I am overwhelmed with frustration! I am a tenant at Aspire Thunderbird and I have had nothing but problems from the beginning. I asked before moving in did they have problems with bugs and was assured that they take that seriously and handle it immediately when reported. I moved in and there were roaches! I reported the problem and they did nothing, I ended up exterminating myself and out of my own pocket! There have been many problems with my unit since. I had no heat all winter and in October I found that the unit was infested with termites. Despite my reports and pleas for help they did nothing. Finally I called to corporate and explained everything that was going on and all Kristin Vasquez (Regional Manager at the time) did was tell them to call pest control. The termite people came but not for another 22 days and then told me that I had to live with it for another 90 days before the pest would start to die off. There are termite nests hanging from my dining room ceiling and dropping excrement and dust from the nest down from the ceiling. I keep emailing and calling trying to get these issues taken care of and all they give me is the run around. Now they have started to use BULLY TACTICS to try to make things uncomfortable for me and to avoid their wrongs. This place is horrible and yet they get their rent every month! They make sure of that. I have asked for the new Regional manager’s name and info and have been denied. This is absolutely unacceptable! If I could give this place 0 stars I would. I have never had this experience anywhere and if I wasn’t living it myself I wouldn’t believe that they would do people this way. Here is a couple pictures of my unwanted house guests just in case they want to say I’m lying!

We’ve lived at Eclipse (managed by CAM Properties) for 4-5 years. The maintenance manager, Angie, has always had a problem doing the bare minimum for maintenance requests. We’ve had issues getting our leaking washer replaced and other broken things are pushed off as cosmetic.

Speaking to her about these issues is met with her being miserable on the phone and arguing with paying tenants to avoid doing any work, even though she’s supposed to be the supervisor. Contacting ownership was brought up in the most recent phone call by Angie, and we would like to get in touch with them as we have no information on them. The purpose of this review and Better Business Bureau (BBB) complaint is to relay this message to the owner(s) so they can understand what residents are dealing with from their management company.

As the owner, a search of CAM Properties and Eclipse on Google and Yelp will show many people talking about similar issues with Angie and CAM Properties in general. The end result of this complaint is that we will comfortably live here for the rest of the year with no fear of management retaliating or trying to purposely delay maintenance requests.

We expect all maintenance issues in the unit to be dealt with promptly going forward, without any disrespect or immature communication from management, and the rest of our stay will be amicable as we have no personal issues toward anyone.

Let's say they're overwhelmed , understaffed or both (how else could you be this careless) on the management end!!

I am a current resident and there have been several unsafe and unsavory situations! Our pool turned green in this heat, when reported they sent someone out . HOWEVER, They came, shocked it and left NO WARNING of strong chemicals present. Then today 7-18-2023 they are doing palm tree maintenance. Again, NO WARNING!!
This is inherently dangerous. I heard loud banging, like the walls were coming down! I came out to see my patio and walkways littered with palm fronds having one fall and hit me!!!

NO WARNING,
NO COMMUNITY INVOLVEMENT OR ENGAGEMENT!!!

I waited 2 months to be able to move in after approval. In the week's leading up to my move I had not from heard from them and could not get a hold of them (I was stressing)!! Finally, the week before my move in date, they got my lease to me!
Of course, apologies ensued and I thought they would be on top of things, I was assured!
Not to be, it's been one thing after another since I moved in June 1st! It started with the place being pseudo clean and has snowballed from there!

MANAGEMENT HAS FAILED!!

I had my car stolen by the predatory tow company they have a contract with (management doing nothing to help), my bathroom flooding, and management not answering the phone or responding when promised! Ect!

It has been more than difficult to become settled and feel safe in a home I felt so excited about!

P.S.
I have asked over and over to be given info to communicate with upper management. It has still not been provided!
I shouldn't have to write a lengthy unsavory public review to be heard!
I want to love my home. I shouldn't have to spend my time dealing with these things, that's why there is a management company in place!

