I have been a tenant for two years and recently renewed my lease.So grateful to have found a decent place to live that is affordable and pet friendly. My apartment is nothing," fancy"but it is simple and clean and well maintained. The owners are,"good people" and very approachable and are continually looking for ways to improve their properties and still make them affordable.Joanne, the office manager,is awesome! Extremely good at what she does and always very respectful and responsive to any "issues" that arise.Excellent maintenance crew that are available, "twenty -four"-'seven..

Beware. The epitome of what a slumlord is. They will charge you for stuff that isn't your fault. Nor do they take responsibility for their neglect. I lost a $400 rug due to their negligence because my basement bedroom flooded. And that was the 2nd time the basement flooded. The first time was because of exposed water pipes that weren't insulated and burst due to cold weather. The 2nd time was due to weather. But if the window well was cleared of the debris from the trees they cut down or had a proper cover like it should have, I wouldn't have had a tidal wave of water rush through my window in the middle of the night. They charged me for that damage and for not cleaning the mess it caused. They also charged me for not cleaning the carpet in the room I had to move into due to the flood. That carpet was trashed and in bad shape already and I was told they were ripping it up and replacing it anyway. They also lied to me about not renewing my lease and when I found out and confronted it, I was then told that they just didn't want me as a tenant anymore, which I found out too late, is illegal. In the year I was with them they went through 4 property managers, none of which kept proper information or anything about the tenants. Maintenance was also terrible. Our stove quit working. They replaced it with a used one. Because it was off balance, the safety on the gas line would not allow the gas to turn on. Instead of balancing the stove, they bypassed the safety and when we tried to use it, it blew up on us. They did put in a new stove but we were without for a few weeks. If you want a nice place to live and don't want to lose money, then don't rent with Woody Investments.

I chose to rent from Woody Investments due to its affordability. However, the house was outdated, poorly insulated, and not thoroughly cleaned upon move-in, with counters uncleaned and trash in the yard. I accepted these issues because of the low rent.

Unfortunately, I regret this decision. Document every aspect of the property with photos or videos and keep detailed move-in notes, as the company deducted more from our deposit than was justified. We were charged for carpet issues that predated our lease and faced difficulties contacting the company to address these concerns.

While the company was initially responsive, their communication deteriorated when we tried to dispute the charges. Based on my experience, I do not recommend renting from Woody Investments. There are better options available in Greeley.

Very affordable, I even fell behind on rent and they worked with me every step of the way. Most landlords in these times will be quick to kick you out. Staff is very nice, maintenence is easy to work with, and they accept pets without a huge spike in rent. I love woody investments. I highly recommend if your looking for something affordable. If you're a student or just a general person DO NOT Rent with woody investments.
This is by far the worst leasing company available, I have lived in two of their units, both have been disgusting, uncared for, and extremely out of code. The first house I lived in with Woody investments had caked up dirt on every floor, as well as grease buildup around the ovens. Not to mention there was also large gaps beneath the front doors and bedroom doors allowing a constant stream of cold air to come into the house.
I poorly made the decision to live with them for another year, and the apartment is no different, poor insulation, poor care, and absolutely disgusting!! The stairs up to the rental unit are wooden and basically falling apart, and not only that but the maintenance will work on the deck with you inside! Safety is not something valued at Woody investments, and while I have lived in their apartment they have torn off the front of the house, left it for about 2 weeks, then came back to finish the job at 9am. It doesn't stop there though, they left it unpainted so you can really feel like you live in a trash dump.
Requesting maintenance does not help, often they'll look at the maintenance request and say it's done, even though there was no fixing accomplished.
Value your money and spend it elsewhere, and if you decide to live with multiple other people look past the cheap pricetag and look at the google reviews first.
This place is trash and should not be allowed to lease to human beings.
