Sadly, I did not listen to the warnings in these reviews. We moved in over the weekend, and we have been presented with nothing but issues. From what I can tell, the house was not cleaned at all. The odor of the carpets has been making us sick. We’ve had headaches since moving in because the carpets wreak of odor. BTL allowed us to move in to a home that is inhabitable due to odor. We have been scrubbing the walls which is turning our sponges black. We had to buy our own carpet shampooer because they have not addressed our emails about the state of the carpet, and the water is black after several attempts of cleaning it. If the company was communicative and willing to fix the problems, I’d be a happy customer. Instead , they ignore our emails and have not made any of this right. Even our air filter was so caked with dust, that we had to replace it and scrub all ceilings fans and air filters. I can’t believe the condition they allow the houses to be in that they rent. Not only the house condition, but the communication has been non existent in the week of us living here. The house smelled badly like cigarette smoke and this was not addressed at all. Proceed with caution.

I wish this review was different, we tried to be as respectful as possible but they just kept pushing and pushing so here we are. I came to help with the move, I was there when my family signed, my family asked questions and they were what appeared to be assuring all of it was done and that everything was ready. My sibling and their spouse moved in the house 5 days ago. We have found a problem with the house nearly everyday we have been here. Day one we're moving in we see that it has oders of cigarettes, and cat pee. ( yes they toured it before moving in but the tenant was still living in the home so how can you know for sure it's the house and not the tenants ) we were also told that a washer and dryer would be included when touring the property, but on the day we went to sign the lease, it stated it would not be included. So we had to wait until the 4th day to finally get a washer and dryer. On the very first day nothing was cleaned, water was barley coming out of the showers because of how dirty they were, we had to bleach the showers our self with our own cleaning products after being what appeared to be assured everything was ready for us to move in. The front step also appears to be above code. We had to literally hire our own cleaner just to come and clean it, it was that bad. The cleaner had to get on her hands and knees to clean the oven. We had to deep clean the fridge before any groceries could ever go in there. There were literally bugs in the ice maker and after cleaning it, it still doesn't work. And the fridge water hose was clamped shut. We should not have been what appeared to be assured it's ready to be moved in when it wasn't. We woke up the next morning with the house smelling so bad, my family has experienced pounding headaches and lightheadedness because of the oders and cat pee in the house. I shampooed each carpet 2 times and it came back dark brown both times. The shed has a hole in the floor, after finally going to there office trying to get something done, they said you can break the lease instead of going to fix all of those problems. We were like " we love the house we just don't want to live in filth and be getting sick because of the oders." they finally said we will send someone to professionally clean the carpets. Let's hope this headache is over.

Ps- that's not even mentioning the 3 bags full of dog droppings and the trash we had to personally haul off left by the previous renter

No. Save your time and money- Do not let these people scam you. My roommate and I moved in about 7 months ago and all seemed fine. Though a few days into the move we found mold growing on the ceiling next to the laundry room. So I put in a maintenance request and it was canceled and when I asked why they told me it was because they told us there was mold before we moved in- which was 1. A lie 2. The place shouldn’t be listed if they knew mold was growing in that unit. It took a different authority figure to email them and have the maintenance come cut a hole out of the ceiling and repatch it, not even treating the mold. Fast forward 3 months ( not including the over 25 scorpions I’ve found crawling all over the place after all of the pest prevention ) the mold grew back in the same spot and was spreading. I put in another maintenance request to have somebody solve this problem ,because this air is not good for me let alone anyone to breath in, they ask me to supply pictures and then I get no response for a week. I left a voicemail and sent two emails to the leasing office with zero response. So we had to alert someone else what was going on and they sent an email (no response ). The only thing they did respond to was when my roommates parents called the office. They then told us they they would send repair guys out as soon as possible but at this point it was just a joke. The repair guys acted to my face as if the mold wasn’t a big deal, but once I was on my way out the door to head to work, one of them asked the other “ is it still that bad? “. It should have been taken care if correctly the first time. So my roommate and I decided to leave because of how unprofessional, rude, inattentive, and frustrating this company is. I hope they shape up one day and don’t screw over anybody else.

Don't waste your time. This company is horrendous. They lost my receipt of payment 2 months in a row. Then tried over charging me by 2 grand. I could understand 1 month but 2 months!!! Come on..then Trish talks to customers like they are in the wrong. Talking over them won't let them finish. Very unprofessional. If you want a ghetto atmosphere and no help with your requests and no record of payments go with this place.

Not recommended if you're a renter who pays on time. 5th year with these people and over a year in a house with nonfunctional AC. They simply stopped answering our requests to fix. At $1300 a month you'd think they could figure it out. For the most part the ladies that work here seem to really enjoy it when you're suffering. 0 stars do not recommend.

From a business owners perspective, working with them has proven impossible. When they don't want to pay you they will claim that you must have the wrong billing address, even when you confirm on more than one occasion that you, in fact, do have the correct address. This company is dishonest. ...RESPONSE TO YOUR REPLY. I have been dealing with you folks for over six months on this. I have the records to prove it. All the while the poor folks at your property have not been getting the consistent service they deserve and are paying you for, because your company can't get their act together. I send a bill to the address you give me. You pay it in a timely manner, and you get the service you pay for. I know how billing works. Been doing it for a lot of years. Pretty simple.

On our 5th year of renting thru these guys while we save up for a lake house.

The first few years were kinda rough, response to problems wasn't very quick. but I have noticed this past 2 or 3 years they've become better at responding to tenant requests. Lots better. So I wanted to at least leave a positive review that they're clearly trying! Thanks for this!
