Avenue One Properties has been our HOA manager for a number of years. They provide comprehensive support for our neighborhood pool community. Like most property management companies they have experienced high turnover in personnel making it difficult to maintain continuity in our community operations. Over the last year we have been fortunate in being able to have a stable property manager in Cindy Zarges. Cindy has diligently worked to fill many of the "gaps" in services created by prior property managers rapid turnover. As a community, continuity in property managers is critical to delivering effective property management services.

Rhonda Clover is our community manager at Cornerstone Townhomes. The community is large, and has a lot going on - 287 townhomes. She is a phenomenal manager, and makes a great team with her colleagues Blair and June. Rhonda is detailed-oriented, and very responsive. She is organized, and also very nice. The kind of person you want to have as a friend, and colleague! We feel lucky to have Rhonda!

I strongly recommend against hiring Avenue One. We were transitioned to this company, we did not seek them out after our old property manager sold his business. Over twelve months we had four property managers with little explanation or heads up that we'd have a new point of contact. No one ever came for a site visit over the course of that year.
They are not proactive. They get upset when you ask for help or support, or seek clarification on issues. They are disorganized and then will blame you for their inability to keep things straight. They will refuse to engage in systems to help keep things organized and efficient. They forget or fail to timely follow up with vendors. Their lack of responsiveness and caring will drive you insane. Then you will get an unprofessional email saying that you are the problem. You're too demanding, ask too many questions. They'll get to things when they get to them. We were literally told "we can't babysit vendors." So - if your snow removal doesn't happen I guess just let it go? If pest control doesn't come on the regular interval, just deal with it?
Meanwhile, nothing is getting done with your community and things fall behind.
They keep you in the dark on status and progress of community projects and who vendors are, like it's a big secret. Which also makes it near impossible for you to pick up the mantel and keep things moving along yourself.
And then you will remember that you YOU pay them. You wouldn't continue to go to a terrible hairstylist or pay for a bad babysitter. So you decide to terminate the relationship.
Their response will drive home that your decision was the correct one. You'll receive an absolute unprofessional responsive email from the owner of Avenue One, Brett. This is a business owner that does not care about client satisfaction. If you don't like the mediocre service provided, get lost. If you've been having issues for months, if your community and financials are neglected, who cares! If your board is operating in semi-darkness, oh well!

We have since hired HOA Simple and accomplished more in a month and half than we did with Avenue One. Our manager has been to the property twice in 6 weeks. We have quotes for long term maintenance projects and a 20 year reserve plan to help budget things out. We have our first annual meeting in five years scheduled and an organized budget for the year ahead with numbers that make sense pulled from data and experience. We've had a board meeting for the first time in several years, and we have a plan with adequate support. Turns out it's actually just not that hard. It just takes a competent person.
