I’m a vendor for their property Traditions at South. Work here if you like working for free. Over $13k past due and the numbers to call corporate is a dead end. Great for investors who want to make great profits, they don’t pay bills so it’s all theirs. Call the office if you want to leave a message for a dead end. Read the other reviews and research this crap company. I don’t know how they even have 2 stars this company is embarrassing.

I have an update... The name of the property is 7 square in Houston, Tx but I must say as upset I was on yesterday about my back door, maintenance man Jesse came and fixed it right away and was very friendly and fast! Thank you Jessie! You get 5 stars by yourself!

This is the worst apartment complex I have ever lived at! It’s not well kept, all of the entry doors are broken so anyone can just walk in to the buildings! And to top it off, I put in a maintenance request 5 months ago about my back door glass being shattered and it STILL HAS NOT BEEN REPLACED! Then to top it off! My service order request shows it was completed! These apartments are OVERLY PRICED AND POORLY Managed, there is nothing but bad reviews on here and I wish I would have read them before I moved in!!

We have been trying for months to get in touch with upper management. No returned calls or emails. The property manager is intentionally trying to add fees to our account. The latest stunt was telling us not to pay rent until upper management contacted us. There are several issues including ADA violations. I am wanting to talk to someone before I got to the code board and the apartment association but I am to a point where corporate is a mythical thing.

These people are awful, disrespectful and don’t care about any of their properties! I am making another complaint against them through FHA for violating several fair housing laws! And discriminating against race and disability!!!! A they bait and switch and charge me more! Stonebridge at the ranch in Little Rock charges you more if you’re not black. If no one stands up to this then this is why they’re getting away with it!! Do something and report them to the FHA!!!!!!!

Still waiting on a phone call from my previous email. This company has mishandled a very serious situation in our building. We are on DAY 11 with no gas which also means no hot water, unable to use our stoves, and the heat can not be switched on. The on-site management team is now only seeing residents by appointments only which is RIDICULOUS when we have an issue with how things are being managed. This company has had control of this property since MARCH and the property is still in a steady decline. On top of having no gas, the trash chute is out of commission, the building is always filthy along with the elevators, and the pool is yet to be repaired. Building security is lacking since anyone can get in off the street and destroy the property. No word on how we will be compensated due to the lack of gas and being miserable in our homes with no hot water and no updates on the progress of the repairs.

We were tenants at Two Addison Place in Pooler, Georgia and it has been the worst experience. The property was filthy, trash in the hallways (condom wrappers, feminine hygiene articles), a constant smell of marijuana in our building, and a tenant soliciting drugs in the stairwell. The leasing office rarely answers the phone and constantly says that email is the way to contact them. We paid our rent on time every month and when we were moving, notified the Manager that we would need to go month to month for one month until our new home was ready. We were told it would only be an additional amount of $175.00. She sent a verification email stating a 30 day notice was needed as well, and to be fair, I misunderstood that I needed to do it again. When I was surprised and upset, I did speak with the Regional Manager Kim and we came to an agreement that they would try to lease it but if not, she would work out a payment plan. I felt that was fair. When we checked out, we received over $1000 dollars of additional charges added to our bill. We thoroughly cleaned the apartment and were still charged for cleaning. There was one stain in the stove I couldn't remove but that did not constitute and ridiculous cleaning fee. They also tried to charge for a "broken shelf" in the refrigerator which we never removed other than storing food, and "broken blinds" which we never raised or lowered. They also are trying to charge $400 for "painting" claiming that we were responsible for either painting or having someone do it. I have NEVER lived in any complex that charged for painting. In the lease it doesn't say anything about painting and that we are not responsible for normal wear and tear. We patched holes from pictures and a small area damaged from a pet. The carpet replacement is fair and am happy to assume that. I have called numerous times to corporate to talk to Kim again and cannot get anyone to answer. I have emailed manager, assistant manager, and the leasing consultant in the leasing office stating my concerns and have not recieved any sort of response. We honestly feel as if the company is trying to extort residents that are jumping ship to offset their losses from COVID. Four other tenants that have moved have the EXACT SAME COMPLAINTS. I have stated that I am happy to start making payments on my valid charges but am not accepting the ridiculous other charges...ESPECIALLY because we were not provided a safe, clean community for what we paid. At this point I would just to pay and be done but also have a call into our local media to investigate why this is happening, especially during a pandemic when everyone is struggling and we still managed to pay rent. It is a shame because it seems as if Corporate is content to let these business practices continue. I only hope someone cares enough to turn this property around before it's too late. It is truly a shame.

Update finally got paid! Only took 8 months and hours of calls and emails.

They agree to pay referral fees to real estate agents and then never pay. Agents bring them qualified tenants who lease apartments and pay rent. B and M never pays the promised referral commission. They make excuses at the local level and completely ignore you at the corporate level. I feel like I've been stolen from and there's nothing I can do about it. Avoid this property. I'm told they treat their residents as poorly as they treat agents who act in good faith.

If I could give negative stars, I would. My company is owed over $2,000 for providing on-site fitness services for the residents at 7 Square Apartments in Houston. Not only are they over three months behind, the Regional Director for Texas (Cindy Sparks) replied to my most recent email with "I don’t see much of a relief until mid-year when occupancy increases." B & M is the most poorly managed and unprofessional company that I have ever dealt with. They accepted my services fully knowing the costs, and yet they think that they can pay off debts as they please. 7 Square Apartments and B & M are an absolute JOKE.
