Been living at the canyon creek complex in Missouri for more than 5 years. One of the most expensive complexes in the area. Everything was good until recently but I am running our of options. We had a winter storm and I get there is nothing that can be done about that. But we are going on 4 days after it has ended. All main roads and highways and subdivisions and neighbooring complexes in walking distance are all plowed completely. But our roads are completely ice packed. Nothing has been done. They keep saying plows are coming. One shows up. Makes a single pass and puts down no salt. So it just becomes harder packed ice. It makes no sense as all other places nearby are completely plowed so I know it is possible.
The local office says plowing is handled by monarch corporate and they cannot hire an independent contractor to do the work. I attempt to call corporate but no one answered.
We are supposed to be moving but cannot get a truck on the dangerous roads. Or please extend our move out date but corporate has not responded on that either.
I will happily amend this review if someone from corporate can please contact me or if roads can be plowed sufficiently like all the other complexes and roads in this area.
I have paid over 90,000 in rent these last 5.5 years and this does feel like 90k service.
Especially when the less costly apartments in this area are completely plowed.
Please just plow the roads so we can safely move or contact me about extending our move out date.

Edit. After 2 days of discussions they did extend my move out date due to the conditions. So review amended to 3 stars.

3x Update:⚠️⚠️⚠️ ⛔️ If you move in to OLDE TOWNE VILLAGE, you need to get your head checked. This place is mismanaged at a level that is unquantifiable and stupefying. The level of incompetence from the management is beyond anything I have ever seen. For the price they charge it is definitely not worth it to live here. Huntley Ridge is their other property, so I’d assume you’re going to get the same level of incompetence there too.
There has be no improvement and I can’t seem so get management to clue me in on what the plan is for a resolution. Now there is a giant hole in my bathroom stretching from the sink past the toilet, through the shower to the wall. And the smell is unbearable. I have allowed access to the unit multiple times. One of which managment said they couldn’t enter my unit because they didn’t have a key. That’s because they left the key in my door with my 14yo here. On top of that the first time I ever spoke to the manager was when he arrived to assess my complaint, and the first words from him, no greeting no hello, nothing, he told me I had to take my Jewish mezuzah off my door. “This! You have to take this off MY door” were his exact words. Ever since then my family have been living an utter nightmare, living in the stench of sewage. Why is this so difficult?
I understand that antisemitism is in vogue right now. But I never ever would have thought Monarch would engage in this kind of behavior. We aren’t from Israel we are American Jews. We don’t have anything to do with the war. So I don’t know why we are being treated like second class citizens.
Again I’m begging you have some mercy, and help us resolve this issue. PLEASE!!

I am writing to bring to your urgent attention the severe issues I am facing at Olde Towne Village at Clarksville Indiana. For an extended period, there has been an extremely strong smell of sewage emanating from my bathroom walls, which is being circulated throughout my apartment by the air conditioner motor.
Despite numerous pleas for assistance, the property manager has been consistently rude and dismissive. My requests for a timely resolution have been ignored, causing significant distress and inconvenience. In an effort to address this serious health hazard, I have even reached out to the Department of Health and the building commissioner, yet the property manager continues to neglect this issue.
This situation is not only unacceptable but poses a significant health risk to all residents. I urge the owners of this property to intervene, please I’m begging you, please help resolve this immediately and ensure that this matter is resolved promptly and effectively. Your attention and action on this matter are critical to ensuring the safety and well-being of your tenants.
I have no one else to help us.
I just want to come home to a place that is livable. I have a child that is getting sick from the methane smell. We just want to have a place that feels like home. This is only our 5th month here. And this is a very helpless feeling.

After living at Country Estates Townhomes (Owned by Monarch Investment and Management Group) for the past four years, our experience has been overwhelmingly frustrating due to ongoing maintenance issues that management has refused to properly address. Despite numerous work orders, emails, and calls, basic living conditions have been ignored, leaving us to deal with problems that should have been resolved years ago.
Recurring Issues Impacting Health
Basement Leaks & Delayed Repairs
We submitted 15 work orders regarding persistent basement leaks. Each time, maintenance would patch the problem temporarily, but the issue was never truly resolved. Over time the basement had mold starting to grow and needed to be remediated. It wasn’t until we involved the city for an inspection that any real effort was made to fix the damage, despite our repeated attempts to get assistance.
Bat Infestation
Over the years, we reported bats getting inside our home at least 12 times. Rather than addressing the root cause, management failed to take meaningful action to prevent them from entering. We called up a bat company for a free inspection of the building ourselves and provided the report to the office to try and get some headway on it to help them out. Eventually the Nebraska Humane Society started charging $15 for bat removal and we still have yet to this day to be reimbursed for that expense. No proper remediation was ever completed, leaving us to deal with this ongoing safety and health issue ourselves. We still have yet to hear any concrete news about mitigation.
Water Quality Concerns & Lack of Action
Each time we ran the kitchen faucet, a consistent foul smell would come through the basement up into the stairwell filling up the entire unit. Maintenance staff claimed they couldn't detect the cause of the issue after inspecting the typical areas of concern, yet refused to send out a professional plumber when specifically asked. It wasn’t until I had to escalate the matter by getting MUD involved that any action was communicated with us.

