When our property management was Silver River, things were FANTASTIC. They were bought out by Poplar which is now "Evernest" as of February 2025. This journey with Evernest has been frustrating to say the least. Our unit has been without a working refrigerator since February 16th and as of today, there is no resolution in sight. I have left multiple messages for the manager Brian Cruz to contact me as well as my husband but to no avail. Living without one of the most basic amenities has been frustrating from a personal and financial standpoint, but we paid rent bright and early and on time! I don't fault the owner of the unit one bit, as the blame is on Evernest. The updates we get are convoluted and repetitive and no one can explain why we are going on THREE WEEKS without a working refrigerator. There is clearly a breakdown in the process somewhere and we're on the receiving end of this.

Poplar Homes bought Silver River. Silver River was great. They were responsive to questions and transparent. Poplar homes is neither. They are extremely slow to response to any requests and have no interest in giving you information as the owner of the property they are managing. I filed a BBB complaint and never got a response. BBB said that roughly 90% of the complaints they have received about Poplar have gone unanswered. Additionally, they have some deal with an attorney that charges you $1150 for anything the attorney does, even if it is a simple email. They do that even though the management agreement says that legal fees will be reasonable. My new property manager said owners are leaving Poplar in droves. My advice is to stay away from Poplar. I'd give zero stars if I could.

Our experience is like many others. Silver River was fantastic, but when it was sold to Poplar, it was the complete opposite. We were floored when Poplar told the tenant to contact us to return the key, etc. Poplar said they would research in the system what happened, but we haven’t heard from them in over a week and they haven’t returned any of our phone calls. Very reckless business practices, imo.

I had good experience working with Silver River property management for many years, until they were bought by Poplar Home, they became a call center that almost had no local presence and difficult to reach and also has no way to tracking and taking care of important cases. They certainly did not make my life easier as a property owner.

1. The city office informed me that my rental license was expired, because they sent out renewal notification in July to Silver River's old office in MD and no-one received/forwarded it. The city office sent me the email in August, they were given end of September to complete the renewal, after numerous emails with Poplar Homes, after they assured me they will sort out their accounting issue and submit the renewal application and check in time , on October 4th the city office informed me that they received the renewal check but it is $25 short of of the required amount and the city decided to fine me for an additional $100 (Poplar does decide to cover the fine).

2. My property had a water leak from upstairs' unit, and Poplar passively waited for the HOA office to take action (the old Silver River agent would have called them proactively to make sure inspection/repair gets scheduled as early as possible), they stayed quiet for weeks until I asked about it, the leak took several months to be fixed.

3. It has been 2 months since I terminated the contract with Poplar Home, I still have not received the property keys that they promised to hand over. They gave me a building receptionist number to contact, but the receptionist does not work for Poplar nor does she have any knowledge about my keys.

4. Every time I called/emailed them, it goes into a automatic system that promised the property manager will get back to me. The get back time takes a few days in my experience. Some email just never gets response. Sometimes I would call for multiple times a day, and no one would call me back the same day, a few days later, my phone would get multiple ghost calls from Poplar without actually getting through, because the property manager was trying to clear all call-back log on their system, just to check the box.

I have used Silver River to manage my rental for several years and can attest to the quality of their support. I managed the property myself for years and I'm pretty demanding about good service to my tenants. Silver River is quick to respond and find solutions for problems. They have an excellent network of contractors.

They have been great about consulting and advising me about the care of the property. In my time with Silver River, I have had four reps and all have been excellent. I also like their financial reports, making my bookkeeping much easier.

I am sure they have many clients, but I always find that they are accessible and responsive even if a problem requires a good bit of followup.

Heartily recommended!

I am a homeowner that transitioned to Poplar from Silver River Property Management. For the better part of that time, they have been reliable property managers - collecting rent on time and notifying me of maintenance issues that they have been able to resolve in a very timely manner. I'd like to specifically mention Jade Punay who has done a wonderful job in communicating with myself, my tenants and a plumbing contractor during a recent water damage incident. This was immensely stressful time due to the scope of the damage and the potential costs, but the transparent and timely communications have been very much appreciated.

What a nightmare. I was unfortunately a tenant. Short version: Poplar Homes is impossible to contact via any method, including by email, phone, and snail mail, and will not respect you as a tenant.

I moved out July 15. I sent countless emails (none of which were responded to) and called countless times (and got hung up on or condescended to — when my call actually got through, that is… more on that later), in hopes of getting ANY update on the final inspection report and when I could expect my deposit back. I got nothing.

After that, I sent two certified letters, which were both rejected by USPS and UPS, because Poplar’s Bowie address is "invalid." I visited the Bowie office in person only to find that it is completely empty, and agents are available via “appointment only.” But they don’t tell you how you can actually make said appointment, just to call their main phone line. (Which I did try, and I got hung up on again.) Every possible phone number for Poplar is routed to the exact same call center in a completely different country. Trust me, I’ve tried every single one. Not to mention the strangest thing: every time I’d call from my phone, the line wouldn't even ring. My spouse’s phone, which is also in their system, also did not go through. But when I called from a family member's phone, which isn’t is their system, it went through with no issue. Interesting.

Thankfully, we eventually did receive the security deposit in full plus interest (with no indication or communication from anyone that it would be coming, it just showed up)… on September 18, nearly 3 weeks late. They must have read my communications in order to get my new address, and just chose not to communicate back. I am 99% sure the only reason I even got it back at all is because my landlord also got involved and pressured them to return it so that we did not have to go to court.

Read the other horror stories. Stay away, otherwise all I have to say is good luck. And if you do choose to rent with them, be vigilant about record-keeping and renter's law.
