I recently moved to Boulder from Southern California, where I have been a realtor for many years. I do not often write reviews, but my experience with Kristin Herlihy was so outstanding that I felt I had to write this.

She is hands down the best leasing agent I have ever encountered. She is quick to respond, an incredible problem solver and a genuinely kind and compassionate person.

I have dealt with many leasing agents and property managers in my real estate career and she is an absolute treasure - Boulder Property Management is lucky to have her.

Put a boot on my car for not having a plate lease says all operable vehicles must have plates imma let yall decide if this car is operable.
Also extremely vague language in the parking portion of lease what is the definition of operable vehicle?
Has valid parking sticker and everything.
Maybe should switch towing companies or make the lease more clear. This is BS wish they didn’t own half the building in boulder only slightly better than 4 star

This is a money hungry corporation that will heckle you as much as they can to take your money. My fiance and I thoroughly cleaned our apartment top to bottom when we moved out and even rented a carpet cleaner to ensure we even left it cleaner than when we moved in. Still, they charged us for a whole list of items, including a charge for having pets even though we never even had a pet! Now after two years of living in our new place, we parked in one of the same spots we always do which happens to be in front of a Boulder Property Management company apartment complex, and we get a boot even though it has never been enforced that we cannot park there previously. Do not trust this company.

Mixed experience with BPM. On one hand, the leasing and move-in processes were all easy hassle-free. Maintenance requests were quickly addressed and taken care of.

HOWEVER, the excess of unexplained charges upon move-out as well as the cluelessness of office staff makes this company difficult to recommend.

Additionally, the company forced me to continue to pay rent on the property despite my being on active duty military orders halfway through my lease. It did this by leveraging a joint contract between me and my roommate, which would have left my roommate to pay for the entire sum of the rent if I had not continued to pay. BPM struggled to provide alternative solutions and were ultimately unhelpful.

Unfortunately because of these issues, I am unable to leave my experience at BPM with a positive review.

I am an out of state (NH) parent with a transfer student, so definitely thought the process of finding an off campus rental for the school year in the summer (with just one short in-person visit) would be daunting, not to mention the fact that online reviews for many property management companies can be a little scary. However, I can't say enough about Boulder Property Management Company. They have been super quick to answer emails and never tired of our questions. The process from seeing the place to signing the lease was easy and flawless. The house is older but was clean and in move-in condition. There was one issue with the hot water (the gas valve just hadn't been turned on)-but they sent someone over in just over an hour after I called and the issue was quickly fixed. I've been to their office to pick up keys and to drop off the property condition report and one of the other parents interacted with them when first seeing the house. So I've had interactions in person, via phone and via email-in every single instance, they were polite, professional and super easy to deal with. Easily a five star experience (or more!) so far.

The woman named Marian is great.

Some of the policies from this company are rather crooked. I stayed at 2035 Marine St, and by default they take the cost to have the carpets professionally cleaned for the incoming tenant out of the security deposit of the previous tenant.
Needless to say, this is a sneaky and exploitative practice. Security deposits are supposed to be for repairs to the apartment resulting from any destruction of any of the facilities by the tenant. Beautifying the apartment to prepare it for the next tenant is the landlord's responsibility.
In my case, I had the carpets professionally cleaned myself, and they still charged me.

My experience at this property has been disappointing. Although the facilities are adequate, the costs are completely disproportionate to what is offered. Unexpected additional charges appeared without any clear justification. Everything, from maintenance to basic services, is charged at exorbitant prices. I feel ripped off by the excessive costs, and I would definitely not recommend this place to anyone looking for fair value for their money. There are much better options in the area

Do not sign a lease with this property management. Not only do they neglect their tenants but they also neglect their properties. They have lied to me about the preferences of the property owner and denied us to renew our lease by claiming the owner was trying to sell the property. When I spoke to the owner in person, he asked me if I was interested in renewing the lease. They offer zero assistance when you have issues with your property and will only blame their tenants and fail to take any accountability. They absolutely prey on young tenants and try to get any amount of money from you. Janet, their “accounting” manager was rude and did not take me seriously when I was having issues with payment.
