Terrible! Absolutely terrible. Management provide last minute demands when moving, provide broken FOBS and we were locked out of our own offices because they didn't have keys. Management is rude and unhelpful

I had self-managed my properties in DC for over five years and the time commitment became unmanageable for me. I was initially hesitant to trust a property management company, until I met Anita. She made everything seamlessā from transparent pricing to prompt and clear communication, Anita handled everything required for the property from end-to-end. As a landlord I am very happy and my tenants are happy as well. As an investor considering the purchase of additional properties in DC, having AED Asset Management by my side gives me confidence that I can do so notwithstanding the fact that I no longer live in the District. I starting using AED Asset Management in 2019. After years of consistent and professional services I thought I would leave a review. My experience working with AED Asset Management has been great and just what I was looking for. I used larger corporate property management companies in the past and could not be happier with my switch to AED Asset Management. AED offers a more customized, hands on approach when it comes to handling my account and they actually know the city and surrounding area well. I get a real person when I have issues and my emails never go unanswered. This has been a difficult year, and AED and their staff made the whole process really easy. Anita was specifically helpful during these difficult times. She made herself available day or night and was highly professional in dealing with my accounts. Great people, good web management interface, always available, and high attention to detail. I would highly recommend this company to anyone.

My family hired AED Asset Management last year before the pandemic. If we can be honest, we were very lucky to have been introduced to AED Asset Management company by a close friend.
Before and during the pandemic, things were a bit dicey to say the least but Anita and her team were always on top of their game. A very organized, responsive, and professional company where handling multiple properties for us, has been a breath of fresh air.
We couldn't trust a better company to help us thrive during these difficult times and always knowing AED will be there for our family when we need them the most.
I highly recommend them to anyone looking to help manage their property portfolio.

If you are a tenant, run (donāt walk) away from this management company. I should have known my experience would be fraught with unprofessionalism and immaturity when my first interaction with the owner, Anita, was her telling me I had an attitude problem (said after I was confused over an application issue). However, I couldnāt have imagined the absolute insanity that occurred over the not even year I lived in one of her managed properties.
Letās start with the condition of the home. The home I lived in is over 100 years old, a fact that Anita would remind us of when things were constantly breaking. Yet, thereās a difference between issues with old homes and shoddy and inconsistent upkeep. For example, when our heat went out twice in one week during January, the contractor who came said that the system was too old and needed to be replaced, but the landlord had no interest in doing so. Obviously, AED Management can only do so much with convincing a landlord to spend more money, but what they did control was the timeliness and efficiency of the fixes. Many issues were never addressed despite being requested (example: wind proofing the windows) and others were delayed until multiple emails were sent and, in some cases, legal action threatened (example: toilet running for a week after multiple resident emails). There was also the shoddy craftsmanship, like the paint that didnāt actually cover all of the walls and broken windows in the basement.
Then, thereās AED Managementās use of unprofessional, and sometimes bordering illegal, tactics. When Anita didnāt like an email we had sent, she would outright ignore it. When she did respond, her emails were full of intimidation and false statements. One moment that still stands out is when one of my roommateās was working on finding a replacement tenant. Anita sent us multiple emails threatening to take legal action and denying our request for a subletter/lease re-assignment, despite our lease explicitly stating both were allowed. Only after consulting with our own legal advisors and quoting the lease back to her did she back off on her threat.
Living under Anitaās management was a mental health nightmare, but somewhat livable, until our air conditioning broke. Then, it was barely survival. Two weeks after informing Anita of the broken air conditioning, there were no contractors sent and an unsafe heat wave began. When I personally called her and told her that this was unacceptable and DC had just issued a heat advisory, she told me to book a hotel (with my own money) and hung up on me. Finally, she had window units installed in the bedrooms, but the kitchen, living room, and bathrooms still averaged at 85 degrees. It culminated with her telling us in June that she would not be fixing the air conditioning at all and weād have to live with it until our lease ended in September. Let me be clear that this is a violation of the lease and is illegal in DC. Her excuses for why the AC could not be fixed were false; the contractors she hired told us what the actual issue was and our outside consultants said her reasoning was impossible due to how HVAC systems operate. We actually had DCRA come out twice and they fined the landlord for the unsafe and illegal living environment (note that the first time DCRA came out, Anita had her lawyer attend, who attempted to tamper with the inspection. So much so, that the inspector threatened to kick her out). Most of us moved out a month early and paid double rent because it was not possible to live in the house during the DC summer.
Overall, the experience living in AEDās property was literally and figuratively hell. Despite having a full-time job, my part time job became managing this property and managing Anita. You might think the cheaper rent is worth it, but I regret ever filling out that application to live in the property. The landlords/owners might love her (I can see mine gave a positive review), but tenants beware!

Anita has been amazing and highly recommend her! Her knowledge of the market, attention to detail, responsiveness to us and our clients are unmatched. We have seen our rental revenue increase significantly under Anita's direction over the past couple of years.

If you are a tenant run, seriously. This is coming from a person who has NEVER had problems with any landlord or property manager. I had been with this property for over four years, I had transitioned through several landlords and property managers and did not see concerns until AED took over. Anita is very hands off, everything is via email, an in-person visit to the property was never done (pre-covid). When I filled the service requests in the portal they would get deleted some how and were never addressed. It was up to the tenant to schedule and figure out the maintenance services. I was approached aggressively several times to sign a two-year lease, after denying the request. When I moved out my security deposit was not returned to me (it was the first time this has ever happened in my renting experience). I was charged for ware and tare, and for damages a contractor did. This was unfair, so I spoke up saying this damage was done by a contractor, response was "there is no proof" the contractor placed hole for a camera, when I showed her the entire email thread for the service from the previous PM for a camera installation. As a tenant, you will get nickeled and dimed for everything. This is truly a business out to get innocent people for everything they have. Be careful, document everything, and know no matter how good of a tenant you are its run as an unethical business.
If you are an investor I would not recommend this business to manage your property. Yes you will get paid but you will lose business in the long term because of how your tenants are getting treated. I raised concerns several times to my Landlord, but got ignored. Also, when there is services needed for the property then its up to the tenant to manage, which can leave you with problems down the line in the property. As an investor you want people to rent from you for years not have issues with dealing with a property manager and reconsider staying at your property. Again, I say this never in my life having issues with any landlord or property manager. I would really reconsider this business.

Attempted to rent a property from Anita via Vrbo. Never have I had a more unprofessional experience renting a property. I don't know if she's just immature or entirely inexperienced. First, the Vrbo property listing misrepresented that there was parking included in the rental. Two days before arriving, an auto generated message informs me that there is in fact no parking provided. Second, I asked about COVID protocols, and I was assured that all CDC guidelines were being followed, which is expected for the $125 cleaning fee. However, she separately revealed that the rental would be occupied by another renter until the same morning as I arrived, which is entirely inconsistent with the CDC recommendation that short term rentals have 24 hours between. When confronted with these two inconsistencies, I was told that i could cancel my reservation which would have provided me with no refund. When i explained this reality, Anita obviously did not care. The day before the rental, Anita said that i was no longer welcome at the property and that she was changing the lock codes. She refused to answer my phone calls and phone calls and emails from Vrbo that attempted to deal with the situation. Anita has an awful attitude and if i were a rental property owner, under no circumstances would I trust Anita to deal with potential renters or tenants on my behalf. Go with someone with more experience and professionalism.
