We currently still live here but just want everyone to be aware and hopefully the company sees this and reaches out to us. We live at the Valley Oaks and our place and two more places got flooded by the tornado that came through, this isn't the first time it has flooded either. They had surfco out and put all these fans and dehumidifiers in to dry it out , they were in here for a long time and raised our electricity bill as well . Surfco tore our baseboards off in some places but never put them back . The company sold to another company and now they won't fix nothing in ours but since the other renters were moved to another apartment they worked in those and rented them out but will not you h ours . I'm pretty sure we have black bold in the walls as well bc it was like a river in our house from the flood we were told by new company they don't require home insurance but during our flood we were still under the old company and we were paying insurance so it should be getting fixed this is definitely a wake up call bc I'm from Arkansas but I have been living in Oklahoma and decided to move back and come to find out that it's a landlord state . Just want our place fixed . We like the area .

I moved my son out of the property managed in Fayetteville, AR (Aspen Heights). There were a few move out fees assessed. I followed the documented dispute process and was working with the property manager to resolve them. Last time I checked the resident portal in September, before my access was removed, my balance owed was $0. I assumed the matter was resolved since we have received no communication there was an amount due. Two weeks ago my son received a call from a collections agency for an outstanding balance of $387. We had no idea anything was due, never indicated we would not pay once dispute was resolved, and made a best effort attempt to reach a resolution. I emailed the property manager in September "I am happy to work with you on reconciling the damages assessed" and we do not lack the means to pay a $387 bill. I assumed if any amount due would be communicated prior to turning over to a collections agency. I have attempted to contact the property manager to get the matter resolve and received no response.

Probably have rent raised or be served eviction after this based on other reviews. New management for our complex is this company. In the last 2 months our dumpster has been removed 1 time. Not emptied removed. It piled up spreading and stinking for 7 or 8 weeks then the dumpster was removed not the trash. Yesterday while leaving notes instructing where to make rent payments the lady leaving notes stole my neighbor's FedEx package. This is not only unacceptable it is criminal.

Very rude office management. When I rented from them in 2017-2018 my upstairs neighbors who was also family to the people in the office flooded their apartment and mine. It took them 3 months to fix the hole in my ceiling and only did so after I threatened to withhold my rent till they due. They left all there equipment sitting in my living room told me they had no where else to put it at the moment. They were always coming into my apartment without notice or permission. I woke up countless times to maintenance or repair men in my apartment. Office management said they didn't need permission. They threatened to evict me saying my neighbors complained that I have men in and out of my apartment all night not true I work night shift as a CNA 7 days a week. Just horrible people when I moved out I paid the last months rent in funny but only stayed two weeks as I found another place cleaned the whole apartment and never got my deposit back. Now they are trying to say I owe them almost 1000.00 and I don't yet I have called and left numerous messages and none calls me back.

Briana I read your review and was curios if you would be able to help me. I tried calling a corporate number and was redirected to the front office where they gave me no information but an email that could take days to get answered. I paid a security deposit DEC 11 to move in JAN 9th (3 weeks prior to moving in) they would not let me look at a unit prior to move in and I had no address up in till the day before (not including weekends) move in (so that Friday) after having to call all week and was told I will get back to you. And never called.
The then tried to show me a unit that was not advertised on the website with carpeted floors and the carpet had a huge stain on it washer and dryer was not installed wires and cords where hanging out of the wall and this was supposed to be “move in ready” with my young (under 2) child they “claimed” to have cleaned the carpet and again I revert back to my unit was supposed to have hardwood floors and I asked and was told yes. They also had no electricity on in the unit to that I may see thee entire apartment and make sure everything is working. They FURTHER MORE was very rude when I asked for said problems to be fixed or a different unit before I signed my lease! I have reached out yesterday and still have not received a call back. At this point I’m more than hesitant in moving in and have not been able to revive my deposit back. This is HEARTBREAKING. A single mom trying to remove herself and child from a domestic situation money was taken and now I do not have a place to get me and my child away safely. Whatever the reason for someone moving is does not matter this is unfair and unacceptable. I’ve been warned my current and now PAST tenants that this may happen and still went out on a whim I’m now being told that my money will not be returned and that this issues will only continue.

Not only does the apartment complex I lived in, not return phone calls or emails regarding a deposit refund, neither does this company. Multiple maintenance issues were never resolved while I lived there. I moved out December 2022. I was notified of a refund of my security deposit January 10, 2023. I have yet to receive this, nor an explanation as to why. Very unprofessional, all around, and would be completely unacceptable from a tenant. No resolution at this time. How are companies allowed to operate with this standard? Offices everywhere, yet no ones answers the phone or emails, from any of them. What is my next course of action?#restorationoncandlewood

Had an issue with my apartment flooding. Lynetta Johnson was able to get somebody dispatched very quickly who resolved the issue. Everything was fixed in a timely matter and I was followed up with the ensure everything was taken care of. Very happy with my experience.

5Fifty used to be a great place to live. Apartment recently changed management and has been nothing but issues, yet rent continues to increase. Property is not well maintained, pool has not been useable all summer, and maintenance requests are handled in a slow and unprofessional manner. On top of that, my lease renewal was drawn up incorrectly and never addressed when I reached out to management, forcing me to either sign the renewal or be forced out from not signing it in time. Staff in the office is rude and aggressive for no reason.
If you are looking for a good place to live, keep looking.

I moved in back in 2020 and let me tell you I had to fix the floor and literally put it all together! I called them many times due to a problem they never fixed. I moved out about a year into my lease because the landlord took for word to anyone that said something! (I had issues with the neighbors) I now owe an outstanding amount to them even AFTER I moved they said I lived there 10 months after I MOVED out!
