DO NOT rent any properties from this company. I cannot stress this enough. They are here to make money , they do not care about the tenants well being. A pipe burst in the wall and flooded moldy water into my guest bedroom and living room . They came , patched the pipe sprayed the mold and sealed the wall back up all within a few hours leaving no time for the drywall which was drenched to dry out . The cleaning solution they used seeped under the wall bleaching the baseboards and the smell was unbearable forcing me to go sleep elsewhere for the night . I called with concern that the mold would continue to grow and that my health was not doing well, as I had been battling mold toxicity symptoms for months and I asked to be released from my lease a month early. I was told no that I was required to complete the year and was gaslit that the mold was gone and I was fine . Fast forward a little bit I find mold all over the home . In the bathroom , kitchen , window sills , garage , even in my bedroom . They told me it was an issue they’d deal with when I moved out . So if you are renting from 1714 N Noelle Ave Fayetteville be very careful . It is now October, I moved out in August and I am still severely sick because of the mold . Now onto your deposit . When I moved in to the home it was in poor condition which I took pictures of to document and filled out their paperwork documenting it , the washer and dryer were broken for weeks before they fixed it , mold on the exterior of the home and so forth . I just received my deposit back and wow . In your contract you sign away a chunk of money for a cleaning fee so you’d expect to move into a perfectly clean home but that was not the case and yet they charged me for things that were already broken and missing before I moved into the home .They used my money to buy a brand new light fixture for their front porch out of my deposit yet the entire time I live there I had a ghetto light bulb as a front light fixture ? I replaced all the light bulbs before moving out as I was promoted to , I was still charged a fee for burned out light bulbs but beyond that what gets me is I drove past the home the week after I moved out and they had the ceiling fans out on the lawn replacing them … so tell me how I was charged for light bulbs and a pull chain when you got rid of the light fixtures ? All this to say , save your health and your money and rent from anyone besides Allred properties . This is just a fraction of what went on over the year . Below are some pictures of some of the mold aswell as some examples of how ā€œ clean ā€œ it was when I moved in, a mold test I did on the home , the flood ,and red spots covering my body from a histamine response to the mold

Although I’ve never rented our property from our landlord, I’ve worked with him from spring to summer and truly enjoyed my time there. During that period, I met some incredible people who taught me valuable lessons. Calvin always ensured we stayed efficient and completed work orders as quickly as possible. Alongside my fellow maintenance technicians, we always aimed to get the job done both fast and efficiently. I have nothing negative to say about the experience and genuinely enjoyed my time working with them.

I have been a resident with All Red Properties for 2 and halfĀ years now, at two separateĀ properties. I feel as though I can give a long and accurate picture of my experiencesĀ with managementĀ and maintenance. I have never once had an issue with management. But during my first year with All Red, I had a few awkwardĀ and unhelpful instances with maintenance. About a year ago, I needed them for something, and I had a great experienceĀ with Cody.Ā Ever since then, I haven’t hesitated to call maintenance. I’ve moved to different properties and encountered maintenance a few more times, particularly for various issues when settling into a new place.Ā They have been nothing but polite, prompt, and courteous. Seriously! I never reach out and send compliments about people but I really have done it for the maintenanceĀ crew a few times over.

Over the summer, I had an absoluteĀ nightmareĀ of a move. It was one of those situationsĀ where the places you like keep getting snatched up! A tour was scheduledĀ or we were about to sign and bamn! Someone was quicker than us. It was getting so incredibly close to theĀ end of my lease I was on the phone with managementĀ trying to extend. And.. Amanda---my light at the end of the tunnel! Told us about this property they had and it was a great fit for us! She was so kind and helpful to our stressful housing situation! And helped us get signed super quickly so we could get moved in and settled.

I have nothing but great things to say about All Red! Especially, in the last year or two it feels like the customer service with both maintenanceĀ and management has improved greatly. I think before I felt like our interactions were cold and standard. And now when I have to reach out I get a warm and helpful response.

Reading all these comments, I feel I should mention my move out experience. I can only speak for myself. But before I left I had re-caulked, touched up baseboards, and filled in any dents or scratches before I moved out. And kept my place pretty clean even with a largeĀ white dog. And I got my full deposit back!

