, reasonable, and most importantly flexible when it comes to scheduling service. Unfortunately we are living in a very demanding and entitled world and common courtesy is a challenge. As a vendor, we can assure you that we get assigned work orders from CFG almost as soon as tenants make their requests. When you are dealing with 100's of doors, it may take a few days to coordinate with everyone involved in resolving issues.

In conclusion, we appreciate CFG's partnership and wanted to convey that in this long overdue review, in case you are considering them as a property management company. Please trust the reviews for this property management company. During our first showings, Laura was extremely rude and would make offhand remarks to me and my roommate. It was unpleasant but we pushed through and stayed with CFG and the apartment for two years.

After we had moved out, CFG had put an unreasonable charge on our deposit for a cleaning fee on the carpet. They argued it was for dirt that was tracked in, even though we did not wear shoes in the home and excessively vaccuumed the downstairs before clearing the unit. We tried disputing this with video evidence we have, but they stood firm with this ridiculous charge.

It wasn't worth the effort, time, and money to fight this, so we left it as is. No matter how they may respond to this review, it's clear that I am not the only reviewer who is complaining about the suspect charges on the deposit. Very disappointed with how their service ended as we had high hopes in the beginning (despite Laura's remarks).

We do not recommend to anyone outside the immediate area. This company is not friendly to relocating families or out of town tenants. Company policy requires they meet you in person before they move forward. We are currently relocating from FL for work and offered to FaceTime, video call, have my sister tour in person, and fly over for the lease signing. They would not make an exception. This policy drastically (and unfairly) limits tenants to only the immediate area, even when there are clearly more convenient and cost effective options available for families in need of housing or relocation for work.
