This novice property management company does little managing. They had almost no communication with our homeowner’s throughout the recent storms. Offered no information on how to proceed with unit damage and bulk trash removal from flooding. Tip from one manager to another: at a minimum, informative emails are a simple tool to offer your customer’s the illusion you are doing your job.

EDIT: Gigi is no longer with PMI. We didn’t even find out for weeks. After we terminated our relationship with PMI, even MORE incompetence was revealed. The books were a disaster and apparently we were in the business of paying for other associations’ utilities…

In my experience, with PMI Tampa, the mistakes are rampant and the default response is to conceal and delay - the truth comes out only when forced. A little honesty and ownership of mistakes would go a long way, but it’s always deflection first and transparency only when forced.

This review is less a reflection on PMI Tampa and more a reflection on Gigi, one of their property managers. Gigi is the example of what excellent property management looks like! Her attention to detail, persistence, and consistent, professional communication are exemplary and should be the basis on which others should be trained! I have dealt with numerous other property management firms and managers over the years, as a resident, member of the board, and as a vendor, and
Gigi is the best I've dealt with, and by no small margin. She has demonstrated her ability to assume the workload of a property on the fly, get up to speed, and take command of the situation with remarkable efficiency. She gets things done quickly, efficiently, and brings constructive ideas to the table for the good of the community!

Unfortunately PMI is not doing good in our communities eyes. They're accounting is giving us problems and overall I can say that we're not happy. Their shining star is Gigi. She is by far the best property manager my community has ever had. She is knowledgeable, punctual, approachable and professional. She brings a good sense of calm to our neighborhood and I really look forward to working with her for as long as that might be.

If you're an HOA looking for a management company STAY AWAY. Nicole the owner doesn't live in Fl and since she took over ownership its been a disaster. Adding fees, errors on accounting always in their favor and confusing payments between HOAs. Completely incompetent, dishonest and unresponsive. Absolutely terrible.

Have been trying to speak with the manager of our Hoa for 7 months with no call back. They are saying I owe dues from 2 years ago with no prior late notices sent. Now threatening to send it to collections.

I reside at one of the properties this management company manage. They took over the prior management and since it’s been the worst experience.
I’ve had a roof leak for 2 weeks now, and this matter has not been fixed. They are not responding to any of my emails. They don’t answer any of my calls. I have receipts and records that they are not doing their job especially when paying them every month. To make matters worse. There’s a pregnant person living in the Home. Despite of them knowing of the safety hazards that this is causing they are no where to be reached. I’ve been contacting the president Nicole and no answer. Why take over a community you can’t manage

I am an HOA President and our community has been using PMI for almost a year and a half. We switched to PMI after our previous management company could not get the job done correctly and efficiently. PMI stepped in and has been doing a great job. Chris is our property manager and he goes above and beyond to make sure that not only is the job done, but that is done well. Chris is very detailed and puts in the time to make sure our community is getting the attention that it needs. I would definitely recommend PMI to any community that may be looking for a better property management company.
