Moving out, I spent $275 with a local cleaning company to leave this place spotless. I had left a total of 8 nail holes in the wall, which I was asked to not patch because they would have to drill out the patch and re-fill. They billed me $150 and $75 for deposit forfeiture- no details given. The place was spotless. I left 3 days before my rent was even up, actually a week before but the office was closed so I couldn't finalize my departure.

And now it is 2 months later, and they are still giving me the run around about returning my deposit, which should be all $600 but they're saying I am only getting $497 because of the deposit forfeiture, but I've still gotten nothing at all. I have contacted the local office and corporate and they are blaming the post office for losing the check. They claimed they would overnight it, but still nothing over 2 months and 10 days later.

Arizona state law says you MUST give back the deposit within 15 days of closure.

Do not do business with. They purchased our apartment while I lived there, right after signing a new lease so I didn't get to pick.

This company is a joke, and I'm currently seeking legal help on this one to reverse the $103 bogus charge for deposit, force the return of MY DEPOSIT, legal fees and whatever I can bill for the hours wasted having to deal with this.

Edit after commentary by BLVD: I started by contacting your management property. You did nothing "David" handled it by not at all handling it and blaming the post office.

Let me be frank. Everything was normal wear and tear. $600 deposit should be returned. The $225 charge for rent, which you took out of rent and my deposit is an absolute joke- you should return the full deposit, as well as the additional $122 you tried to charge me. You literally put in a line item of "deposit forfeiture - Rent" which you took out of the overage of rent I paid. Just get me a check or let me know the name of the statutory agent and I'll file in small claims court for my money as well as the hours of time this has wasted.

Side note- the "doubling my money" isn't arbitrary, it's AZ state law. If you are found to have illegally withheld money, I am legally entitled to up to twice the amount owed. If I were you I'd just drop a check like "right now".

If I could give zero stars, I would. Do not rent anything from this company. They are a joke and treat their tenets with a complete lack of courtesy.

I had to consistently call, email, and attempt to reach an actual human being at this company for over a month after moving out of one of their apartment complexes because they don't like to answer the phone or keep to their posted hours.

When Nick answered the phone, he spoke to me as if I were absolutely unreasonable in asking to speak with someone about my deposit. He provided an email address for someone that I had already emailed, and when he finally did offer to transfer me to speak with someone else, all I got on the line was dead air. He seemed annoyed when I called back and insisted that someone CALL me. He took down my contact information but surprise surprise, not one person ever contacted me.

I called again two weeks later stating I have emailed David Tran twice and never got a response. A woman answer the phone and recognized me from the prior fruitless calls I made. She was more understanding than Nick and actually got Mr. Tran to respond to my email.

However, even after I finally received an email back from David Tran regarding my deposit refund, I had follow up questions, and he never replied. I even resent my questions, but nothing.

I did get the full deposit back but it took fighting to contact anyone in that department and we were originally quoted as OWING $800 which was more than the deposit. So, be very careful. They will try to take the fight out of you in order not to pay what you're owed.

To reiterate: if you value timely communication, respect, and where your money goes, don't rent with BLVD 🙂

This will also be shared with the California Department of Consumer Affairs, have no doubt.

If I could give this place less than 1star I would. I moved out of the Quail Terrace Apartments complex they "manage", Stockton CA, in September of 2024. They sent me an eviction notice on December 13th 2024 to an address that doesn't even exist! Even though I had moved out, returned all my keys and had been trying to contact them about returningy deposit for the last 3 months. They fired the on site manager who I gave 30 day notice to, then ignored any and all attempts to get in contact with them via email or phone. They don't have anyone on the on site office even though it says on the door when "business hours" are (every other day until 3pm or something stupid like that at my old complex). I would never willingly rent from this company again.

I was a resident at Santa Rosa Oaks for one year, I moved out earlier this month. The property manager is never there and is impossible to get ahold of. Since my move out I have received 0 communication from them about my deposit. As per law, I am entitled to an itemized list of charges taken from the deposit, which I have not received. I cleaned the apartment and took photos before I moved out, there was no mess and only normal wear and tear. I was charged over $900 for paint, over $500 for cleaning, and $500 for animal urine that was not there. On top of this, I still have a balance of over $900 for unknown charges. I have always paid my rent on time.
What the property manager and this company are doing is straight-up illegal. My fiance is a property manager himself and I know the law. I will be making a complaint to the Better Business Bureau, and I will go to small claims court if this does not get fixed. The previous property manager was much better.

Do not live here or rent from this company!!

It has been way over 21 days and my boyfriend’s deposit has not been returned. The management has no idea what to tell us, nobody from corporate has gotten back to us and we weren’t even told how much the cleaning was! Super unprofessional and insulting to play with people’s livelihoods like this. If you want your deposit back do not rent from this management company! They do not care obviously with all the other class action law suits going on!! We expect double our deposit now within 7 days or we will be taking them to small claims. I hope they contact us before then so we can just move on!! This is at Cottage Meadows Apts in Sacramento BTW

I had an absolutely terrible experience with this property manager of acacia apartments. She was not only incompetent but also extremely rude. After I moved out, she added extra charges even though the place had already been inspected. When I reached out to her, she told she answered the call as a courtesy, which was incredibly dismissive. I have already recommended my friends to not take this apartment who were planning to take a 2 bedroom apartment in acacia! Acacia apartments were kinda fine but I recommend people to not take it because of the rude property manager who was almost shouting at us even though I was talking softly!

Awful property management applied for one of their properties in concord . Never returned any calls held my $215 holding deposit for almost a month to turn around deny without even trying to work with me . After chasing them down for update . Without refunding my money no call backs just denial and because ACH can’t dispute with my bank . Now have to chase them for my money will be reporting to better business bureau
