I had a great experience with Amber Bendana as my property manager at DWM Properties. From day one, she was attentive, highly responsive, and consistently proactive in addressing any needs or concerns. I rented a house through DWM for over a year, beginning with a scheduled tour of the property. After about a week following our application, we were selected by the landlord, who was quite particular about her tenants. Our stay was smooth, and DWM proved to be a professional property management company. We were fortunate to work with one of their outstanding agents, Amber B., who made all the communication, as well as the move-in and move-out process, incredibly easy. I highly recommend DWM

DWM Property Management operates on unethnical business practices.

1.) The lack of hot water for three days, with the only solution provided being "boil water to bathe the kids" on 9/23/23 at 2:05 PM by Rita Maria DeVine CalBRE#1941945, is unacceptable.

2.) DWM levied exaggerated move-out costs, misrepresenting regular wear and tear as damage.

Line Item Deductions by DWM Properties:

“$143.65 - Handyman repair; replace burned-out bulb”
-DWM failed to cite which light bulb and which room. DWM failed to provide documentation that the light bulb wasn’t working on 2/14/24 from our walk-through with Sammi Moser-Wingo (DRE #01949758). Sammi never once mentioned any light bulbs not working.
-DWM claimed one light bulb wasn’t working, but they charged me for two light bulbs. Changing one light bulb doesn’t cost $143.65.
-DWM charged me $100 for a full hour of service charge and work appraisal. Changing ONE light bulb does not take one full hour, and changing a light bulb does not take appraisal.

"$1,495.00 - Flooring repair for large scratch in the dining room."
-The “Large Scratch” does not take up the entire dining room. DWM failed to provide the scratch dimensions, so they charged me to refinish the whole dining room (130 square feet).

"$650.00 - Replace dead grass in the front lawn with new sod."
-DWM has paid for the garden and lawn maintenance throughout my tenancy. According to Rita DeVine, if the gardener has noticed this patch of grass for a “couple of weeks” to the accusation of “several weeks,” why didn’t the gardener & DWM notify us and fix this? This is not a tenant issue, especially since DWM’s gardener knew about it and refused to disclose it.

"$375.00 - Cleaning and hauling"
-DWM failed to explain why they charged me to haul away items that came with the house. They charged me for cleaning despite my family receiving the house with dirt, leaves, and garbage.

The pictures are the condition in which DWM handed over the house to my family with trash and dirt on the floors.

Amber is a phenomenal property manager. She is so honest, trustworthy and loyal. Her communication is prompt, crisp, and reassuring. Her problem solving skills are superb. No matter how challenging the situation is, rest assured that Amber and her team has a win-win solution for everyone. Her judgements are great, and it comes from her experience. My wife and I highly recommend Amber for any property management needs in Silicon Valley!
