Takes 60 days to get security deposit back. Still waiting on $200 water deposit since August 2023. If you ask me they’re thieves. Cash needed not money orders. Also you will be charged $550 cleaning and carpet cleaning so beware!

This company came highly recommended to us to use for our rental property. They did do a good job of putting decent tenants in our property. The reason behind the 1 star rating is due to their lack of communication. We were never aware when the rent was due or when to expect it. Whenever we called there was always an excuse as to why it hadn't been deposited yet. When during one month, rent was not received, we called to find out what was happening. They seemed surprised the rent had not been received and had no sense of urgency to find out why. After continuous follow up on our part, action was finally taken 20 days after the rent was originally due (after our persistence)! They never notified us a new tenant was moving in (again we had to call to find out) nor the tenant had moved out. We finally collected the final months rent over 45 days after the tenant moved out. In my professional career, communication was always a top priority and I always worked with a sense of urgency. These are two things that do not seem to be a priority for this company. So, if communication and receiving payments on time are not of a concern to you, this is the company for you.

A good company overall, Jayne has be great. We have had fair treatment and are provided excellent and accountable resources by AM/PM. A bit bumpy at times to resolve SEP IRA tax issues but certainly an outfit worth doing business with on the long term.