Neglect & Lack of Accountability
Instead of addressing our concerns properly, we were forced to involve external agencies to get even basic necessities fixed. It took a city inspection for them to work on the basement, despite our work orders and frequent follow-ups over four years.
False Advertising & Misplaced Priorities
The corporation portrays these townhomes as luxury living, yet the reality is far from it. The property is barely maintained, desperately needs updates, and is falling apart. However, instead of focusing on much-needed improvements, management has poured its energy into an unnecessary parking permit program and a towing company—completely ignoring critical housing concerns.
For anyone considering moving into Country Estates Townhomes, beware of the lack of responsiveness and accountability from property management. If you ever have a serious maintenance issue, expect to fight for months—if not years—to get even minimal attention. Meanwhile, their priorities remain focused on parking enforcement rather than ensuring safe and livable homes for their residents.
Pros of Living Here:
The location is convenient, with a quiet neighborhood close to the interstate, grocery stores, and several parks.
The small landscaping plots provided for each unit allow for personalization, giving residents the freedom to decorate or create a small garden as they wish.
While the rent was manageable, the quality of the unit did not justify the cost given the numerous unresolved maintenance issues.
Many of the maintenance staff were kind and empathetic to our frustrations, but resolving our issues was beyond their authority and capabilities.

Slum lords. Absolute slum lords. The seemingly automated responses to reviews are a red flag. The one-star review from FL with the response of thanks for enjoying our lovely property is almost comical. Mold, bugs, theft, water leaks, getting the run around from the property manager, and paying for carpets the upstairs unit soaked? Pools shut down because they look like Shrek's swamp, broken gym equipment....I can go on. I tried being a good tenant the first year and stayed a month ahead on rent all year. I shouldn't have bothered. Rent will go up every year regardless. New apartments get built near by, well guess what? The rent for your 40 year old apartment is gonna match the "market value". What's the difference? It's only half a century and the appliances are only 15 years old. What a great deal.

Been here a year and it is continuously and issue with flooding and the inability to fix anything at all. Haven’t had a working bathroom sink for months. And the property managers keep getting fired or quit, so nothing ever gets done. And for the second time the sewer is backing up in your the apartment. For $1,200 a month this isn’t worth it. Not to mention the fact that the exterior wall of the basement unit is leaking when it rains and the BLACK MOLD in this place is a real concern. I need out of my lease ASAP!!!

I'm glad this company is regarded as a "great place to work". Unfortunately, that cannot be said of the unsafe and unhealthy living conditions of some of their properties. Moving in from out of state into the Huntley Ridge Apartments in New Albany, a Monarch property, I could only use the data provided on their website and the word of their current property Manager Crystal Conover. Sadly, as many other reviewers have indicated, it is clear that Monarch has turned a blind eye to some of the abhorrent living conditions of their residents and allow incompetent on-site employees to tarnish their brand. I was told by the property manager that she had done a final walk through of my apartment and that is "looked great" and ready for move-in. As you can see from the photos I took in just the first few days of occupancy, to be lied to so blatantly by this individual is criminal.
From absolutely filthy and uncared for common area hallways down to the rotted floorboards and incompetent shortcuts taken by the maintenance staff, I have never before been so disgusted and concerned for my health and safety. Black mold, unhygienic HVAC and potential fire hazards only adds to the growing list of concerns.

I live at Emerald crossings and I keep having an issue with my neighbor smoking inside the building. Neighbor smokes inside his aparement and smell makes its way into my unit. I have two small children inhaling the smell. The neighbor has also burnt part of my carpet outside from the cigarrette buds hes thrown down the balcony. I have made numerous complaints and it seems as if nothing helps anymore, I am in desperate need of help. Yes, the people in the office have spoken to him. But, I also complained a month ago and sent pictures and no one responded to my email. I also emailed again today and went into the office,I was told someone would call me later in the day.
