I have worked with many property managers in multiple states and have never experienced a company so unprofessional and outright dishonest. After the tenant leaves, they will not return the security deposit to the tenant. When the tenant asks for the security deposit they will tell them it’s with the property owner. In our case the tenant filed a lawsuit for their deposit and the judge will put the responsibility back on the owner to pay the deposit plus a hefty fine. Sam will take deposits keep them for himself, let the lawsuits happen knowing that the owner is liable. If you are an owner looking for a property manager look elsewhere
