Hi Jason,

First and foremost, you said for me to contact you if you would like to discuss this matter further but provided no contact information. Just another example of inconsistent communication.

Inconsistent and unresponsive communication is the standard for Dakota Property Management. I waited 30 minutes for the property manager to show to do a walkthrough, at the end of my lease, to make sure everything looked up to par. She did not show, and emailed me that she was ‘sick’, and I emailed multiple times asking how the unit looked and got ZERO reply.

I was a great tenant who paid on time. I was also charged $382 for being locked out of the unit, as the door locked when I opened it and when I closed it, it was locked. They are withholding a substantial amount of money for what I believe is unfair. If I believed this was fair, I would not be fighting this. I believe half of what was kept from me, should be sent to me, which would be $650.

To say that you were going to charge me $2,500 for early lease termination fee is absurd, as I never lived there past my original lease date.

If the property was damaged, why was it leased right away to new tenants? There was one day of showing, and it was leased immediately. Sounds like the “damages” were not that bad.
This has been the worst property management company I have ever worked with as they are unprofessional, unresponsive, and charge EVERYTHING.

I have attached photos to show how “unruly” the unit looked, when in all actuality it looked spotless.

To note about CO Realty and Property Management is once again inappropriate and unprofessional. That is not your matter to deal with and should be separate from any lease that I had with this awful management company.

I will be sending a demand letter and if I have no response, I will be taking this matter to small claims court.

Please review the photos, and again, if the property manager would have done a walkthrough like was promised, I would have cleaned and done everything in my power to make sure I got my security deposit back and to make sure whatever was documented would be fixed. Additionally, I wish I documented everything when I first moved in.

THIS IS BY FAR THE WORST PROPERTY MANAGEMENT COMPANY I HAVE EVER WORKED WITH. Do not use, I am saving you the hassle.

My experience with Dakota Property Management—particularly with Samantha—has been extremely disappointing and unacceptable.

For months, I’ve dealt with serious habitability issues in my rental, including:

No heat for over a week during winter (October 26 – November 4, 2024), making the home unsafe to live in. Because of this, I couldn't even have my child stay with me during scheduled custody time, as I refused to expose them to temperatures in the low 50s inside the home.

A fireplace that was disabled by maintenance and never repaired or turned back on.

Repeated dishwasher malfunctions that left me without a working appliance for weeks—despite paying over $2,500/month for a home that was supposed to have fully functional amenities.

A broken microwave reported back in August 2024 that has been ignored for over seven months.

A refrigerator leak that caused damage to both wood floors and the basement—which has never been inspected, raising serious concerns about mold. I even had to bring in my own floor blowers because Samantha refused to address the issue properly.

Despite reaching out multiple times and following up consistently, I’ve been met with either silence or endless delays. There has been no serious effort to resolve these issues or offer any compensation for the unlivable conditions I’ve endured.

This isn’t just poor management—this is outright neglect. I would strongly caution anyone considering renting from or working with Dakota Property Management to think twice. If you expect basic professionalism, timely communication, or even minimal property upkeep, this company will likely let you down.

I'm hesitant in leaving this review out of concerns for retaliation however My experience with Dakota Property Management, specifically with Samantha, has been nothing short of frustrating and unacceptable.

For months, I have endured serious habitability issues in my rental property, including:

No heat for 8 days in winter (Oct 26 – Nov 4, 2024), leaving my home unsafe. Causing me to not be able to have my son home during his custody time as it is unacceptable to subject a child to home temperatures well into the lower 50's.
A non-working fireplace that was turned off by maintenance and never restored.
Repeated dishwasher failures resulting in multiple weeks without the appliance I was advertised to have available to me and pay over $2500 a month to have.
A broken microwave that was reported in August 2024 and ignored for over 7 months.
A leaking refrigerator that damaged my wood floors and basement—never even looked at, leaving a risk for mold. In fact I supplied my own floor blowers because Samantha wouldn't even have the leaked assessed for damage. Having previously worked in property management I know how serious water leaks are.
I have repeatedly attempted to contact Samantha and Dakota Property Management to address these serious concerns, and they have either ignored my messages or delayed action for months. Despite multiple follow-ups, no meaningful effort has been made to restore these essential services or provide compensation for the at times unlivable conditions I have endured.
This is not just poor management—it is negligence.I strongly advise anyone considering renting from or working with Dakota Property Management to look elsewhere. If you expect professionalism, responsiveness, or even basic property maintenance, you will be sorely disappointed.

I pray for the other families who have been let down by this company and also the veteran owner who I'm sure has no idea how this woman is abusing her limited power at the sake of his company's reputation.

After a couple months of checking around and interviewing property management companies, we recently chose Dakota Property Management and are very glad we did. Their management team has proven to be excellent to work with, dependable and very responsive, knowledgeable and efficient.

For example, we had several issues with getting our new refrigerator installed and delivered in time for our next tenant, but they took care of the whole process seamlessly. Very happy we are with Dakota Property Management!

Absolutely horrible! Words cannot adequately describe the most awful experience I've ever had as a renter. Upon move-in the house was full of grit and grime. I stayed in a hotel my first days of renting the home because I was too afraid to stay there. I had assumed a move-in clean would be performed before my first day in the home, and although they promised it had been, it most definitely had not.
It has been one problem after another. Slow to non-existent response, very uncommunicative and made to feel like I was the problem and not them. It finally came down to me finding out about the Colorado Warranty of Habitability, and I suggest anyone who is living with management who does not fix or repair or clean a home seriously look into this protection for tenants.

Thank God that in Colorado you don't have to live like this due to these slumlords! The owner of Dakota is a Air Force veteran which is even more horrid that he treats people this way. He is currently totally ignoring any and everything about the WoH, but I will let the courts handle this. All Dakota had to do is clean the home and repair what was required. The house was not registered as a rental in the city I lived in which was a requirement to rent that they didn't know about. They are now trying to charge me in addition to other fee's for house cleaning!!!!!! For new blinds that had been so old and crusty that they cracked when you touched them, and old broken closet doors that were on their last leg and would fall off the tracks if you looked at them crooked. The horrible thing is they KNOW all these things are wrong and they are still trying to charge for them. The WoH says you can get up to 3 times what they've taken from you, that will be $9k if all goes right. If you are low income you can get help with all of this. There are Colorado legal services that will help you. I cannot stress enough how you must follow the directions to a tee! Especially those involving dates. People like the owner Jason with Dakota Property Management and Agent Dan should be ashamed of themselves. I don't care what it looks like in pictures, if there is a property that Dakota manages, unless is it brand spanking new, don't walk, RUNNNNNNN as fast and as far away as you can!!!
