Jeremy Dantzler, the president hired our company to perform asphalt services at some of their locations.. I am so thankful to God that I was able to experience his character before we started to perform any work. I believe in God, and I believe God caused this to happen. We cannot control the weather. Our schedule is weather based. Any rain, can delay our schedule as explained to him when he was originally given that date. Our offices were closed over the weekend. We did have a crew out working but that heavy downpour of rains we got over the weekend? delayed the schedule slightly.. not to mention one of our foremans getting hit my a car, and killed over the weekend. We reevaluate our schedule every Friday. He called 2 times and texted 2 times the morning of, which was this morning.. I replied, I am moving machinery around. He demanded a phone call, but he didn’t get his way and he got upset and wrote my company a horrible review and we didn’t even perform any services for him. One of our foreman’s has tragically passed away yesterday.. I was up with the family for over 36 hours as there were missing body parts, and the mother of the person that passed away - prefers to have an open casket. Jeremy, took the time to write out company a horrible review after I explained to him all of this. Be careful who you decide to manage your properties!

Provident Asset Management has managed my rental portfolio since 2012. Before I started working them, I had been with two other management companies and one individual who fancied himself a property manager ... (he was wrong). Hiring Provident has made the management side of my real estate business completely hands-off. They are extremely professional and they have excellent systems in place for both unit turns and bringing on new rentals into management. I literally had them come to closing on my last real estate purchase and the seller gave them the keys on the spot. It was sort of magical.

As a warning, they keep their units in VERY good shape so for me, a few of the initial maintenance/repair bills were unexpectedly high because they were targeting a bit higher standard than I was expecting. As a small example, they replace all light switch covers if they don't match whereas I would be inclined to keep them as long as they work. Changing the covers they know helps a potential tenant to see the house as their home and as a place that has been cared for. I definitely agree with this philosophy but like I said, getting the houses to a high level is a bit expensive at first. I would suggest talking with Jeremy about what improvements they would suggest making and come up with a hit list of immediate improvements/repairs and then ones that can wait. We have done that on my portfolio and it's worked out really well.

I lived on one of their properties and the whole experience was a struggle. They ignored calls for months. I needed maintenance help and it came to the point where I had to go in to their office to figure out what was going on. They had their doors locked during normal business hours stated on the door and their website. When they finally responded to an email we set up an appointment. I took the day off work to meet with the maintenance worker, he never showed... no one even called. Similar failed communication on their end continued. One day my boyfriend and I realized the leak in our basement ceiling was causing the wall to rot and black mold. We asked our landlord for help once again... nope they didn’t believe us... we conducted several test and filed complaints to the city. The city required Provident to fix the issues within 90 days, so Provident broke our lease and asked us to move within 2 weeks. I had just gave birth to my son 3 weeks prior. We had nowhere to go. Finally, we had a family member help us, but we were astonished when Provident mailed us a bill for rent and never returned our security deposit. This company does not care about it’s tennants. Last year, I wrote an essay in one of my English papers about the terrible landlord and service, and at that time I wrote a more in detail review on here. It seems it has been deleted? Along with another woman’s who had an almost identical story. Hope this review helps you avoid a really stressful situation

7/14/2022- They're still completely incompetent, rarely answer the phone in the office or emails. I've had in a call for a week to have maintenance look at my dryer that sounds like it has a body in it. I was told they would be out yesterday, nobody showed nobody called. Unprofessional at BEST. Slumlords, honestly.

Their management worsens as time goes on, if you can believe that.

Update: it's still awful.

We hired Provident 7 years ago to help us select properties for rent and then to manage them. The advice we have received has been useful and on target. They have been key in helping us to find longer term renters, and they are careful to be sure the apartments are well maintained so that it is a win/win situation. I find them to be responsive and knowledgeable.

Horrible management company front person. Unfortunately, the Administrative Assistant who handles any phone inquiries is lazy and will not call back, despite stating she will. Tried for over a week to schedule a tour of a potential rental home and after being told she would contact us in 2 days in order to schedule a tour for the following weekend, we are now being told that there will be no showing due to the volume of applicants interested. Absolutely zero follow up in over a week. She never called back to update us on the status of the rental property. When she finally answered a phone call after a week, she stated that she received so many applications for the property that she did not need to do any tours. So, instead of stating that in the first phone call, and recommend just placing an application if interested, she gave absolutely no communication, leaving potential customers frustrated, and now out an opportunity to find a home we were interested in.

Should you rent from this management company, good luck. It is extremely difficult to get any follow up communication. AWFUL CUSTOMER SERVICE!!!!

This company has the most incompetent people working for them. If I could give them a zero star rating I would. I am currently still fighting a two month battle with them about city inspections. They gave me time and dates which they would be there, and twice their "handyman" never showed up, wasting my time and causing me to loose money since I had to take time off to be there. I run two home based businesses and don't trust people in my house that I don't know due to the expensive equipment that I have. After the second no-show on their part I informed them they would then have to work around my schedule which has proven to be an absolute nightmare!!! Now they're trying to charge me a fee for a mistake on their end. Not going to happen.

On another note, their "handyman" isn't very handy. The furnace went out at 11pm, I had called the number on the side of it. The guy said he could be there at 8am and have it fixed in a half an hour. Great. I contacted Provident to let them know of the situation, they told me they had a guy that would come fix it. He showed up 45 minutes late, then because he isn't an HVAC repairman he couldn't figure it out. Fast forward to 6 hours later with still no heat (18 hours total in November) he gives up and calls an actual technician.

Now with the inspections there were minor things that needed to be fixed like wires on top of the cabinets, GFCI switches, and outlets grounded. Well when he "fixed" the wires on the cabinets he did something and now part of my stove doesn't turn on, nor does the electrical outlet next to it. It's now been a month without it and they never returned my emails requesting a certified electrician be sent out to remedy the problem.

I say steer VERY clear of them!! They will just give you a run around.

DO NOT RENT FROM THESE PEOPLE.
It looks as though my last review was deleted. I do have tons of pictures of the dried fecal matter and toilet paper on the basement floor. Very poor communications. Honestly I dont think they even realized I up and moved out because I'm still recieving emails about autopay for rent.
