Finding the best property management in Northern California is a challenge due to the limited number of corporations, especially, in a college town areas.

Humboldt County has a few property management corporations that dominate the area. And for new residents like students or short time employees who just moved to the area, they would have to go almost to every property office to find a place or to be in a waiting list.

When I arrived to Humboldt County I was here as an international student, and had no idea how difficult it would be to find a place. After struggling to find a place just for myself for a year, I was so happy to come across Kramer Investment Corporation Office.

I have lived in one of their properties in Arcata for 5years and a half, and never had any problems or issues with any individual from the office. One thing I would suggest though is installing surveillance cameras in the premises to limit property damages and for protection as well.

My leasing agent during my stay was Nancy Garrett, and she was always there when I needed help with anything. Very responsive, communicative about property policy changes, rent extensions, and would always have time to get my requests for any repairs looked at in a timely manner. My rent only went up once during my 5 years and it was during my last year of lease. I had to move out because I needed a larger space since my husband was moving back to Humboldt otherwise I would’ve just stayed with them.

I loved how they have online payment system, and the staff at the office are very nice and respectful.

I would recommend them as a property management for people who are looking for a private place for yourself or for a roommate seekers.

The apartments I lived in was 1bedroom 1bathroom, and I had amazing memories there.

This review is an fyi people looking for places to rent.

My rent increased to $100 extra a month when I renewed my lease. I was charged a $235.00 cleaning fee and a $120.00 carpet cleaning fee which was deducted from my security deposit. I was also charged for algae growing on my porch? I am not sure how a tenant is supposed to be responsible for the weathering that happens outside the apartment. I also left a roll of toilet paper in the bathroom and was charged for its removal.

I did terminate my lease a month early but I was told that they would deduct the time that my apartment is vacant from my security deposit so I am not sure how I paid that late ($62.70 late fee).
Nancy, the property manager was great and responsive, so my complaints are directed at the management company and not her.

Highly recommend Kramer, stayed with them for a little over 2 years, they’re always quick with any requested repairs and very easy to communicate with. One thing I would recommend is to have them schedule the move out cleaning, I had scheduled it myself and the company I hired did a pretty poor job so I ended up having to pay to have it cleaned again, overall a very pleasant company to work with.

Update: I will say take advantage of your own cleaning person. My deposit was $1600. I just got a check for $800 dollars. I don't find that to be a fair amount with the cleaning charge being about$450. It is however my fault for not taking care of this prior to me moving out. I gutted the house with nothing left in there. This was not my initial experience with Kkraemer the first time I moved out but I guess it's changed. This honestly upset me because I moved into a rent controlled apartment trying to save money and then I see that someone took 1/2 of a deposit I was hoping on seeing most of it. 🙁 C'est la vie

Nancy has been my person throughout my whole time here. I came here as a person who doesn't know anything about Humboldt County and she helped me with all of my move in needs, she's upfront and honest about everything you will know everything you need to have a successful move in. I also came into some medical issues and had to leave school, she helped me with my move out for medical treatment in the oc and then when I was ready she was able to help get back in because I had a good standing relationship and account with them. I'm thankful for all of her help even when I had a complaint she took it seriously and resolved anything I had concerns with. She's not only professional but kind as well. Thank you for a lovely experience.

I have loved living in their apartments, I have been a tenant for almost 4 years. They are super friendly and helpful. Whenever I have had a problem they have responded really quickly within 24 hours. They are also very good at giving warnings when they are going to do work on the apartment or are going to come into the apartment to fix something. They are great corporation, I would recommend them to anyone looking for an apartment.

Do not rent from this corporation if you want your deposit back. As stated in other reviews they kept part of my deposit too after the place was cleaned thoroughly. They expect it to be brand new but that's impossible considering it was built with shotty construction.

I love my new apartment. This experience has been one of the best moves I've ever had. Employees at Kramer are respectful, knowledgeable and efficient. The one tiny thing that need to be repaired was done the day after I moved in. Grateful and very happy.
