Popped up at our house at random times when required to give 24 hour advance notice per lease, left a bunch of junk in the house at move in for us to “do with as we would like” which we disposed of, and we were charged almost $500 out of our deposit for it not being there when we moved out with no mention either verbally or in writing that it had to convey at the property. They charged us over $500 out of our deposit for a move-out cleaning and I am a professional house cleaner and cleaned it myself BEFORE move-in and AFTER move-out, I was not compensated or discounted for a move-in clean. But instead charged for a move out clean, was definitely a bogus charge. We were also charged over $1k out of our deposit for paint when we told them upon move-in and have proof of it on our checklist and pictures that the walls needed paint and the baseboards were deteriorating. The yard wasn’t even cut when we moved in, it was extremely overgrown and we thought they would send someone out before we moved in to cut it, but they did not. So we had to clean the house, move all our stuff in, and then cut the tall grass. They kept mentioning at inspection that our filters were not as clean as they would like, but we paid the extra $35/m for filters and they only sent us 1 instead of 2 the entire year we lived there, even after telling them multiple times we were only receiving 1 it never got fixed. Our fence was in terrible condition upon move-in and was never fixed. It ended up falling down about 3 months before we moved out and they wouldn’t even come fix it, it just sat there for months. Pedro was never nice or helpful and was extremely passive aggressive. The one time we paid rent a little late because we put over $19k down on land so we would never have to rent again, Pedro was seen on our doorbell camera putting a passive aggressive eviction notice on our door on a Sunday at 6pm after we had already told him we would be submitting the payment on Monday. We were only about 2 weeks late and had paid on time every month prior. Terrible management and we would never recommend them to anybody. True scam artists taking advantage of renters. The price was way too much for the house and they took our entire deposit of $2000 even though the home was in better condition than we received it in. An awful experience the entire time. Wish we would have listened to the bad reviews but instead now we are writing one.

From out of state, I worked with Peter Lester to fill our rental property and he made it very easy to get it done! He was responsive to my communication in a timely manner and found a tenant quickly. I would use him again in the future.

Yeah, I’ve had enough. Too many red flags about this company and now I’m off to better deals, my money deserves way better and so does anyone that looks to this company, there’s better out there, keep looking! I wouldn’t apply for anything with this company again. They swindled me out of an application fee. I’ll make sure they don’t get one single cent again. Very poor way to conduct business. Communication with Safe property management was nearly impossible. Pedro strung us along for 3 weeks all because we asked if the landlord was negotiable on the price. The reason we asked if it would be negotiable was because the price had jumped up $700 from April 30 to May 8 on Zillow. If the landlord had said no, we were willing to pay the full price, we just never got a clear answer from Pedro after calling every couple days for an update. We were totally blind sided when he said they went with another applicant who applied weeks after us. And it looks like that applicant fell through, because the home was just relisted on Zillow.

Thankfully we found another rental property last minute that was a better price, bigger, and newer with a much more efficient Rental management company. The Approval process was completed in one day.

If this is how Pedro and Alex at Safe Property Management communicate with potential tenants, I can only imagine what it’s like being one of their tenants or landlords. I feel that it is truly a blessing that this rental fell through.

P.S please before you reply with a passive aggressive comment like you do with all your negative reviews, maybe just reevaluate how you communicate with potential tenants in the future.

S.A.F.E. Property Management was recommended to us a few years ago when we bought a house in Fayetteville, and we have not been disappointed. We live out of state, planning to move there in a few years when we retire, so we wanted to rent it out in the meantime.
They quickly found tenants for us, vetted them carefully, and have monitored the home with regular checkups and reports and handled any maintenance issues we had. They are prompt and thorough in responding to any questions we have.
They are also very knowledgeable about the economic situation in the area, so they know what the rental market is like. We have confidence that they are getting the best value for us. There is no reason to consider anyone else than S.A.F.E. Property Management to manage our property.

Alex was incredibly helpful and considerate until we were unable to move in- we signed the lease but hadn't begun to move in at all. They kept our deposit, and claimed they would return our pet deposit, but we haven't gotten it. Alex has neglected to email or call us back, and is never at the office. If you're not giving SAFE money you're useless to them.
