This company is a joke. Avoid any properties under their care! I've been living at The James on Merrimac for over a year and we've had 3 different property managers, almost no completed maintenance work, and Ross Companies isn't doing anything to help us. They'll gladly collect your rent and badger you if it's even an hour late, but they are actively violating Virginia landlord/tenant law. They do not respond to anything: emails, calls, texts, letters. I have outstanding maintenance requests from July when our apartment sustained water damage and mold from water leaking from other apartments' a/c units. Our dishwasher has been broken for about two months. The utilities are high. I'm fed up!

I lived in the Seven Springs Apartment, which is managed by ROSS. My friend's car was towed on December 30th solely due to an expired tag. What a nice gift for New Year's break~

Your customer service lady's condescending attitude, "Go check your own lease," is intimidating and fails to de-escalate the tension between us. I also complained that the recycling dumpster is always full, and your manager lied in my face "The recycling dumpster is cleaned every other day" which can't be true. I understand the attitude since everyone may have a bad day, but I can't tolerate your manager deliberately lying to me just to send me away.

Later, I checked 2023 Maryland Statutes, Section 21-10A-04:
(9) May not tow a vehicle solely for a violation of failure to display a valid current registration under § 13–411 of this article until 72 hours after a notice of violation is placed on the vehicle.

And also PG County code, Sec. 26-142.04.
"It shall be unlawful for a property owner or property owner's agent to authorize a tow for an expired tags registration for an operable vehicle if the tags have been expired for less than thirty (30) days, unless there is evidence that the vehicle has been abandoned."

I kindly presented these to another Seven Spring Apartment Property manager the next day to remind them that they might performed an unlawful tow and lease terms shall not contradict the law, their reply was "We strictly follow our lease which cars with expired tags will be towed".

I am not sure whether your property manager understands the legal risk here. I kindly bring this to ROSS and as the mother company, please let your legal team carefully go over the MD state law and PG county code. Also, have some fundamental legal training for your staff because their unprofessional opinion and saying might put your company in a disadvantaged position in Civil Court or dealing with complaints to the Consumer Protection Division.

Unbelievable rudeness and unprofessionalism! I called Ross for very first time just days ago,frustrated from lack of action by the lazy manager in my building Colesville Towers, Ana Casasola, who will no address a serious issue with a bad tenant, despite more than a dozen complains in 7 months, the woman in charge at Ross, Leesa Atkins will not even pickup the phone, return calls or messages, l left 4 even one with the receptionist in a period of 10 days, but she completely ignored me.

Ross Company Since I don't get the responsible people on the phone and they keep transferring me to unanswered phones who never respond to voice mail I will just post it here.

Parking
Cheverly Station apartment has towed my car 2 times, and paid $175 each time they towed, I have paid $350 total for this place I am supposed to call home.The 1st time on a trap spot with no sign or yellow line, when I went to the manager she said a lot of people went to her and that it is not a parking. If you know it's not a parking , Then what have you done to help your residents know it's not a parking absolutely nothing up to now that spot is there. Do you enjoy seeing people's cars towed and coming to you everytime?

You keep changing your parking policy and you don't put clear signs, I have no idea when you stop anybody parking on visitors 7AM-10PM. I also called days before my car was towed to ask for this new policy and they never told me I can't park on a visitor spot until my car was towed. WE DON'T EVEN HAVE ENOUGH SPOTS. How far do you guys think it's fear to walk to your apartment while I see a close spot to my apartment? It's ridiculous you need to treat people better than that.

Also why should I have a visitor? They have to move their cars at 10pm or get up early to go move their cars. It's chaotic and super annoying. There are other apartments that do better than this. I wanted to stay here a little longer but I can't think you need to treat people better than that.

PARKING SIGNS
There is absolutely no towing sign on the back of the complex, like the entire side there is only 1 fire lane sign and I see signs at handcuff spots other than that you have to walk to the front of the complex about 7-10 minutes to see that sign and get the towing number. See pictures.
TOWING People have seen these guys towing cars from one side of the complex and collect them to the other side before they start towing them, its like they are racing to tow as many cars as they can and this management is fine with that. There are better ways to make money, do you think what we have to go through after our cars have been towed?This towing peoples they are rude, rude rude that is another story how they treat people when you go get your car. This guy even yelled at me in front of my son.

My brother lives at Highland Ridge Apts has not had any air condition for two weeks in this heat wave. They have not even offered him a fan. Secondly, they told him a contractor has been called and every day he goes into the office they tell him that he is on the list. At this point they are blatantly lying to him. I wouldn’t recommend anyone to live here you pay your rent for bad service

SLUM LORDS!

There is no rental resident, anywhere on the planet, that can say this is NOT a worthless slum lord company. For example, Ross Companies' Section 8 properties have inflated water utilities fees just to overcharge the state, let alone how Ross Companies inflate "market" contract rentals' utilities; and Ross Companies' board members do not say they don't have political connections/influence? Pest problems and defective services seem to be their primary product. If anything, a raised eyebrow, healthy skepticism, and thorough diligence will probably save you a world of hurt, should you find yourself in a position to be forced to work with such a horrid company as this.

Clearly, this is a rather questionable company. And none of their residents seem to like what is being sold, after the fact. Stay away!

*edit* After taking over a year to even bother acknowledging this review, the below reply is not only patently dismissive, it comes off entirely insincere and flat-out insulting.

I applied to these apartments in April 2023 with my BF HAROLD DORMAN. Our application was denied for some unknown reason, but no problem. However, now we’re having difficulties getting our holding fee back. My bank has gone through my statements and has not found the refund anywhere, but Remington has provided a receipt claiming they processed the refund. Now I feel like I’m being ignored by them and they don’t care if I get my $200 back. No one from corporate has contacted me regarding this situation after several emails. Just makes you Leary of trusting putting money up front for anything for fear of being ripped off. Now looking at recent applicants like myself and their reviews, I found that I’m not the only one with the same issue. Ross companies seem to be ripping people off for their $200 holding fee then presenting fake refund receipts as proof they did. WOW! I have called and I have emailed with no response from anyone. The rental office manager Jennifer sent me a fake receipt. The refund according to my bank was NEVER processed. They’re a scam. But I will get my money back one way or another. And please don’t bother with the fake correspondence. Even the website provided is fake.🙄

When I was first supposed to move in, my move in date and unit was changed due to reasons that I am not aware of. Once I moved into my unit on July 27th, 2017, my unit had a lot of issues that an apartment should not have for new residents. The unit was partially cleaned. The balcony was almost covered in bird defecation and smelled of feces. We had old condiment sauce spills in our cabinets and a plethora of other issues. Majority of these issues were put into an OOPS list and given to management on July 28th, 2017. The cleaning issues I handled myself. The apartment is infested with roaches, spiders, flies, and greatest of all, MICE. I can deal with a lot of things but I do not have a peace of mind laying my head down at night due to the conditions of this apartment. The pictures listed show only a few of the issues that were in the apartment the first day we moved in. I wanted to desperately break my lease.
