I would give these guys 0 (zero) starts if possible. As a property owner/investor I am truly disappointed in this company. They are by far the WORST property management company I have employed. I have properties across the Midwest, and I will ADVISE you IF YOU ARE A PROPERTY OWNER/ INVESTOR – STAY AWAY FROM THEM. OK you have been warned.
It was alway something that cost extra and was deducted from the rent..

They let me property go to sh*t all time charging and over charging me for who know what. For months I was billed for landscaping, there is no lawn at the house. Broken windows, locks, pumps, electrical… It was always something to eat away at the rent, then found out the tenant moved out after not receiving any money for months and the property manager never told me. I had to call them on it.
They do not answer questions directly, it always your fault as the owner, they require you to give them a $550. Free spending account without letting you know what it is being spent on or approving the fix.
When I did go to Toledo from CA to see what was going on, they never offered to meet with me. It was a TOTAL SCAM. When the tenant moved out, they hit me for $450. To “clean” out the house. When I asked for pictures of what was done, they would not provide any, I had to pay an additional $250 to build a from step handrail, $200 to install a new bathroom mirror and light (the other what half way in the shower, they never fixed an interior window that they could not get anyone come and fix because of Covid, I got it fixed in 2 days) $300 to a cleaning service to clean up the house, $1000 for a dividing fence, $500 to a lawn company to come cut the vines and over growth on the driveway. When I confronted Jim (the owner) about it he told me that was the condition of the house when I bought it a year earlier, when I asked then why I did I pay for monthly landscaping services, he had no answer and got upset at me. WARNING, don’t walk RUN FROM THIESE PEOPLE!
Check the before (how they had it) and after (I cleaned it up and fixed it) pictures… I can’t believe these people let my house run into the ground like this.
Oh yah, they said we don’t really manage houses on that side of town, you may want to sell it, I will have our real estate agent call you, yah right like I would use anyone they work with.

My name is Chris , and I worked with this property management company for over a year. They had me renovating a nightmare project. I had replaced the entire subfloor with ground and pressure treated plywood after I had replaced a large number of joists. As well as concrete footers to help the easing of the homes settling. As well as waterproofed the exterior of the homes block wall with a concrete footer around the entire home and added a block foundation in the back where the house had a 4x4 holding up their mud room.

When I began placing the new subfloor down, a new contractor or possibly the owners came in while I was not there. The next day I went in they called me and requested I leave the premises immediately. Demanding the money they paid me because I used "Moldy wood" which they thought was a white film on the surface. I explained the situation to their maintenance manager. But they ignored my calls and continued to attempt to reclaim near 44k$.

It was proven that the "Mold" was a salt curing technique on ground treated wood. With that in mind they also proceeded to attempt to sue me for it.

They explained now they have to remove everything I had done and replace it due to this "Mold."

They had lost all of the claims they had made, and now a few years later I'd like to just warn other contractors from taking on any type of work from them. I had continuously told the owner of the property that this home wasn't worth fixing with that much money. The foundation was sinking very badly. The home was in no way repairable. The money they'd have to put in was going to outweigh any profits they'd ever make. They kept on saying its fine lets just get it done.

Ultimately I believe these people tried to get me to do a ton of work to recoup costs of the owners original investment. Scam artist comes to mind. Please be careful with this company, if it seems fishy or you get a bad feeling just refuse the job don't get sucked in to the scam.

I still work for the other 2 companies I started with since 2019, and have never had this issue with either one.

The staff at Real Property Management is easy to work with. Their customer service is polite, friendly, and make you feel like you matter. I enjoyed speaking with the staff about any concerns I had. Their maintenance staff is courteous and professional and educates you on new appliances that are installed. They take the time to make sure you are happy on your home.

I have been begging this company to fix my apartment that flooded and had sitting water in it while I was away helping my elderly parents after their surgery. It's been months no response. Electrical is bad no response. They want their rent money bit don't want to do the repairs. These people are slum lords. I pay my rent on time and mostly ahead of time. We are in a heat wave and I can't get my air conditioner put in because my plugs are hanging out the walls. No one should have to beg a company to work on their property especially when the tenant is an excellent paying tenant would not recommend this company at all. They barely cut the grass house just looks terrible since this company has been in charge
