As a mortgage broker, I deal with all kinds of issues trying to get a Condo Building approved with a bank. Vanessa Jimenez, has been a Godsend in this department! She has worked tirelessly with us to get all needed HOA docs in for the bank to review. As someone who rarely takes the time to complain or post reviews, I feel compelled to share my concerns regarding the performance of the property management company overseeing our HOA community, Crossings Village South. As a small business owner and someone actively involved in real estate and property management, I hold professional standards in high regard.

Unfortunately, the unprofessionalism and lack of competence displayed by this company have left me frustrated and disappointed.

While I understand the inherent challenges of managing a residential community, my experience has been overwhelmingly negative due to persistent issues in several key areas:
1. Poor Communication:
• Calls to the community manager are always answered, and messages left with the front desk consistently go unreturned. Supervisors will not take your call.
• Emails take weeks to receive a response, and even when replies are sent, they frequently address only part of the inquiry, leaving other concerns ignored.
2. Delays in Maintenance and Subpar Workmanship:
• Several minor maintenance requests took months to resolve, highlighting a clear lack of efficiency and prioritization.
• My front door was painted using spray paint, an unprofessional and inappropriate approach, which took weeks to address properly.
3. Fence Replacement Mismanagement:
• Communication surrounding the fence replacement project has been disorganized and insufficient, with progress delayed for over two years before moving forward.
• Even after work began, the project has taken over four weeks to complete with no clear resolution in sight. A fence replacement of this size is 3-5 day job.
4. Management Oversight:
• The community manager, Israeudis Peña Ramirez, has demonstrated a significant lack of competence. Despite obtaining vendor quotes with clear dimensions, the materials ordered were incorrect, and insufficient paint was procured, further delaying progress and adding unnecessary costs. This person should not be managing communities with this responsibility. He has lied several times and it has been weeks since he will speak to me to address these issues.

These ongoing issues have eroded trust in this company’s ability to manage the community effectively. The lack of professionalism and accountability is deeply concerning, especially when property management plays a crucial role in maintaining and enhancing the quality of life within a community.

I strongly urge the leadership of this company to address these deficiencies through an internal review of processes, improved staff training, and enhanced oversight of vendors and projects.

Additionally, I encourage other communities considering working with this company to strongly reconsider.

I have pictures and emails dating back months, to confirm these complaints. I am currently in the process of communicating these frustrations with the board members in the hope of beginning the process of finding a new management company.

I hope this detailed account highlights the frustrations I and likely many others in the community have experienced and helps other communities avoid similar issues.

Our experience with this management company has been disappointing so far. As a board member, I expect reliable communication, but the manager, Isra, has been unresponsive. Every time I call, he doesn’t answer and instead texts that he’s in a meeting and will call back—but he never does. Unfortunately, they seem no different from other management companies we’ve dealt with. I can only imagine when homeowners call him.

I have worked with a lot of HOAs. FPMS has by far been the best when it comes to responsiveness and service. Vanessa Jimenez handled my case and in a major time crunch was able to get everything we needed quicker than most HOAs I have dealt with in a fraction of the time. If there was a - it would still be too high for this place. Worst company ever. They have their fingers in too many communities and can't handle the volume. They never answer emails and make excuses (the phones are down) for not answering/returning calls. They don't care about the homeowner, they just cover up the Board Members. My son lives in a community also managed by these people and that place is also horrible. HOAs should be illegal, it's "organized crime" at it's best.

FPMS is just another example of how a horrible association control does little to help fix the larger issues of the community, but instead focuses a majority of its time on fining the residents for nonsensical violations and towing cars of the residents, choosing how and when to to enforce their rules. Just recently my car was towed because it had been parked in a guest spot for longer than 24hrs. My wife and I were in the hospital having a baby, but that didn't stop the tow truck from taking our car while we were away; nor is it any concern of FPMS of the cost (which was $175 for the same day pick-up and $400 if we picked it up the next day because it was a Saturday) and the inconvenience of having your car towed away. In the past, my car has also received those wonderful parking stickers threatening to tow my car because I was parked reversed into the space. These are the kinds of violations the association chooses to enforce; one can only assume that FPMS is receiving some kind of cut from Regulated Towing for every car of every hard working resident they take. The evidence of their con-game is that they posted a mesage on my FPMS portal page and my email warning me to move my car at 9:54am, yet the car had already been taken at 2:00am that day. Thanks for the warning. Though I believe a ransom note would have been more appropriate. Should you ever need the association to fix a structural problem, a sanitation problem, a community pool problem, a security problem, a pest problem, or even just getting someone in the office to answer the phone well, good luck.
