The whole company talks passive aggressively. When we were moving into a home in Delaware, OH - a representative named Robyn called me while at work and advised I was losing my spot on the wait list because too much time had passed. When I attempted to call her back (within 3 minutes) it was entirely too difficult to reach her directly. Fast forward, she wasn’t even our property manager (I had no issues with her but she left the company shortly after we moved in). Living in the house was fine but that being said I didn’t have any maintenance issues while I was there that I couldn’t fix on my own. Moving out however was the absolutely most difficult process. First they don’t tell you anything about move out instructions, if we were to resign the lease the price would have stayed the same but a 15 month lease was $200 more/month than the standard 12?

Then for actually moving out, no one from the company calls or emails, you just give 60 days notice then hope for the best. We moved out our belongings, figured out the key return and all was well until they did their inspection for the security deposit. I was charged $60 for leaving dirt in the backyard (legitimately just dirt from a flower pot) - when I emailed them about this they advised it was because I did not clean up after my dog (however the tenants before me did not clean up after their dog, so either A. I was subject to a charge and they were not, or B. They charge for dog waste then don’t actually clean it up). I was charged $5 per burnt out light bulb, and $500 in paint (the paint by the way was cheap oil based paint that would peel off of the banister and leave hand prints if you touched it - both the light and the paint goes against Ohio law for renters wear and tear rights). Everytime I reached out to dispute a charge, a representative named LaTonya seemingly blew me off as if the security deposit came out of her own paycheck.

Overall this company is more of a joke than a respectable property management business. I did not mind the property but having to jump through hoops every step of the way is not worth the mental gymnastics. I never spoke to the same person twice (high turnover rate within the company? Or is it just so mismanaged that tenants don’t get to speak with a dedicated team?)

Now that I received my security deposit back, they put all 3 names of tenants on the check so all of us have to get together to endorse the check in order to get our own money back - this I believe is what the company does to make it difficult for people to actually cash the check. I’m giving a 3 star rating to be generous but trust that if you ever need any assistance that the companies profit margin will matter than your own needs/what’s the right thing to do.

My experience with amh was a great one! I really enjoyed my property. Katrina, my resident manager, was wonderful. She took great care of me from the time I moved in until the time I moved out. Her response time was exceptional, and she was always friendly and helpful. Thanks, Katrina!