I would give a thousand negative stars if I could. They use old photos in their advertisements of homes on their website. In the photos of the home i rented, it shows a screen door, which is not there when I moved in and still not there. They have two photos of the living room, one with carpet and one without. They didnt post any photos of the bedrooms because they didnt professionally clean the carpets like they said would be done and taken out if the security deposit. I shampooed the carpets as well as I could when moving out but the carpets weren't touched since I left. We accidentally broke a window while moving out in the bedroom and they did not replace the glass. The photo of the backyard is old; it shows a tree planted there that wasnt there when i moved in. Half of a tree in the backyard fell soon after I moved in(so large it covered over half the backyard), damaging some of the privacy fence. They got rid of the fallen tree but never replaced the broken fence pieces. They didnt post a photo of that. Make sure you check every single water spout and light fixture as soon as you can. There were two lights that didn't work I addressed this to them soon after moving in. They sent their "maintenence man" over. What did they do? Nothing. I told them when I moved in that one of my showers didn't work. When turning the knob, there was absolutely no water even trying to come through the pipes. Again, sent the "maintenence man" who never fixed the issue. All he did was snake the pipes through the house. Paying for a home with two showers and only ever got to use one. In their comment I know they'll make, I stopped bringing the issue up because you shouldn't have to be told half a dozen times of the same problem and not fix it. There was a roach infestation when I first moved in. That's the ONLY thing they fixed in a timely manner. The microwave is linked to the same breaker as the fridge, so it throws the breaker and the microwave is useless. Had to throw away half a fridge full of food because it also shuts the fridge off. They obviously dont have trustworthy electricians working for them. My entire house flooded during a storm one night, informed them, and the response on the phone I got was "we've had multiple places call about flooding. Take care of what you can and we'll get back to you". And of course they never did. The garage floods everytime there's heavy rain, so this flood ruined the washer. It took over 6 months to have it replaced and had to pay to take my clothes to a laundry mat. My hot water heater went out. They did try to fix it by lighting the pilot light back up, but they obviously didn't stay long enough to make sure it worked cause just a couple hours later it was out again. We attempted multiple times to start it back up and it would go right back out. We went almost 2 weeks before they finally replaced it. Everytime the dishwasher runs, it backs up into the kitchen sink and all they would ever do it snake the pipes which would only work for a couple days. I stopped bringing these issues up and dealt with a landlord special because I learned quickly they are going to find the quickest, cheapest solution if they fix it at all. All of the other negative comments show this isn't just a bitter ex-tenant. I'll be the first to admit I wasn't always the best tenant; I was late at times paying rent (only one late enough to receivean eviction notice), and I wasn't always responsive with their staff. I won't act like I was the perfect tenant, but this is the most ridiculous excuse of a rental company ive ever seen. These people do not care about their renters. They only care about your money. Instead of spending all day commenting on people calling you out for being sorry landlords, you should be fixing the problems in the homes people are trying to trying to raise families in. I initially give Allred Property a good review here however, after learning the true condition of my property I've had a change of opinion. Jerry Allred and his team allowed the tenants to destroy my property and allowed significant deterioration to occur. There were drains not functional and the toilets were not flushing properly. Still i tried to work with Jerry Allred and his incompetent team to get as much damage repaired as possible. According to the final report they replaced some light bulbs and trim (see photos). As i was trying to work out the issues with them they were suddenly not available or out of the office when i called. If you do business with this company you now know what your in for.

I am truly lucky to be a tenant of All Red properties. They have been extremely helpful and extremely patient with me getting my rent paid month. Work orders have been answered promptly even though I still had a balance on rent. Being a former property manager myself I can truly say that this is an awesome team to rent from. Thank you for everything y'all have done for me and my family.

This is a great company they treat you great and never had a problem with them. I don't rent from them, but I mow properties for them and everyone there treats me good and with respect. And brandie (the manager) is a great person always helpful and treats you great and always nice to people. I known most of them there for years now and always respectful and nice. And if I had to rent or ever need a place I would definitely come and see them.

I don’t rent from a property here, but I have tried scheduling a showing 2 times now. The first time, I got a voicemail 2-3 hours before the showing date asking to reschedule. I tried reaching out but didn’t hear back from the office or the agents number. So I rescheduled the showing. Showed up a different day 20 minutes early. When the time for my showing arrived, no one was there. After waiting 10-15 minutes I ended up leaving. My first tour was supposed to be self guided, but for the second one it didn’t specify and didn’t provide a link to access the property. The link from the first self tour brings you to a product website.Their properties look very nice, but at this point I’m getting red flags.
