Reviews of Werth Realty

They managed my property from 2017 to 2023, they were really effective in the beginning, I worked with many agents:
Melissa was great
Alison was great
Renee and Vikki were very professional
Holly was doing well in the beginning, but after some back and forth, I noticed that instead of an actual agent, I started getting emails from "Manager@WerthRealty" - I'm wondering if she did not like to answer my very legitimate questions.
Brittany and Amber - I worked with them briefly towards the end of my contract, they were professional.
They were quick to find me a new tenant any time a contract ended, I would have a new tenant in a matter of weeks. If I wanted time to inspect the house and do upgrades before move-in, they would adjust accordingly.
They also found termite companies whenever I requested to do preventive treatments at the house.
I had multiple repairs over the years, AC, plumbing, water leaks, etc. They had a handyman who handled small quick jobs. They also would call big companies and get an estimate before notifying me of some issue that tenants reported. They do an OK job at this but they will not necessarily shop around to get you the best price for repair. I remember when the AC broke, it was me who called my insurance company and dealt with a claim since this type of thing they would have hired an external company otherwise.
There were items that were fixed more than once, and maybe every time a new agent took over, they did not give a pass down or shared notes. For instance, the Fridge not making ice, they would call a technician to get me an estimate first, then they would call me and I would remind them that I had AHS insurance and this was covered. This was an issue I had to handle myself more than once, I called my insurance, they sent a technician, the technician would replace some sensor, I would pay for the repair assume it was fixed. When a new tenant moved in, they would complain about the very same thing and it would again be me calling insurance to get technician scheduled after paying yet another estimate they got before calling me.
My biggest issue: I had set a rule in my agreement that they needed to consult me for any repairs that exceeded $100 as I like to have a say in what is being purchased. Many times they did notify me, but I found times where they were maybe finding shortcuts to this rule, especially with my last tenant. During move-in the tenant gave them a very long list of things she wanted replaced, one of these complaints was a small crack on the microwave door that was not in any way causing malfunctions. Anyway, they send me the bill for an estimate and request approval to order a new door for the microwave that would cost twice as much as a new microwave (Is it just me thinking they could have been more logical here?). I did point out that a new microwave would be cheaper. I also came to the property to deliver an ice machine (after I got yet another technician estimate for the fridge not making ice). When I go to the house I notice some light fixtures have been replaced with some really crappy ones without my consent, later after move out I found that water faucets and shower heads and other items were replaced with very cheap things that I would have never chosen to purchase as they all broke within a year of use and I would had purchased something nicer, but I'm guessing they decided to not let me know about this long list of repairs and count each of these items as "less than $100 dlls" to avoid talking to me.
So, I apologize for making this review longer than I intended, but maybe this might be helpful information for future customers. I do suspect they over-promise when they are showing houses to prospective tenants and say: "Whatever you don't like we can have it replaced", which is, technically their job, but I just have a bad taste in my mouth for how this is handled, since I actually like to upgrade things that I replace with fixtures that will last a long time, and when I mentioned this to them, their response was: "It's just a rental".

We want to thank the Manager Amber at Werth Realty!
We want to let you know how much we really appreciate all your help on getting my father a wonderful apartment. We know you went over and above many times for us and we are truly grateful. What an amazing manager and clean apartments!”

Yes they did work with me when I came along difficult times but no one EVER answers the office phone. My A/C went out numerous times during summer & they said they couldn't do anything until the next day or two later. I have 2 kids & pets at the time.
They complained about my 4 yr old son was disturbing the neighbors but no one complained until the latest resident moved in. He's not out there screaming all hours of the night. Now that I've left the property the b ubitchy office manager just assums what she hears are true & proceeds.to call me & email making ridiculous accusations. I wouldn't recommend this realty company to anyone.

Werth realty was the very first apartment company I rented from. My rent was cheap and the neighborhood not great, but they never treated me like a low-class tenant. We had solar panels on the roof (green energy!) maintenance requests were answered in a timely manner, and I was fairly refunded my security deposit upon leaving. There was an issue with the pool for a while, but I understand it was due to pandemic supply chain issues holding up a replacement part. Highly recommend this company!

I've been renting from Werth for a little over two years now and it's honestly been the best tenant/landlord relationship of my life. My rent is super cheap, the place itself is definitely old and needs some work but they're always very responsive when I put in a maintenance request and typically have the issue resolved the same or next day. Their staff has always been very courteous and professional as well. I highly recommend this company to people looking to rent.

I have been renting from them one of the Miramonte apartments for nearly a year. Werth has been really great about working on problems that arise and everyone is very friendly whom I’ve spoken too. The property itself can use some (a lot of) work, but that is between them and the owner. As far as making sure to stay on top of problems that arise they have done their utmost, and I really appreciate it. I would totally rent from them again.

I've been with Werth for almost 2 years. They are hands down the greatest realtor to rent thru. I've always had positive experiences with the staff in the office. They are friendly, understanding and accommodating. The maintenance response is good too. Never had any issues or problems. Happy Customer.
