We recently had a guest staying in a unit and the pool is managed by Guardian. I got word from the guest that the pool was freezing. I was able to go to Guardian’s location and inquire and learn that they were already on the repair and that the repair tech would be out tomorrow. I don’t know how long the issue had been ongoing, but it was nice to know when it was brought to my attention and thus to theirs that the ball was already rolling toward a solution at such busy time of year.

This place does not perform professionally at all !!!
The worst . Steve Beane is our property manager and is horrible at his job . He should maybe consider retiring .This is what he - Steve Beane did to the hose spouts on the sides of the buildings . Paying 405.00 per month maintance ,with only a pool . They have fast talked the HOA into pooling our money ..Just like politics you keep paying and you get nothing as the famous quote is WE HAVE NO MONEY !? Very shady company with a very rude office crew ,starting at the door with Robin ,the receptionist. Stay away from this crooked company, you will be sorry . Hoping to soon have a day in court with them.

The worst property management you will ever have to deal with. They are extremely hard to get in contact with and their processes are different depending on who you speak to. It almost feels like they purposefully make you go back to their office multiple times for what could of been one visit. If you're buying a place managed by them.. I'd think twice!

This is what is happening where I live and I m tired of this harassment it is Threatening, Intimidating and abusive and has to stop .My bicycle lock was cut by maintenance people at Citadel Condos and was taken along with my cable. The white Shwinn bike was removed. Three days later I receive a note on my door that bicycle alcove is going to be cleaned. That's when I looked and the lock was cutoff along with the cable And my bike is gone. (see photos).I want this harassment to stop. It's Threatening and abusive. Pretty much zero stars - communication is runaround and support board bullies that don’t want property values to stay and live in cleanliness- issue is address a real fix to a long term since 2018/ plumbing sewer main line wye to prevent sewer back ups to ground floor units. Lead the Board properly, instead of feeding into their poor tactics - try promoting fairness and
Open transparency for communication to mbrs and actual direct access to board members - encourage plumbing main line fixes especially when plumbers recommend in a building built 1987. Prevent repeating disasters that are in an association control. Maybe try honesty, transparency in communication for a change, model for others to be that way.

Guardian is the worst. I'm trying to close a condo sale. The lender for the buyer sent paperwork and the check as requested to fill it out and they did not complete it. Monica trying to tell me that they need to send the paperwork and the check when they had it already. My closing is going to be either put off or canceled because she will no longer respond to my questions on timing. Do not use this company. I see no one else has anything good to say either.

As others have said they rarely answer phones and never return calls. Even their emails have the 'do-not-reply-to' header. So yeah, Guardian sucks. Other than seeing their property 'manager' verbally harass my 80 year-old neighbor I don't think I've actually see him, or Guardian, do anything at our condos. If you're on a HOA board and are thinking of hiring Guardian please don't. IMO a lot of the 'Property Management' companies are following procedure from the last Century. Think outside the box and do something, anythin, else.

Absolutely useless. Terrible communication—no returned calls or voicemails. Unprofessional over email correspondence. This company is anwful and judging by their garbage responses to people’s 1 star reviews, they have absolutely no intention of genuinely trying to do better. Look elsewhere! There are plenty of other great companies in Collier county that couldn’t be worse than Guardian.