DO NOT BELIEVE THE 5 STAR REVIEWS!! They are FAKE!!!
UPDATE: So I received my refund check date 1/2/25 (see photos) I waited until 1/30/25 to deposit it. Cam Properties cancelled it the next day!!! I received a call from CC so I checked my bank and sure enough they took my money back. Told me my check was at the office. I get there/ they put me in a big room and 3 ladies come in trying to intimidate me. She says since I didn’t sign the NDA, they have nothing to discuss. The fake lawyer literally raise the blinds as I’m walking to my car, smiles/ sticks her tongue out and waves. Like WHAT? Are you 12? I then get an email from Maria stating they have marked me as if I broke my lease and have now charged my account. They will do anything to keep you from speaking up! It’s time I go see a judge!! & DO NOT BELIEVE THE 5 STAR REVIEWS!! They are FAKE!!!

I moved in 12/2. Immediately found a roach problem. The kicker is they have PAINTED OVER 20 roach bodies. I was told I would be let out of my lease, receive a full refund and also all fees (app fee and holding fee). I was told that it is not their fault that the roaches were painted over, that it was a 3rd party vendor to blame. Funny because you have a property manager who cleared this apartment for move in. I have not heard back. They won’t email me back now and don’t return calls. DO NOT MOVE HERE. See pics

I rented from Tesoro, owned by CAM properties, in 2023. AC stopped in the middle of summer on a weekend, it was hell to try to get through to the emergency maintenance line. Additionally, I ended my lease early due to a need to move and because of that, I immediately lost access to my online account so I could not view newly posted rent due (2 months due to be paid if terminating early). I had set up mail forwarding immediately with USPS. I had to call multiple times to get my final statement and in the end never received it until they sent it to collections (which I obviously immediately paid). Now I have to dispute a single delinquency on my rental history because they failed to communicate properly with a former tenant that was always on time with payments. Avoid these big rental corporations if you can!

BEWARE!! They put my friend in a roach motel. Literally painted over MORE than 30 roaches. The neighbors said the roaches were falling from the ceiling and they just painted over them. My friend was able to get out her lease or so she thought! They want her to sign an agreement so that she can’t talk about them or sue. They sent her refund then canceled it. Now they are saying she broke her lease cause she wouldn’t sign an NDA. That’s why you don’t see any other reviews! They strong arm people to remove them! See the pics and BEWARE. We are contacting everyone to get the word out!

This review is for Kristen and cam properties. It's easy to leave a review when your upset over things that go wrong in an apartment. And things do go wrong in apartments. This is not that. My vehicle engine blew. It put me out of work. I got behind in my rent. Really behind. I was days away from eviction. I went to cam properties corporate office and asked to speak to my apartments managers boss. My apartment manager at the time had helped me as much as she could and probably more than she was allowed. So I went to cam properties to try to get out of my lease to avoid a eviction on my record. Instead I walked out of cam properties corporate office with a feeling of gratitude I can't begin to express. Kristen came out and spoke with me and asked what was going on. I told her I lost my vehicle and job. She was compassionate and in no way did I ever feel embarrassed for sharing such a low point in my life. Kristen said to give her a few minutes. When she came back, she had a very doable plan to help me save my place to live and said there goi g to work with me till I get on my feet. This is above and beyond. I cried. I went from days away from being homeless to knowing things were going to be alright by Kristen and the compassion of Cam Properties. So I will leave with this. People, these are apartments. Things break, bugs happen. Give the managers time to get them figured out. They will step up. Those things used to bother me also when they were not taken care of right now. I realized though that life could get alot worse and when I actually need true help right now, Kristen and Cam properties stepped up and saved my place to live and gave me the time need not to be homeless. Please think about that next time when you upset that the short handed maintenance staff is trying there best to help you. Thank you Kirsten.

Racist. They don’t like white people. Majority Hispanic females in office and on different properties they run. My renters rights were being violated and ADA not being able to breathe due to second hand smoke entering into my unit from neighbors smoke. Property supposed to be smoke free. They don’t enforce their own rules. Ive not once violated property rules and they send me ten day notices, but not the neighbors.
